Property Ratings at Avalon Falls Church
My car, properly registered at the Avalon Access system got towed when I was away for Christmas. Being away, I discovered 2 weeks later and the towing costs grew to $1400 The Avalon senior manager was not even able to inform me what happened. Over the 10 months living there, many times the residents were informed about the burglaries to the cars and even shooting in the area. The local police was even monitoring the place for some time. I am moving out hoping to never be back.
I was prepared to give Avalon Falls Church a good rating until I got my renewal offer. On top of increasing our rent an egregious amount, they are forcing us to switch to Cox internet and pay $50 a month with no option to opt out, despite us being perfectly happy with our current internet. To be clear, my low review is less about the rent increase and more about being forced to pay more to switch to worse internet. I have had Cox and they're terrible, and I don't understand what I'm getting for my paying Avalon an additional $50 a month.
This review is much more related to the moving out process and the overall corporate side of the Avalon it appears. My wife and I had lived in the Avalon for 2 years and enjoyed the spacious apartments. The amenities were initially a benefit, but due to Covid they became barely usable due to the restrictions in hours by those who were still working regular hours which my wife and I as healthcare workers and teachers are. This is about our moveout where we were charged $500+ for "damages" that after looking into and reaching out to the offices have solely been described as "Cleaning and Painting". My wife and I already had hired our own separate cleaning service for $120+ before moving out to ensure we were good to go. I even did a walk through with the maintenance supervisor who told me that we should be receive our entire security deposit back without issues based on how he looked at the apartment. When I disputed the charges for obvious reasons they sent me the move out package that simply says "Needs Cleaning" for all items but still have charged $400 for painting the apartment. They said that painting and cleaning aren't "expected duties" to bring the apartment back to move-in ready condition. What apartment doesn't get painted/cleaned or touched up before someone new moves in? The charges are ludicrous and have left an incredibly bad taste in our mouths after what had been a pretty good couple of years including bringing our first child home. Very sad and disappointed on how all of this shook out and hope everybody else is aware to expect $500 charges upon move out for simple cleaning and painting.

this place has really gone down hill, and they charge you more than other community places. Rent increases are 6-12%. Dogs are injured in the dog park, and constantly battle diarrhea due to 3 foot high weeds, running through poop that cannot be found, and then sharing toys. Multiple complaints have been taken to the office in management and even corporate, yet they do nothing about the injuries caused by the 20 trees and 16 polls they added. Package notifications go out an hour after delivery, and often after the office has already closed. They are aware of the issues in they have done nothing to fix it since they've been opened. Complains constantly fall on deaf years, and if you complain they will not negotiate with you when your rent increase comes up. I have lived at other properties of this company and they have been fantastic but this stuff is absolutely the worst. Note that a lot of the five star reviews are for the maintenance team which is amazing.
I've lived her for about 5 months now and really am impressed with the level of service this complex gives. The staff is courteous and responsive to requests and the maintenance department is always on top of our requests for minor repairs. The apartments are roomy and well-built, with secure entryways. The community hallways of the buildings are cleaned every week and the complex is vert pet-friendly. The community is very quiet and the other residents seem to really take pride in living in such a pleasant and well-ran complex. I am so thankful that I found Avalon and this is, hands down, the best place I have ever lived.
There is so much to like about this community and the management is good and responsive. But the noise factor brings it down several notches. All the conversations in the apartments can be clearly heard in the hallways because of the door design--no shouting is needed. Sometimes you can even hear conversations from the units on other levels in the hallway. So true privacy cannot be had here. Secondly, if slamming doors bother you, you will be unhappy. All the doors here are heavy and people always let them slam which shakes the building (beware of units right near the exterior doors!). And since pets are welcome here, you will also hear prancing/running feet of pets overhead unless they are exceptionally small. It's like rolling thunder or living under a bowling alley. I'm amazed that I can hear my upstairs neighbors walking, opening drawers and cabinets, and taking a shower. This is the least soundproof place I have ever lived. That said, if lack of privacy and noise don't bother you, then this is a good community. I like the design aesthetic, the amenities, parking, ability to rent private garages and storage units a la carte, and the maintenance team's attitudes (though some of their skills are lacking). I never worry about security or safety here. The neighbors (even the noisy ones) are nice. The units are well designed in terms of space and features. There is a free shuttle for Metro commuters. And best of all, it is smokefree everywhere.
Avalon Falls Church is a brand new community with great staff and amenities. The pool and grill area is really great, and there are plenty of grills so you never have to wait. The rooms are nice, good size with lots of windows. It is a very pet friendly complex.
