Property Ratings at Avalon Encino
I regret to share my deeply concerning experience with Avalon Encino. Living here has been nothing short of a nightmare due to the blatant disregard for resident safety and well-being by the management and corporate office. First and foremost, the building's security is virtually non-existent. There have been multiple break-ins and incidents of vandalism, yet the management has done nothing to improve the situation. The security cameras are either broken or positioned in a way that they do not capture critical areas, and the front entrance doors are frequently left unlocked or malfunctioning. Adding to the safety concerns, homeless individuals are frequently found sleeping inside the building. This not only poses a security risk but also creates an uncomfortable living environment for residents. Despite numerous complaints, the management has taken no effective measures to address this issue. In addition to the security issues, the building itself is poorly maintained, creating numerous hazards for residents. Broken elevators, unlit stairwells, and slippery walkways are just a few examples of the many dangers that are consistently ignored. Despite numerous complaints, the management seems more interested in collecting rent than addressing these serious safety concerns. What is most disheartening is the complete indifference shown by the corporate office. Emails and phone calls go unanswered, and when we do manage to get a response, it is dismissive and devoid of any real action or commitment to improvement. It is clear that the well-being of their residents is not a priority. In conclusion, I strongly advise against moving into Avalon Encino. The persistent security issues, hazardous living conditions, and the presence of homeless individuals inside the building, coupled with the utter lack of response from management and corporate, make it a dangerous and stressful place to live. Your safety and peace of mind are worth far more than what this place has to offer.
Before i went to my tour, i saw many many bad reviews and i thought why people write random reviews because the building looks nice, so i went to my tour then i applied with my wife and my parents, then i got a phone call the next day from avalon office they said you and ur wife got approved but ur parents can’t live with u i was like why if 2 people got approved thats enough to get the apartment, so he end up trying to explain that my parents can’t live there with me because they dont have hight credit score even when i got approved, i was like wowww lol
Worst place to live. I mean if you love seeing homeless and breaks ins, and dont mind a dangerous environment then its perfect for you! Not to mention shopping carts filled with tenants belongings that are being stolen. There is no security guard and no one in office. They are quick to sign your lease but they will never take care of you
One of the worst places we have ever lived. Management doesn’t care about you at all. They will not take care of any issues you have. There is no one here at all. Office is always empty. Goodluck if you ever need something taken care of
COCKROACHES BEWARE!! 1 month of cockroaches still!! One month living in roach infested unit. Property management doing nothing quick enough. Expect me to wait through the constant pest control companies coming out. 3rd treatment happened today. Expecting a 4th next week. Now living completely boxed up. Don't worry though, they offered me a $100 credit once this is all cleared up. The audacity.
Horrible experience as a tenant. Management does nothing to deal with disruptive neighbors except asking them to stop. If they continue being disruptive, no progress is made. I’ve had an issue for months with no remedy. They seem to have the mindset of “if you don’t like it, then feel free to break your lease and move.” On top of that, rent is inclusive of amenities. There are amenities that are closed for months due to construction and there is no credit for not being able to use these. If you value your peace and quiet, I would avoid this community. You may get lucky with good neighbors but if you don’t, and someone loud moves in after you do, then you’re screwed. I have neighbors who share these thoughts as well.
The good thing about Avalon Encino is location, friendly maintenance staff, and that's where it unfortunately stops. Management takes a very soft approach to enforcing Community Policies which leads to a fraternity like environment at times with loud music at all hours and the smell of marijuana permeating the property. This is certainly not a family friendly community and appeals to Management to enforce rules are disregarded
They call it a "luxury" apartment complex but it is far from it. They are more expensive than neighboring apartments with nothing that constitutes luxury. The complex is not well maintained and elevators are always broken. My A/C unit has been broken for more than 3 months and still no fix. My car got broken into with over $1,000 worth of things stolen and they are the least helpful. This has been the worst apartment experience of my life and I cannot wait to move out. Look elsewhere.
I have lived here for almost a year now, and it is a fantastic place to live! The building is kept clean, the staff is very friendly, and maintenance is extremely prompt. The location is amazing, and the building feels very safe. It is so convenient to be able to walk across the street to do groceries. I had heard complaints before about the walls being thin, but I haven't had a problem and have never heard my neighbors. It is an EXTREMELY quiet building, with the exception of children by the pool during the day in the summer months (but that is to be expected anywhere). The fitness center is a great amenity, and I have never seen more than one or two people in there at a time. Most importantly there is almost always ample guest parking, making it easy to have friends and family over - something that is a common problem with other buildings. I think this is a great building for anyone looking to have a high quality of life in a great, walkable neighborhood!
