Property Ratings at Avalon at Wesmont Station
If I could give this complex zero stars- I would. My sister had issues with an Avalon that she resided in prior and we had hoped this location would be different. We were left without air conditioning for over a week during the hottest month of summer because no urgency was placed on fixing it. My children were over heating and they offered very little compensation if we wanted to stay in a hotel- which was NOT doable and we would’ve had to pay extra for hotel charges on top of our extremely high rent. We lost hundreds of dollars worth of food because the refrigerator broke and was not fixed for days. We decided to break the lease and chose the option to pay until a tenant takes the apartment. It isn’t being listed as available for 3 MONTHS AFTER we moved out- leaving us to pay the rent for those months. We are being charged insane amounts for “damages”. DO NOT MOVE HERE. We should’ve listened to the other negative reviews and warnings, and we Hope that this helps other families stay away from any Avalon complex. They do not care about you, your living conditions, safety, or experience. They only line their pockets.
The fire alarm is constantly going off daily!! These people do not know how to operate or care about their tenants. Terrible customer service!

If you are seeking a safe, peaceful, and clean community to call home; The Avalon at Wesmont is perfect for you. The Avalon at Wesmont station has been our home for four years; this is due greatly to the staff who oversee the community and who are adamant about providing excellence in apartment living. The facilities are kept very clean and safe, the staff is attentive and quick to resolve any maintenance issue that may occur. In the mist of this horrific Pandemic; when the world came to an abrupt stand still creating overwhelming fear of the unknown to come; I saw the hard work and determination of the staff, maintaining a safe and operational community; they continued to show up daily to keep the community clean, answer questions, and handle repair issue. The Avalon implemented avenues to assist with the hardships many of us encountered and allowed us to concentrate our energy on staying safe and healthy. The Avalon at Wesmont Station is a community composed of residences and staff working together to overcome these challenging times together. It’s home. the units are just okay. biggest plus is washer/dryer in unit. other than that... meh. they'll nickle & dime you for everything. only was able to tour a unit because they're the ONLY place doing "self guided" tours so all we saw was 1 unit. very impersonal. poor communication as well during the set up for the tour. unit we saw had a running toilet, damage on the stairs and a dirty cat toy. pass.
i just moved from la to new jersey ,i applied to rent from this apartment.. although i have more than 700 credit score they said that we approved you but we need 1 more paper like bill to show you lived before new jersey! for 2 day, i tried to persuade them; they are not able to ask this paper then they said that ok we approved but they want me to pay extra 150$ for parking space , i said that 75$ is seen on your website for parking they said that you will rent special building or unit a , you should pay 150, i was seeing the apartment is available i applied they said that we need to wait 8 day for inspection..then i give up to rent there and they don't want to pay back my application fee . i m saying that you didn't realize anything you write in website ,they don't do anything..its terrible apartment
Service is everything and I believe the staff offer great service. Francisca is awesome and have always been pleasant. Will is amazing and always pleasant as well. He’s very welcoming. Jonathan I love as well, very pleasant and engaging, both are. I can’t say enough about them. If there are issues they are on it immediately. The maintenance team, I love as well. Bobby at first I thought was a tough one but realized it’s just his tone. He’s on top of everything. I love Carlos , he is such a pleasant individual. If there is an issue 99% of the time it’s fixed w/ out having to request another order for return. I love it here and it’s because the staff is awesome. There may be negative reviews but do not let it deter you from experiencing what I have. Kudos to Westmont. NQ
If you like to live in a community that does not care about residents, Avalon is your choice! All the care about it money. There is a grocery store in a community. Since they opened, there is a huge problem with garbage. If you like to smell it, rent apartment in buildings 5 and 6. You will have an amazing view on piles of garbage and smell. Avalon does not care. On top of that, garbage is picked up at night. So you if you don't like to sleep, or you want to wake up at 3am because garbage truck stays idling and drop metal container on a concrete - Avalon is your choice. If you like to listen lies from management with smile on their faces - Avalon if your choice. They will keep making up a stories why your complaint is not resolved until you stop coming to them. If you like to smell gas you can live in a main building, because grocery store is there, and trucks that bring groceries always staying idling while unloading. I think they don't care about residents, because it's not their business, right? So it's a good match, because Avalon does not care about residents as well and store can do whatever they want, because Avalon will do nothing, even though they are just renting a space from Avalon.
