The only reason I rented here was for the large garage that would accommodate my truck. Otherwise, there are so many better, less expensive places to rent. The other negative reviews are accurate! Outdated appliances, low grade old carpet, doors with 1" gap and endless problems with my toilet clogging weekly are what I dealt with. The model suite pictures are nothing like the unit you will end up with. Make sure to see the exact space before signing a lease which was an error I made. I was very disappointed with my unit. It's wasn't horrible just not what I expected for the price. The water/sewer bill is outrageous! I paid over $55 a month and I lived alone. I was gone at least 6 days a month so on average, 1 person, showering daily, small laundry loads once a week and running the dishwasher about 1-2 times a week seems really high. I asked Avalon about it and was told that was an average cost. I heard from another tenant thou that the water charges are based on the building not your apartment so if others in your building use more water than everyone pays equally. How is that fair? I live elsewhere now, with 3 other people and my water bill is $36. The fees add up too. The $8 trash, online fee $3, $16 insurance, $70 amenities, electric and gas bill, over $215 monthly on top of the rent. My outdoor rug was damaged and I never was able to get reimbursed for it. I gave it 2 stars for the grounds. It looks nice from the outside. I never used the pool (because it was closed for at least one summer). The staff was responsive when I emailed them. Overall, it's not a place I recommend because of the overall cost.

Beware: there are a lot obviously fake reviews from management on this site. Definitely talk to a couple of current tenants before you decide to sign a lease her; you'll be glad you did. Easily one of the worst places I've lived. Windows don't shut all the way, the front door has gaps large enough to see light through, the appliances are all more than 20 years old and are inefficient/unreliable, stained sinks, dirty 10 year-old carpeting, utility bills that are all over the place, only one nasty dumpster for the entire complex (that is often locked), mail boxes are a couple of blocks away, you're forced to purchase slow Xfinity internet for $70 a month whether or not you even want internet, service orders take weeks and even months to be addressed, water pipes are uninsulated and easily burst in the winter (over 40 units affected in December 2022), staff is hardly ever in and is unresponsive, they lose your paperwork. It's been a nightmare and my lease cannot end soon enough. This place acts like their only purpose is to collect (way overpriced) rent and inconvenience tenants by turning off the water without warning for "emergencies", or by giving short notice for apartment entry to do something that adds zero value to the tenant. Be careful, they dress up the grounds (kind of) and will show you a newly refurbished unit to make you think you are getting something nice, but you'll most likely be put into a unit that hasn't had anything done to it since 2001 - it's definitely NOT the bill of goods they try to sell you. You can't say you haven't been warned from having the worst rental experience of your life.

I was interested in renting an apartment here. The office staff scheduled a tour (this is the only place I have ever been to where I had to make an appointment), then they asked to reschedule my appointment, and then when I went at the time we rescheduled for, no one was around. I called the phone number on the door for 24 hour leasing support, and got ahold of some third party vendor that was rude and unhelpful. Overall, a disappointing experience. I decided to leave a review to draw attention to the unprofessionalism of the staff.

We have lived at Avalon for a few years, we had hoped temporarily until we could find a house. At first all was good, but it has gone downhill drastically. The leasing office people are rude, unhelpful, and rarely available. They close the office during their “open hours”, don’t return phone calls, and are nasty when you do speak to them. The maintenance people are nice and helpful, but you can tell they are overworked. The grounds were originally well taken care of, but now are messy and look rough. And with all that has deteriorated, the rent has drastically increased. We are paying almost $300 more per month than what we did initially. The office manager when we first moved in was so nice and helpful. The current staff is awful and seems annoyed that we dare bother them. They don’t seem to understand that it is their job. Very disappointing.

