The Town Green is located here, as well, providing a gathering space for residents.
Residents can travel a few minutes north to visit Meadowlark Botanical Gardens, a 95-acre park featuring several gardens, lakes, and hiking trails. Wolf Trap National Park for the Performing Arts is also nearby. This unique park is dedicated to the performing arts and features a 7,000-seat theater and several amphitheaters hosting musicals, opera, jazz musicians, orchestras, and more.

Property Ratings at Avalon Dunn Loring
DO NOT LIVE HERE. Don’t get fooled by the nice looking building. I had the worst experience living here with so many things that broke such as dryer machine, elevator, garage door, front entrance, and bowling alley. Dryer took almost 3 months to get repaired because each solution was a temporary fix. When elevator gets broken, the entire building shares the other one which takes a long time especially during rush hour. It takes 1 - 2 weeks get it fixed. The front door of building and bowling alley is STILL BROKEN and not fixed. I was never able to use the bowling alley for 1.5 years of living here. It is crazy how they charge expensive amenity fee for everything that breaks! Some concierge people are rude and unwelcoming when I went to go pick up a package, borrow cart, or ask to use bowling alley. Sometimes leasing office closes randomly and I had to turn away several times when I needed to ask something. The phone number to reach the office also never directs to leasing office and very difficult to reach anyone. Moreover, the garage smelled like pee for several months. It was extremely irritating and unpleasant to get from your car to the elevator. What was worse is the weed smell coming from downstairs neighbor. It was addressed few times but that person still managed to smoke weed in a non-smoking building. Noise was another issue coming from upstairs. There were heavy footsteps and kids running around throughout the day. Very annoying to work remotely. Worst of worst was when my bicycle was stolen that was locked up in the G1 with other bikes on the rail and it was worth over $1000!! This building does not provide a safe bicycle rack. I reported the stolen bicycle to the police but it was never found. The community did nothing about this issue. I will NEVER recommend this place to anyone and will never return.
I've been living at the Avalon for two years now and it definitely has its ups and downs. Firstly, the concierges here are AMAZING, especially Antoine and Anyssa! Like when Anyssa sees me leave to walk my dog, she'll have my packages waiting for me when I return, and Antoine once even brought me back a souvenir when he visited the country my family is from... they really make living here more enjoyable. I also really love the events they host although they tend to be few and far between these days, especially the food trucks. I will say in my time here (2 years) we have had our fair share of issues... to name a few: -Drying machine has broken twice -Kitchen stopped receiving electricity randomly -A/C stopped working -Uncountable garage and elevator outages over the last two years (both elevators have never been out at the same time, thankfully) -And honestly, I'm sure there's more that I'm just not thinking of right at this moment. WITH THAT BEING SAID! While it's all very inconvenient and frustrating at times, the maintenance team here is fantastic! I don't think I've ever gone a full 24 hours after putting in a maintenance request without a response and they almost arrive the next day, but they are very quick and reliable at getting the problem taken care of! Sometimes I feel like I may have settled moving here but overall I've made the Avalon my home for the last two years and I probably won't leave until I'm ready to buy :)
Jose (maintenance) and Kim (front desk) are wonderful, everything else is awful. The ongoing fire alarm issue, the whole building smells weird, the garage door is always busted, and just a complete lack of care for the amount of money you pay. The amenities should be updated for sure, the gym looks worse than my college basement gym. The hallways also need updating, there’s ripped up carpet, doors are dirty, and the garbage room is always atrocious. The units that have not yet been renovated are pretty beat up. The whole place inside and out just looks terrible. Also, I will add that 98% of neighbors are the RUDEST people I have ever met (and that’s coming from me being from NYC). Just overall extremely unpleasant experience.
Do not live here. It may be a nice place with nice apartments, but the leasing office only wants you for money. When we signed the lease, the apartment had promised us that they would reduce our rent each month throughout our lease. They then deducted all of that money during that first month, and pushed us to potentially pay more than promised every month. After being told that it was "okay" to back out of the lease, the collector from the apartment called us on the day the first month's rent was due, forcing us to pay both first month's rent for both this disgusting company and our new, more sophisticated, complex. I repeat, do not live here. They are not there to help you in any way.
The worst experience! Call leasing office picks up “Yo?” Unresponsive, unprofessional, amk
Find somewhere else to live. The concierge and maintenance crew are great people, but Avalon as a whole, could care less about the residents. All that matters to them is that the checks keep cashing. Seriously, stay away from here with many other better options in area unless you enjoy the weekly fire alarms and amenities that are always broken!
As others have noted, there were consistent fire alarms over the last year. To top it all off, when our lease ended management tried to charge us hundreds of dollars above our deposit amount for normal wear and tear. I imagine the building is trying to get every dollar possible from the remaining tenants.
Fire Alarms go off all the time in the middle of the night. Floors and stairwells are always flooding. Homeless people go through the trash. Amenities are always broken. BEWARE.
Fire Alarms go off in the middle of the night nearly every week. Floors and Stairwells continually flood. And homeless people rummage through the mail trash. The location is great and the front desk people are friendly though.
The building has had over 18 fire alarms this year. Management continues to do nothing to solve the issue.
First, the location and concierge people here are awesome. However, they charge a full amenity fee for amenities that are broken more than half the year. They don't report repairs to the home office and do not adjust the billing of the amenity fee (and they ignore contact emails, phone, and in person). Expect anything more than a simple facility repair to take weeks if not months. That fee is a scam at this building because everything is always broken... The home office headquarters is very good though about refunding the fee for reported facility closures, but the local building here does not always report because of "cost balancing"... so the home office can't make any adjustments. As far as security, homeless people rummage through the mail trash and sleep in the lobby doors. The office won't do anything about it, but does ask that the police are contacted on the nonemergency line to make a report. The fire alarm used to go off every two days and certain floors have flooded a few times, so be wary. Overall the location is nice and the concierge are awesome. Avalon as a company is great, but I would make sure you think carefully about this location before you decide to rent. I suppose just... Manage your expectations on the amenities and cross your fingers that nothing gets stolen or flooded.
I'm a resident and I have been disappointed in management's response to requests. I'm writing this after months complaining about cigarette smoke in this so-called non-smoking community. After identifying the apartment where it was coming from almost immediately, telling me who it was, and promising to take action, now management is telling me they don't know who the smoker is and sitting on their hands. Meanwhile I can smell secondhand smoke in my apartment tonight and had to use my asthma inhaler due to their inaction. There is a pattern here of management refusing to fix problems if it takes any effort on their part. The amenities frequently don't work (broken TVs in the gym, no remotes for TVs in the lounge) and it takes months of complaining to fix a simple problem - IF it ever gets fixed at all. After a major water leak from an apartment above mine caused the ceiling in my bathroom to collapse, I had to argue with maintenance staff to get a dehumidifier to dry the ceiling out and prevent mold growth (they wanted to just patch the holes and pretend nothing had happened) This is a great apartment building as long as nothing goes wrong. If something goes wrong, good luck. The location is great. The apartments are beautiful. The amenities (when they work) are great. But management seems to see their job as nothing but showing apartments and collecting rent.
The ceilings are very thin and I can hear every step my upstairs neighbor makes. I'm writing this at 5AM in the morning because this happened and the landlord has done nothing. I've made complaints but they just tell me to call the concierge. This happened at 11:20PM, I called but guess what, no one was there! The quiet hours are 10PM to 8AM, but nothing has been done!