I am on my fourth year living with Avalon. First at another location and now at Wesmont Station. The walk to the train is about 3/4 mile but the bus stop is right on the corner. There is now a Dunkin Donuts and I talked to owners of a new grocery store they are planning to open by the end of the summer. There is a lot of green space and townhouses are being built super fast so the neighborhood feel is growing. Its a diverse group of people and most are very friendly. There is a great dog run for dogs, yes it can get messy, and there is no water, but its securely locked, has astro turf (vs rocks, sand or dirt which can really smell) and its all inclosed so they can run and play off-leash. Also, I'd say 90% of the dogs are friendly. Pet stations are located throughout the community (could be emptied more often), bags are in every building as well. The maintenance staff is amazing! Bobby, Lukas and Eddie in particular, but they are all great. They come within hours or the next day whenever I request something; showerhead changed, remove a couch, change lightbulb, fix water temperature, check the heat, etc. and they are all friendly to me and my dog! I haven't had that much interaction withthe leasing office, but have had no issues. They reply to my emails in a timely manner and they are always up-to-date on my package delivery notifications. I haven't tried the pool yet and it is a small pool, but I do know it is now tested frequently and I can bring 2 guests whenever I want. Each buliding looks different as far as the style and no, I dont have granite counters or real hardwood floors. However, its bright and they all offer central air, a big washer/dryer, microwave, dishwasher, trash disposal, ice maker etc. I can hear the tenant above me sometimes but not the ones next to me. Of course no one likes rent increases, but that will happen anywhere so I think its worth the money.
Let me first start with a few good things about this place. 1. It is close to the train station. 2. Newer apartments so new appliances. 3. Gas stove 4. Nice Gym Why I want to move out: 1. Paper thin walls. If you live on any floor but the top, even walking in your unit can be heard downstairs. It feels like you are being hit with a tiny hammer on your head. My upstairs neighbor was really loud. I complained to the staff but they kept saying this is normal noise. I stayed in quite a few apartments all over the country and never had such issue. Finally I talked to the guy upstairs and its been a bit better since. This affected my sleep and peace of mind. 2. If you have a unit facing the warehouse next to the apartments, forget about opening windows. There is a constant noise 24 hrs. 3. No assigned parking after getting charged $75/month for parking. If you come home after 8pm, you will have to park in the overflow lot.
Place is absolutely awful. Any positive posts on here are from the management and staff at westmont Avalon. Fire alarms always go off due to the horrible construction and layout of the horribly built building. Have been here for three years and they haven't done anything to fix this poorly constructed building that's made of paper. The parking situation is awful and never enforced by management. Peoole without parking passes park in the spots which causes residents who do pay for parking not find parking. Have emailed the management several times and not surprisingly never received an answer. Have been here for three years not out of choice but will for sure never ever consider Avalon again and will never ever recommend to anyone. Trust me!!!! Don't rent! It's so bad

Great home life friendly people near stores and you do not have to travel far to shop. Near fun places to go when looking for something to do.
When I first moved into this apartment complex two years ago I was absolutely in love with it. The development is brand new. The pool and grill area looked fantastic. The apartment is open and spacious. The kitchen is beautiful and the bathroom is huge. The sales associate/office assistant that moved me in was incredibly sweet and helpful. But six months later things started to fall apart. My service requests were ignored. And if they did come by, my concerns were disregarded and unresolved. The office staff began the rotate out frequently (hiring and firing). Everything was impersonal. My first experience with the pool was great until we learned it was infested with small white WORMS! These worms also invaded the fitness center. We were also constantly reminded that if we wanted to have more than two guests we had to pay to rent the multipurpose room for $500...who knows what it costs now. The development also initially had a great small grocery and liquor store. Super convient, friendly staff. However, they left the property after 6months and have STILL not been replaced by another store. The other 4 store fronts are still empty too. The signs are all still prominently displayed for the store as if it's still there. This year they have decided to increase rent rates for the new year by $200-500 A MONTH. I discussed my disappointment with several other residents at the pool recently. Overall, this development is a rotten apple. Gorgeous from the outside but a complete waste. An over-promised and over-priced disappointment. I'm moving out.

Pros: This apartment complex is a nice place to live. It is quiet and clean. Office staff has been friendly and helpful. Maintenance staff has been superior in responding to repair requests. Overall complex is new and beautiful - like living in a nice hotel. Cons: Pool crowd can be rowdy; some smokers in this non-smoking complex, they can be careless with their cigarette butts; Fire alarm is very loud; and movers carelessly dirty the hallway rugs.
