Property Ratings at Avalon Esterra Park
Indoor temperatures are above 85 degrees during the summer. If you work from home you will be miserable, even with a portable AC unit, the electrical infrastructure in the unit is so poorly wired that you will have powering your AC unit and WFH equipment on the same breaker. Save yourself the hassle and find a community with in-unit AC. This has been an ongoing issue for me at this community and AVB does not want to assist. Also, the community launched an app-based door lock that is much slower than a traditional key and doesn't work well when you need it most; hands filled with groceries or you need to quickly get into your unit to use the bathroom. On the positive, the staff are friendly and maintenance requests are performed professionally and promptly.
I feel that the process of handling the procedures for vacating the apartment was terrible. My housing contract expired at the end of May. I returned the keys to the apartment one day in advance and informed the staff at the leasing office that I was returning the keys early because I had to go on a business trip on 31th May. However, in the end, they charged me an accelerated rent fee on the bill for the 31th May. No one in the leasing office told me that accelerated fee when I double checked with them on that day to return my key. When I asked if everything is set, the staff just checked keys in the envelope and said you are good to go!!! The move out date on the vacating form did nothing even though you filled in 31th May there. I also tried to call the leasing office during their office hours. But what I got was to leave a voice message and I didn't receive any response after that...
Excellent maintenance, but poor-quality materials don’t match the high price. Polite neighbors and dog-friendly community offset by robberies and airport-level noise. Carpet fails in 2 years.
My experience is that Avalon charges more rent for renewal than new rentals. I am charged well beyond reasonable during move-out and would not recommend this to others who want good move out experience.
Total rip off. Here are all the creepy hidden fees: 1. Monthly rent (fair enough no complaints) 2. Monthly parking fees 3. Monthly pet fees 4. Electric 5. Water 6. Trash 7. Parcel Initiation fees 8. Monthly parcel charges 9. Internet 10. Renters insurance fees 11. Monthly bike parking fees 12. Common amenities fees 13. Security deposit (you will never get it back when you move out, instead they will ask additional money from you for “fake” repairs) 14. ~$1000 restoration fees when you move out 15. Reservation fees when you renew your lease 16. Parcel holding fees 17. Each year rent goes up by around $1000 18. 30 day additional rent if you move out within 30 days 19. Lease renewal fees 20. Application fees 21. Convenience fees 22. Door keys fees 23. Door keys replacement fees 24. Door keys application fees Not to mention that your parcels/mail will be stolen, car break-ins will happen quite often. When you sign your lease they will lie to you that there are no hidden fees.
Highly discourage people from moving into an apartment in building. Car break-ins happen regularly, my bicycle was stolen, others have lost theirs too. Management is one of the worst I've ever seen. Highly unresponsive, rude and will lie straight to your face when confronted about theft. The rent is too high. There is construction noises that can be heard around the clock. If it were not for the proximity to Microsoft campus and the gym, I would have moved out the first chance I got. Garbage apartments.
They will never return 500 security deposit, also, they will charge you for replacing carpet even it's normal wear and tear. Worst place, don't live there
My wife and I couldn’t be happier with our place. Perfect amount of space for what we need and then some. The amenities in and out of our unit are definitely used a lot. With a gym and lounge on site available to access at any point needed is a huge plus. And having a parking space to be able to put my car in a nice, well secured garage is awesome. The service we got when applying and the service we continue to get, courtesy of Elizabeth and Jon, was and is amazing. We highly recommend Avalon Esterra Park.
Beware. There are too many hidden charges. They will charge you a lot of money if you have delivery of parcels (example if you buy stuff online). They will charge you a penalty if you did not pick up your parcel within 72 hours.
At first everything seemed great. Nice fresh apartments, everything is new and clean. Then we discovered that administration doesn't react on any concerns with actions, they only send you formal letters about how they are trying to find the solution. 8 month later still no changes. To pay 2k-2,5k for one bedroom and still experience no comfort seems to much. Also the school which assigned to community is not the best at all.
nice for a one bedroom! You get so much to offer and lots of amentities!
