Property Ratings at Avalon Boonton
I moved here with my family hoping for a positive experience but what Avalon has proved over and over again is that they ONLY care about sucking out every little dime from your pocket and that is basically it. They smile to you before you sign the lease but from when the signature hits that paper get ready for them to not care about YOU and only about the money you can give to them. They market themselves to be "luxury" living but they provide the cheapest countertops, walls, appliances, that break every day. They issues with bugs and mites. There are cars being stolen from the garage and they refuse to install cameras anywhere because they are that fixated on not spending an extra dime on anything. They charge you an amenity fee but then refuse to provide those amenities and refuse to refund you.. the list goes on and on.. if you want to save yourself some heartache do not move here.
The place looks nice, but everything inside the actual apartment is cheap, like cabinets appliances and countertops (Walmart quality). Pool is closed in the summers. They make you a “deal” when you sign the lease for a shorter term (10 months). At the end of the lease they raise your rent over 10 percent. Since it has not been even a year, the residents are hesitant to move again and forced to pay additional increases. Avoid the place at all costs.
Don't rent here.. They claim "Luxury Living"... nothing could be further from the truth.. the only thing luxury here is the price.. With an astronomical 24% increase on our renewals this is a joke. Pool not opened, because they claim no lifeguards are available to hire meanwhile all complexes around have lifeguards. Smoke free development is also false. Marijuana smoke fills the hallways and cigarette butts can be seen all over the complex grounds. Even though w have to supply a DNA swab for every dog here there is poop all over the grounds, cause some tenants do not picking up after their dogs, yet there is no enforcement by management. The parking garage is a complete free for all. We pay extra for a reserved spot yet tenants will park in my spot and yet again no enforcement or help from management.. Some tenants parking in fire lanes is a nightly occurrence...trash rooms filled w trash.. your on your own here.. Renter beware...
Once you sign a lease expect a 25-30% rent hike to renew. There is no rent control and they don't take care of the grounds or Amenities. Pool access is limited since they are too cheap to pay their life guards a fair salary. The gym is horrible with broken machines that they take forever to fix. Supposed to be nonsmoking but you can get a contact high walking down the halls.
They claim luxury living lol it couldn’t be further from the truth. We lived here for a few years since it opened and it has been going downhill every year. They have raised our rent 24% this year! 1- the pool is useless, cause Avalon seems to be the only complex that can’t find a lifeguard to hire……..so it’s closed. 2-Tenants not picking up their Dog’s Poop, all over the grounds… & management refuses to enforce the DNA samples that they require every dog owner to hand into the office. 3- Parking garage is an absolute ‘free far all’…..We pay extra for a reserved spot and tenants park in our spot often…..once again no enforcement by management. 4- People park their cars in fire lanes, visitors parking and next to fire hydrants… again no enforcement by management. 5- Trash room piles up w trash on the floor…tenants not simply putting it down the incinerator.. again no consequences for these actions by management. 6- “Smoke free Complex” .. that is an absolute joke. The hallways reek of Marijuana all the time.. & cigarette ?? butts are all over the complex. The lists go on….With an astronomical 24% rent increase in one year; this place is not worth it and is no where near Luxury Living… that’s false advertising. Trust us..
The rent increase is outrageous. Everyone’s rent has increased drastically upon rent renewal (anywhere from $400-$800 per month). Many of the tenants have been forced to leave due to this huge increase. The amenity fee is outrageous and the pool is never open or on limited hours because they are unable to find lifeguards. If you don’t want to see a huge renewal rate upon renewing your lease, then I suggest you find someplace else to live.
Renter beware. This building has too many issues for the amount they are charging. Just this past year they had a rent increase from $400-$800 per month, depending upon which unit you rent. According to management and Avalon Corporate this increase was due to the Housing Market increase. For the second year in a row they are not having the pool open everyday due to not being able to employ lifeguards and have not refunded any of the Amenity fee. Parking is atrocious and there are not enough outdoor parking spaces and they cannot keep cars that do not belong in the parking garage out. This is supposed to be a Smoke Free Facility and they can’t keep tenants from smoking either cigarettes or marijuana. And now that marijuana is legal it is truly out of hand. Extremely poor and ineffective management teams are put into place with little to no change. The Apartments are nice and if all the amenities were to be open are a great offer. But for the amount each unit rents at there are way too many issues that are never solved. Before renting here do your due diligence.
Major flaws with the building: 1) Parking - after 6 pm it is impossible to find somewhere to park outdoors. There is not enough parking for the community as it was not accounted for in the design. Management pretends to enforce parking by threatening to tow, but never actually do anything so it’s a free for all. Avalon asks residents to take pictures and send to them so they can ticket the resident instead of enforcing themselves. Also, I signed up for a reserved indoor spot over a year ago and still have yet to get a spot indoor. 2) Walls - are thin and you can hear everything your neighbors are doing. Poorly constructed/insulated. 3) If you lose/break your parking pass, the one that they give you for “free” outdoor parking, they will charge you when you request a new one. It is a little piece of plastic with a sticker. Also, the pass you pay for is for Avalons convenience. No one else looks at it as there is no outside enforcement company. 4) management seems to pick and choose who to enforce community rules upon. 5) they charge a ridiculous amenity fee, even during covid, for amenities that you can not use. They gave a minor discount that doesn’t even put a dent in it. Do not recommend moving here. They will nickel and dime you for everything and honestly, the apartments are only nice at first glance. It all falls apart from the day you move in.

Let’s just list some issues: Bugs in apartments Screaming kids everyday unattended in the courtyard Noise from the warehouse company next door at all hours Sloppy worksmanship and filthy apartment with construction dirt and debris upon move in Sloppy common areas because people are disrespectful Fire alarms at all hours of the day and night Unprofessional and unresponsive mgmt Way overpriced for what you get
We just moved here a little while ago and we are having a hard time adjusting here because of some bad experiences. Firstly, the place reeks of paint everywhere and it is causing my wife to cough a lot. Secondly, while everything looks nice on the first glance, the unit we moved into has so many defects and it is a brand new unit! My wife took so many pictures to document the poorly finished apartment so that we don’t get charged for it when we move out. We’ve started noticing the poor quality finishes everywhere in the complex. For such high rent and it being a new complex, this is not acceptable. Thirdly, we had to file a maintenance request because the bathroom door didn’t close in our unit and the AC could not be shut off; they claim all requests will be followed up within 24 hours but it took about a week to get any attention. Fourthly, certain doors and garage doors are always unlocked, meaning any non-resident can easily get in; this is a security risk. Finally, there are no rules posted anywhere nor is it in the lease nor do residents have to sign anything regarding the number of guests that residents can have in the lounge; my wife and I were having lunch with family (as a non-private event) in the lounge one day and the property manager very quickly came in and was trying to make us sign and pay to reserve the lounge. After asking where in the lease it says that we cannot have guests in the lounge, she hesitated and then referred to the “rules” that are posted in the lounge, saying that only 2 guests per resident are allowed in the lounge; my wife and I were so embarrassed because they were basically kicking us out if we didn’t pay in front of our family, so we had to leave. We checked later in our lease and also the posted rules and it says absolutely nothing about a number of permitted guests. After sending an email to the staff explaining that they should make residents sign something that acknowledges the existence of these “rules”, they simply replied that they reserve the right to make anyone reserve the lounge if they feel uncomfortable. Were it not for the friendly demeanor of the community consultant who showed us the complex and assisted us with the lease signing, I’d rate this apartment complex a 1/5 (because there is no 0). Find a better quality place and don’t go through what we have.