Avalon at Wesmont Station is the definition of home. The beautiful apartments are supplemented by an outstanding service guarantee, the location lends itself well to travel within NJ or to NYC, and the amenities let you live in luxury without the high price tag. Recommended for people of all walks of life because the diversity adds a great variety to the experience.
I have lived in a city all my life and I have never seen an apartment that looks like this. The three bedroom with two Bathroom apartment looks like a house it's almost unbelievable how gourges it is. Add in the extra amenities like the balcony and the pool and this property turns into a dream come true.
This is a nice complex - generally quiet. The maintenance folks are very responsive and things get addressed quickly. The pool area is nice although the pool itself is a bit small and they keep it too warm. The gym would be great if they kept the equipment in better condition - several machines need maintenance and the tv doesn't always work. As with any apartment the biggest problem here is the other residents. If you have someone above you with no consideration for others there's not much you can do. But it's new construction and each apartment has its own laundry and heat/air. New appliances are all high efficiency and the utilities are very reasonable - which helps to offset the excessive rent.
I have lived at the Avalon for two years now. The building is very modern. When we moved in everything was in perfect condition, huge washer/dryer in the unit, and the kitchen was brand new. If you work in the city and want to live in a suburban area without the long commute this is a perfect location. The staff was always friendly and helpful. The only downside is the rent is very high especially if you are renting a studio or one bedroom.
Pros: - I can't complain about the location because everything I need is within a 15 minute drive which is normal. -Cool things right inside the apartment like our pool area with grills as well as the gym. (you pay for this, so use it well!) -For the most part the apartment area is clean, not everything can be perfect and you might run into trash every once in a blue moon but the other times you will hear them outside vacuuming and cleaning up. - Work in the city? About a 10-15 minute walk up to the TD Bank to go right into port authority bus terminal which jump onto the subway and about 5 minutes later you are there (total of about an hour trip) -Pet-Friendly (but prices come with that) -PLENTY of parking in the garage, reviews might say there isn't but as someone who parks there everyday I have never had trouble getting a spot on my floor. They are not assigned spots, but you will get good spot so don't worry. -Grocery stores, Wal-Mart, K-Mart, and MALLS nearby. Cons: - What is lacking is customer service help when needed. I'm not sure who I can contact at 2 a.m when someone is blasting loud music or being disturbing to everyone else who is trying to sleep for work at 7 a.m. (this HAS not happened yet, but what if it did) They say the have those "quite" hours but doubt they are followed. - Also the prices are crazy with reviews saying all they do is raise prices on those who want to stay when it should be the opposite. They should be helping those out who want to stay and be thankful for them, instead of driving them out the door like they are. - Don't get to comfy as these apartments are what I like to consider to be a 1 year and done kind of place. After a year, there's probably going to be a 70% chance you will be looking for a new place to live. - Construction. There is construction going on ALL the time during the day. (if you are at work anytime from 6-6 though don't worry) - Might not be a Con to most but make sure you know about the Blue Laws! I Moved from a local town in Connecticut where shopping on Sunday was a huge thing, to shops being closed here. This was a complete honest review. Most reviews won't be honest and will either just say complete negative things without giving out the positives or just try to be nice and give all positives without the negatives people need to know. This apartment is that good starting place when you are deciding to leave home/find something close to NYC without actually being in the city.

WOULD NOT SUGGEST MOVING IN TO THIS AVALON! Walls are entirely too thin and you can hear every movement of the people living above and next door to you. Not to mention management is lazy and unhelpful. I have lived here for over a year and the Bose system in the lounge has never worked, yet they have increased the cost to rent the lounge. Everything about this place is a cash grab. I've heard stories about them keeping deposits and hitting tenants with ridiculous extra charges; they did it to me when I moved out. Kept my deposit and charge me for cleaning the apt, carpet and painting. Mind you I had done all this already! They nickel and dime you for everything. Not worth the cost. I can not speak for all Avalon Communities but stay away from this one!!!
They offer you two months free up front and then stick you with every possible fee they can find. The pool is dirty, the office staff is rude, and even though you pay for parking you can never find a spot to park !! Moving out the end of the week and can't wait. DO NOT RENT HERE!!!!
THEY HAVE NO REGARD FOR KEEPING THE PROPERTY CLEAN FROM PET WASTE. THE POOL IS NOT SUPERVISED AND IT IS MORE LIKE A PUBLIC POOL!!! NOT ENOUGH PARKING EVEN THOU YOU PAY A MONTHLY FEE!!!!