Unresponsive staff who are rarely in and rarely answer the phone. Aging run down apartments with 20+ year-old appliances that only work intermittently. Poor trash service with only one stinking, vile dumpster for the entire complex. Mailboxes are a couple of blocks from apartment. Apartment is hot in the summer and cold in the winter and utility bills continue to rise, costing similar to what a home 3 times the size would cost to heat or cool. Cannot seem to bill rent correctly. Flooring, cabinetry, countertops and sinks appear to be originals from when the apartments were first built in the late 90s. The place has not been kept up well at all. Only redeeming characteristic is its location, but now that rent has been substantially raised, there are much newer and better similarly priced apartments in the area. Move in at your own risk. I won't be renewing my lease. Most frustrating renting experience I have ever had.

- Staff (maintenance and leasing) quits on a bi-monthly basis. Not exaggerating. Good luck getting anything fixed. Ever. - Buildings are falling apart. Drafty windows, doors with daylight pouring through the seams, missing screens, some can't be opened... - Filthy upon move in. Appliances constantly needing replaced, and IF replaced, are usually pulled from a vacant unit, and in similar dire shape. All from the late 90s. - Impossible to heat or cool efficiently. You'll need space heaters and window units to achieve anything comfortable. - Cheap, cosmetic fixes by new owners (Morgan Properties). Not actually fixing real problems. - Laughably overpriced. Your rent is the equivalent of a $250k mortgage payment... for a 1200sq ft apartment in disrepair. Sad. - Most of the "amenities" aren't actually functional. Pool has been out of service for years. Even the leasing office is busted up pretty badly. Embarassing. Keep in mind, this site "fluffs" the rating by adding points for the number of amenities a community has (which Morgan Properties misrepresents in their listings). Just count the 1 Star reviews and reconcile that with the "4.5 blended score". Stay away. Literally any other place is better.
I lived in this complex for nearly 2 years. During that time, the complex was "under new management" more than once. My guess is that these apartments were really great, back in 2000... During my stay, the MNT staff was always hit-or-miss. Never knew what to expect. Sometimes they could fix an issue, sometimes they couldn't. I left because they made a change to my AC/HVAC system, after which I could not take a shower while my heat was on. How crazy is that? After I left, the complex changed hands again. Nearly 5 months after moving out, and I am still trying to get my complete Security Deposit back. My suggestion? Go somewhere else.
First a note on why I moved here. I found out I needed to find a place to live two weeks before my lease was up on the house I was renting. Houses in this area are out of my price range, and apartments were not available in many places. So here are the items I have observed. •Do not expect anyone in the office to ever send you the information you need without constant calls to remind them. Even then, it is unlikely you will receive it. •Was told multiple times I could sign my lease online; that never happened. Never even saw the lease until move-in day and they had 5 couples waiting to view apartments. One person was available in the office. •Aparently there are no dumpsters in this apartment complex, there are trash bags full of trash laying everywhere. Absolutely disgusting. •No idea how to get my mail, the office just said that's between you and the post office. Oh, and there is a $40 fee to get a key. •The gym and fitness area are closed for use, so those are amenities they brag about that do not really exist. •The plumbing is not properly fastened to the wall so anytime someone uses the water you get a really loud banging sound throughout the entire apartment. That's it so far and I have only lived here one day. Not looking good as an option for long term renting.
The apartment community was just purchased by another company that has really committed to cleaning up some of the problems and fixing the apartments. I'm not fully convinced this transition will be fully noticed for some time. However, they've already followed through with being responsive to calls and emails, and they have already shown they're willing to out money into what needs refurbishment.

The staff for this apartment community refuse to answer a phone. And when they do? They just act like you have created the biggest inconvenience of all time. Trying to get something fixed? Yeah right. Need a response to why your check hasn't posted? Good luck. Trying to get someone to answer an email? Okay... It's literally pulling teeth to get anything above the fact I have a roof over my head. Literally the biggest joke apartment complex in the entire Fort Wayne area. Save yourself the hassle - Rent elsewhere. End of discussion.

When I moved in last summer, my AC didn't work for over a week. Earlier this spring it didn't work and I asked them to fix it again, and they said it wasn't a top priority because it isn't summer yet. I am on the second floor, so the heat from the apartment below me was causing my apartment to hit a fresh 80 degrees. After over a week they fixed it, and left a fat mess in my kitchen. Here we are in August, and my AC is broken again. I don't even know how it could break, I set a normal 70 degrees and leave it on "auto." Nothing out of the ordinary. I submitted a maintenance request early this week, and I have yet to hear anything. I have called the office multiple times and left my name and number, but I have yet to hear anything back. They don't know how to communicate at all and it is incredibly frustrating. I have lived in multiple apartments but this place is by far the worst.

