Property Ratings at Avalon Hoboken
- High amenity fee, even though the pool was over a month late in opening last year because management is incompetent and couldn't hire a lifeguard - Management increased rates 20-30% across the board - Renewals are conducted through a (very rude) offsite agency - Shoddy construction. People on higher floors have leaking roofs. - Walls are paper thin - Overall, just very overpriced
Sadly, I can no longer recommend living in the Avalon. We've lived here for more than 5 years and were initially very happy. Over the last two years though, the standards, care and communication have dropped significantly. The issues with our pool this summer and Avalon's response are completely unacceptable. Last year, we had issues staffing the pool. I understood the issue, as it was facing everyone. I expected the Avalon would take the necessary steps this year to ensure that the pool would open on time. They did not. Our pool was closed the first three weeks of the season. The overwhelming majority of buildings in town had their pools open so it was not a widespread problem. The way that Avalon handled this left much to be desired. Our pool finally did open, but it has been plagued with issues. Lifeguards continuously do not show up on time causing the pool not to open. This past weekend the pool had to be closed because the pool water was so contaminated it was literally green (photo included). The issue still hasn't been resolved. Today is four days later and I was told by the lifeguard this evening that he heard someone would come by to treat the pool, but no one ever came and no one from the building came by nor checked in. Myself and others are incredibly frustrated by not only Avalon's failure to deliver on the promised amenity, but also their lack of communication and compensation. I had a percentage rent increase in the double digits this year. I know others in the building did as well. I do not understand how Avalon can raise our rents so much and yet lower their standards and service. Sadly, I know that rents are going up all over. However, you can get more bang for your buck and certainly more professionalism and care elsewhere.
Yearly rent hikes are crazy… Management hikes the rent around 4 times the avg market price.
Some of these apartments have mice running through the walls and ceilings and management is clueless in dealing with it!!! They die in the walls and it stinks for days!! Or even worse, they die in your APARTMENT or run around in your closet like what happened to me!!!
Avalon Hoboken is the first place (ever) where I've renewed my lease. The apartment is beautiful with a great selection of appliances. Our corner unit is fairly priced for its size and offers a great floor plan, allowing us to make efficient use of the space. The management is FANTASTIC, something you can't often say about an apartment complex. They've been kind and accommodating whenever we've talked, and they go out of the way to remember the names of tenants. The courtyard offers a bocce ball court, a well maintained swimming pool, and convenient grills. The complex is also located only a block away from the light rail, giving us easy access to the Hoboken Terminal and/or the rest of Jersey City. It's located in a nice and quiet area of Hoboken. It makes coming home feel like a retreat from the hustle and bustle of Manhattan. I highly recommend this community, and it's definitely worth taking a tour. You'll love it here.
This luxury apartment complex has everything you would expect in an upscale Hoboken Complex, but expect to pay for it. High ceilings, and large windows make for an open and natural light-filled comfortable atmosphere. The building has great amenities such as rooftop lounges with views of Manhattan and outdoor community grills. The pool is nice but make sure you claim your weekend seat early as it gets very crowded. Some of the appliances could use improvement, especially the loud AC units which are located in the living room closet and kick on every 10 minutes during the summer. Overall nice place, just make sure this family oriented apartment is the lifestyle you are looking for!
