Although surrounded by inhospitable desert, Phoenix is one of the largest cities in the United States, and the nation’s single largest state capital city. The area contains numerous galleries and museums, putting the people in contact with everything from the European masters to Native American craftsmanship to modern originals from Phoenix’s diverse artistic community. The Downtown cultural scene has developed into a top-notch feast of visual and performing arts, with symphony performances, live theater, and the popular First Friday exhibitions. Phoenix is also an excellent city for sports fans, being one of the few cities in America with local franchises in the NFL, MLB, NBA, and NHL. Several thousand students attend the two Arizona State University campuses in the city, as well as the over-50,000 who attend the main campus in neighboring Tempe.

Property Ratings at Avalon Hills
I lived at theses apartments for 8 months. We always had trouble with the washer inside the apartment, toilet issues, leaking from the roof & vents, they have roaches, occasionally have flooding’s in your left responsible for the cleanup, as for management they don’t work with you, they are very rude & harass their tenants. Maintenance doesn’t get done when needed. They will take months to fix something that can be fixed in a day. Not recommended stay away.
Brittany and Laura are amazing!! When I was in a stressful situation they did everything they could to help me out. Maintenance requests are finished quickly and staff is friendly.
Staff is friendly. HOA takes care of parking lot issues and trash cans as half of the places are owned, not rented. Significant roach problem. Do not recommend this apartment.

I just moved here the end of May, and honestly I love it. Crickett and Brittany have been extremely nice and accommodating. I initially was supposed to be in a first floor apartment, but due to issues with the tenant and turning their keys in, that unit wasn’t going to be ready for my move in. They quickly were able to find me another unit, which was better than the initial and took care of me. I had an issue with my storage unit that was pointed out to me right before move in, and maintenance was out quickly so the problem could be addressed. The apartments are great for the price. I haven’t had any crazy neighbors. The only thing regarding noise, is if you live close to the pool it can be loud, but nothing crazy. The appliances are a bit outdated, but work wonderfully. Better than expected to be honest. The parking is great, I never have to worry about having my guests find a place to park like my last place, and the car ports have plenty of room between cars so you’re not squeezing in. One suggestion I have is the payment methods. I’m not sure why they cannot accept money orders-there must be a reason behind it, but they will take a cashiers check, which can add up. I do like the fact that you can pay your rent online too. Any issues or questions I’ve had, they are always helpful. I’ve called quite a bit during the move in process and Brittany never seemed annoyed or anything when we were speaking quite a bit. And Crickett who is the manager is super sweet as well, and has answered my questions too! I really like it here, and I really recommend it as a nice and affordable place to live. Thanks guys for a good move in experience.
Only went to have a tour since i was looking around. Met one of the employees and he was really nice and helpful, but when i met the manager i felt like i was "bothering" her with my questions. She was very dismissive, and i got the feeling that she was just waiting for me to leave so she could get back to whatever it was she was doing. I'm willing to bet that any issue you may have while living there will be treated with a similar attitude. no thanks!

This is the best apartment me and my family have lived in. The management team here is very helpful. The maintenance team is quick with a request. It is a friendly community. It's a great location for schools and shopping. What we like best about this complex is it is a no drug community. Recommend to anybody looking for cheap and affordable living.
This place is fully of drugs and noisy neighbors. Everyone is friendly in the office except the property manager, she has a very unprofessional attitude. I feel as if she gossips about you as soon as you leave. Management need to enforce rules and policies. The grounds are filled with trash.
When I first moved here I was supposed to be in another apartment but the apartment that I turned the electricity on in my name was not ready to move in. So I looked at two other apartments. Thankfully the 2nd of the two was very decent. The apartment is not huge but it's enough for a single person. The move in cost was excellent. And I didn't have to pay rent until 2 months later. The manager Erika is very nice and professional, but we do have new leasing agents that seem like they are a bit overwhelmed. There was a roach problem when I first moved in but when I got my apartment bombed I have not seen one since. So these are pretty decent sized apartments and the price is not bad at all. I have had a couple of issues with notifications. The. laundry hours changed without notification, it's always nasty in there so its not due to not being cleaned its due to the wear and tear of the tenants not taking care of it. You can tell we had a fitness room workout area whatever you want to call it but it's no longer available. I don't know if they are using it as storage but it would be nice to have a workout area without having to go to a Fitness center. We cannot BBQ which is very unfortunate when holidays come around. The pool seems to be kept up and the grounds are somewhat unkempt. I can also say that the Mgr Erika went to the extreme, above and beyond, when I had un unruly neighbor above me. So she is the best when it comes to getting things taken care of. Other than the loud tenants I would recommend this place only to those looking to have an affordable place to stay.
The complex overall is not a bad place. I have been there a total of 3 months now and don't have any complaints with the management itself. The complex is a little run down here and there but for the price, can't complain too much! I must say that I can smell my neighbors cooking or "other scents" through the vents and have to keep the bathroom door closed and/or keep stocked on air fresheners but that's part of living in a "shared" living space/apartments. Overall everyone seems fine that I've crossed paths with as far as tenants. Overall quiet. The dumpster tends to overflow and gather garbage around it almost every weekend but that is more so from people not walking a little further to use one that is not as full. I notice that the complex does pick up the garbage that is left around the dumpster though. The trash doesn't stay outside the dumpster long. The laundry place could use some attention overall as it is hot in there and makes for an unpleasant wait while your laundry completes but it is by the pool which is nice. It is located in an area that is not far from many business and also just down the road from the freeway which is convenient and also not far from schools if you have kids. Pet friendly with a monthly pet fee. Online pay available with a fee. Office staff has always been nice when I come in and remember who I am for the most part which is nice and personable! They take packages when you're not home to get them. Overall been a good stay so far!