Applied and was approved last month with a scheduled move-in date of 8/29/2020. They would not give me an address until the current tenant had vacated on 8/16/2020, which i thought was a bit odd - what difference does it make when you need to line up services and hire movers? At any rate, the 16th has come and gone, and I have emailed Avalon twice and called 4 times in the last week trying to get my new address to get everything scheduled. No response. They never answer the phone and do not respond to emails. I'm supposed to be in the middle of my move this time next week and still do not have my address. If this is what it is like before I even move in, what will it be like when I am stuck in a lease and need maintenance service or have to get a hold of management? If I can get a hold of someone there, I am going to cancel and get my deposits back. Not a good sign at all.

This place is a joke. I signed a one year lease here and I can’t wait for it to be up. I’d give it one star but I love the quietness of living here and the garage. Maintenance is a joke, I have multiple things that need fixed and they keep putting it off saying they have more important things to do. My apartment has “leaked” I’d say about three times now from the apartment above me and soaked my carpets leaving a moldy smell that maintenance and the office people are just pushing under the rug. My bathtub is cracked, my sink faucet is stuck on the worst setting, my windows are broke, and the spiders here are HORRIBLE. long story short, do not rent here. It’s expensive and just not worth the hassle.

I am in my 4th year here now at Avalon. Overall, it's a pretty decent place to live. It stays fairly quiet here and is a pretty safe/ comfortable place to stay. Maintenance has always done a pretty good job whenever I've needed something and they shovel sidewalks in the winter and also have the property plowed the best they can given that people are parked in parking spots throughout the day. Landscaping is usually kept up on pretty well except for the South entrance where trees, weeds, and branches are overgrown and scratch your vehicle when you have to go that way. Things they need to improve on though, it is pretty dark at night when you're on the property grounds. They could use more lighting to help people feel more safe and secure. Also, they have valet trash pickup M-W-F throughout the week, however, they don't enforce the rules for it and just allow people to set trash outside whenever they please and it looks kinda trashy and hillbillyish sometimes, not to mention when raccoons or whatever gets in to the trash and then scatters it all over the ground. And not much you can do about this, but some people live like they are The only ones who matter and they leave their toys, beer cans, trash, junk, cigarettes and whatever else you can think of,all over their "property area " and it just looks terrible and uninviting to potential buyers. The staff has always been pretty friendly and nice in my experience. They don't play around though when it comes to rent payments. If you're late, they will serve you your late fee lol. I've had my fair share. It is a pretty good area though and you can be just about anywhere in 15 minutes or less which is nice. The apartments themselves are pretty nice. They are a little pricey in my opinion, but I'd rather pay a, little extra knowing I'm in a pretty safe and nice area of town. The pool area is very nice and has a so-so "basketball court." You do have to pay outrageous fees each month though for a key-fob to access any of it after office hours. And garages are $75 extra a month which is ridiculous in my opinion, but to each their own. Thats pretty much everything I can think of and the facts about this place after my 4 years here. Hope this helps!
I went to view these apartments as I need to move and it is urgent but, I fell in love with the apartments. When I walked in, I was amazed with how much space there was for even a 1/1. I was ready to sign right there. I loved the layouts of the floorplans that the very nice leasing agent was able to show us. And with the location being prime right around the malls, highways, and stores it really was a no-brainer. One of the best places in the area
The Avalon at Northbrook apartments are a great place to live! Very nice apartments and perfect location on the northwest side of Fort Wayne. Located near many restaurants, and only a short drive from downtown, Avalon at Northbrook is a great fit for renters from all walks of life. Young or old, family or a pair of roommates, Avlalon has a great fit for everyone! The clubhouse with a pool, fitness center, and movie theater are an added bonus!
