Enjoy the distinctive flair of the Warren and Niles area. Reflecting its significant Italian-American history, Niles features local Italian eateries such as Belleria and Coletti's Pizza, and local church spaghetti suppers and fish fries on Friday bring this history into the modern day. McKinley Memorial Library stands as the jewel of this town, featuring stately Greek-style architecture and a granite facade.
Take a short drive north of this area to visit Mosquito Creek Lake, which features fishing, boating, and even a public-access dog park for relaxing with your best furry friend. For its part, Warren invites you to enjoy nature and the arts, with such attractions as the amphitheater, with regular River Rock at the Amp shows. Packard Music Hall offers more traditional music, while Perkins Park more traditional nature. Apartments for rent in both neighborhoods sit only 20 to 25 minutes to Youngstown, making for an easy commute.

Property Ratings at Avalon Creek
I would not recommend moving here. They will make you pay the application fee and holding fee but not let you sign the lease. They’ll tell you the unit will be available mid September but they can’t let you sign the lease until they have a definite move in date. I paid the application fee and holding fee. They told me my move in date was this day in September. A couple of days later they said sorry but the tenant decided to stay another month. Still can’t give a move in date so if the tenant decides to stay until November you can’t move in. They just get you hooked. Imagine if you already arranged for everything for your move in September and they just say sorry maybe next month.
I rented a 2-BR apartment here for 2 years. We moved to Texas but if I were ever to move back, this is where I'd try to rent again. The community is quiet and secluded but very close to all you need. The Mall, groceries, and restaurants are very close and handy. Access to major highways are also very near. We had an issue with our hot water tank on the 4th of July. I told my wife, we can call it in, but the maintenance man, Tom won't be coming until the next business day. Yet, Tom showed up that day, a holiday, and fixed it immediately. The grounds are always well taken care of so it always looks nice. The management team is readily available but doesn't intrude at all. Once a year, they SCHEDULE an inspection (at your convenience). This place is ideal for your evening walks. They are also a pet-friendly place and even interview the pets to make sure they are well mannered. Of all the places I've lived, this is at the top of the list. Don't pass this one by. It's tough to get one of these apartments because they are sooo nice.
I lived here for a number of years. It is true they will nickel and dime you out of the 1000 deposit. The homes are all cookie cutter and made cheaply. Nice to have 2 bathrooms though. The neighbors were nice.
I’ve rented places all over and in different states from other rental properties. I’ve also had 2 go arounds with UD. Each for two years each time and have even got people to live there. But that won’t happen again. Neither me living there or referring people. They are very greedy and uncaring. On rare occasions I’d ask them to donate to my sons football program as an advertiser or be a sponsor. I’m talking less than $20 if that. I’d give them the forms and follow up and it was always no. Despite me being a great client and helping them fill units. Also, unfortunately I was downsized and diagnosed with cancer. I wrote a letter asking them to forgive any of the 4 months I had left on my lease and discussed my hardship. That also was a resounding no and still had to pay the rent even though I wasn’t there. In addition, the manager did a walk through before I left. She told me not to worry about a bulb that was burnt out. She also told me everything looked fine and no worries or mention any concerns. Naturally I get my deposit check back minus a significant amount. I stopped into inquire about all of the charges. And since I was out of work, I could have taken care a lot of the things ahead of time at a fraction of the cost. For example, they charged me for a double carpet cleaning even though she said there were no stains. We also didn’t have pets and we never wore our shoes inside. I also was charged for the bulb and cleaning the refrigerator despite me cleaning it before I left. Once again had that been mentioned I would have redone it. (By the way, even if you do it or pay for someone to do it, they still can charge you cause it wasn’t done by them.). Lastly, I was only there 4 days in the month I moved out. But yet was charged MORE for my water bill than ANY of the months I lived there. Naturally I complained and naturally they said too bad. I’m just sorry there’s no real competition for them. Bottom line is stay away and rent elsewhere.
Property Manager at Avalon Creek, Responded To This Review
We are truly sorry to hear about your cancer diagnosis and hope you are doing well. We have a standard buy-out program that we offer to any resident who wishes to get out of their lease. Unfortunately we are unable to make any exception because we are governed by the Fair Housing Act which requires us to treat everyone the same regardless of circumstances. Also, after reviewing your file there was substantial cleaning that needed to be done in order to make the unit move-in ready for the next resident and that is why you were charged. Lastly, when residents fail to pay their utilities, and we get billed for them, we do charge the resident the amount the utility company bills us. We do not inflate the bill or add additional charges. Again, we are sorry to hear about your illness and wish you the best of luck.
