The first thing you’ll notice about Jersey City’s waterfront is the scenery – from the Holland Tunnel to Liberty State Park, The Waterfront offers prime views of the Lower Manhattan skyline across the Hudson River. In recent years, The Waterfront has transformed into a trendy, affluent neighborhood. Popular among NYC commuters (thanks to the convenience of public transportation via road, rail, and ferry), The Waterfront has a robust corporate presence of its own, meaning that many residents are able to walk or bike to work.
The Powerhouse Arts District has attracted a vibrant community of creatives to The Waterfront, contributing to an eclectic vibe in the exclusive neighborhood; this unique blend of influences has resulted in a unique assortment of galleries, cafes, and bars on the south side of the neighborhood.

Property Ratings at Avalon Cove
The pros: the location is stellar and the square footage of most units is really decent. Your rent will likely be a little less than neighboring or new buildings in JC. The cons: The management has 100% given up on this facility. It is old and falling apart and no one cares. The rat situation is wild. The hallways stink like old garbage. Seriously! It floods the hallways like a giant trash room! The gym hasn't received a new piece of equipment in YEARS and is often broken. It is impossible to speak to a human in person as the office as gone 'remote' so if there is an issue...good luck to you. Do yourself a favor and if you can afford it, steer clear from this place.
VERY DISAPPOINTED with my experience living at Avalon Cove and do not recommend (yes, location and size of apartments is great but that is truly it). To start, when we moved in our apartment was NOT clean (sticker residue on cabinets, hair stuck to the walls that was painted over, rusty front door that did not shut, paint on floors, stains on carpet, large holes in laundry room wall, dishwasher not working, non-grounded garbage disposal that electrocuted me and left me in the hospital, filthy air filters leading to rashes), mailboxes to the community constantly broken into, parking gate never working properly, not enough lockers so packages constantly left out and stolen, fire alarms going off every week, grills outside not all working and never clean, gym equipment was old and dirty, utilities cost way more than surrounding apartments and were randomly increased. Aside from the physical apartment and amenities, the service from both the leasing office and customer care center was awful. We were constantly given conflicting information and pricing, they take multiple days (14 days at times) to respond to emails, leasing office turned off their phones so you have to email them or go in person, they were unwilling to negotiate or work with us at all when our rent was increased ~33%, after moving out we continued to get invoicing from them for cleaning the apartment and "damaged items"(after our inspection was cleared that there was no damage). There are plenty of OTHER beautiful, luxury apartments for the same price.
If you live here expect to live with rats!! Everywhere!! There’s so many rats!!
Continues to have rat problems. I have caught one of the mice in the bedroom and still hear scratching in the walls since.
This is worst maintained and in case of emergency the elevators are broken more than half the time; the management does not take pay any heed to it and is reluctant to share Property Managers number and are expected old nanny to walk up 5 floors. In case of emergency, there is no provision for ambulance to come as well. We have requested number of property manager and leasing office would be reluctant to share. Please know all these things before moving into this building.
Due to a recent construction outside of the residual buildings, mice have gone inside the walls of my kitchen. I have caught three of them this week. Since the mice are inside the walls, there isn't much to do to help.
My unit is great! Common room maintenance and cleanliness could be better. Pool should be heated, but rarely is.
Currently living in one bedroom apartment. PROS - Great location, nice amenities, very spacious apartments and super nice maintenance staff. CONS - rent increases are bit unreasonable, management completely ignores you if you try to negotiate even for $50 decrease, outdoor pool is most of the time cold (even advertised as heated) and bedrooms have carpets.
