Property Ratings at Avalon Laurel
I had high hopes when moving here from NY. The management was helpful and the amenities are great. However, inside is a whole different story. There is a weed smell all over the complex and my apartment sometimes smells of it! Some neighbors think it’s okay to play loud music too, and many leave dog poop everywhere! They zoom through the parking lots in loud cars sometimes playing loud music and the cleaning staff neglects taking trash out and replacing dog poop bags in the station. One time they left a pile of broken glass for almost a week. I actually had to email in complaints to get it fixed. Management is very responsive but I feel like the safety here is going downhill. I moved from the Bronx hoping for a better quality of life. For what I pay I definitely deserve better. I hope the corporate office gets their act together and focuses on how they vet prospective tenants. And fix the gate already!!
For 18 months my neighbor had parties at 3 am above my head. Shouting, stomping, and screaming night after night. For 18 months I complained to the leasing office. The noise never ceased. I sent recordings of the noise. Sometimes it sounded as if the ceiling was going to crash on my head. When I expressed my intent to vacate, they charged me lease termination fees as if I had not proven, without doubt that my living conditions were horrible. Also, the neighborhood as gone down quite a bit. The gas station out front has increased questionable traffic and the gates are never working. People are now using their balconies for unsightly storage. The scent of weed permeates the neighborhood. What was once a nice, quiet, upscale apartment complex is turning hood...fast.
Since I have been living here.. I have complained about noise from my upstairs neighbors..per the lease.. I shouldn't have to deal with. I definitely wouldn't recommend this complex to Anyone!
I have been renting homes for more than 15 years around DC-Baltimore metro area. I will absolutely not recommend this community to anyone. Here are just a few major disappointments. Very expensive compared to the neighboring communities, Amenities provided are not worth the price, parking is scarce and a very serious issue, be prepared to park on curbside and get your vehicle towed, regardless of non-smoking policy almost every building smells like a weed garden, extremely bad and rude customer service (I have documented proof), apartment maintenance is extremely slow in response (occasionally unresponsive), trash disposal is filthy and bins are often full, 40-50% out of the time front or back gates would be inoperable. Since living here there have been wheel thefts with cars left on blocks. Gates are always broken or not working when they should. Nickel and dimed for everything. The royal farms gas station nearby had a shooting incident and corporate didn’t do anything but park a police car in front of the broken gates for a week. You can’t get out of the complex every morning because of people who rudely cut you off once they’ve gotten gas. We are here one more year because we didn’t want to bother with moving after only a year. We will be moving next year for sure.
If SAFETY is something you are concerned with stay away from this complex. So I come home one day and my maintenance closet inside my home is open a closet that only the office maintenance staff has a key to. So I proceed to ask if they can let me know who was in my apartment and why. They say they will look into it and call me back. I ended up having to call them back only to be told that they have no record of anyone being in my unit. Now how is that possible if your staff are the only ones who have the keys, someone was in here. The manager proceeds to tell me that the door could have opened on its own as the building is settling still. I’m like what, that doesn’t even make sense. He pretty much lists off every reason in the book outlandish and all on other possibilities outside of his staff. They proceed to try to put it on me and say maybe the maintenance closet was never locked from the time in moved in. Now mind you I moved in July and this incident happened in October. I don’t know anyone who would not notice something like their maintenance closet being wide open for 3 months. I explain to management that I recorded my initial walk through which included me pulling on all the doors and asking a question specifically about why the maintainability closet was locked. I even offered to share my video. At this point they realize they have no ground to stand on so they offer to change my locks. I’m not sure what that will actually do as someone from the staff came into my apartment with a key so if you change the locks they can still come in because they will still have access. I’ve had to invest in a camera system to watch my apartment when I’m not here. I’m extremely paranoid now and have to look at my phone’s live stream with every noise I hear. I honestly do not feel safe in my apartment and it sucks because apart of the reason you pay rent is for your peace of mind. I haven’t been able to move as my travel schedule with work is extremely hectic but once it settles down I have every intention of moving out of this place. It’s extremely frustrating to pay rent somewhere and not really be able to stay here. I mostly stay over at my cousins house because the last thing I need is for something to happen to me while I am in the “safety” of my home something that could could have been prevented had there been accountability measures put into place. So to anyone considering this place stay away.
When I moved in a year and a half ago half the apartments were still empty so of course it seemed quiet and clean at first. Now that this place is at full capacity it’s an uncomfortable rip off. The noise is horrible. The noise level is the same as my last apartment that was 20-30 years old, yet this place was built 3 years ago? My upstairs neighbor walking across the ceiling is a constant thump thump when I’m trying to sleep. This would be more bearable if she were a reasonable adult and didn’t respond to my complaints with immaturity. Half the residents are rude and inconsiderate. The gate is broken half the time, this last time broken for a couple months. The staff is really nice but cannot overcome the problems already built into this place. I made the mistake of renewing my lease because I didn’t feel up to yet another apartment hunt and another stressful move. I am now regretting that decision.
Where do I start? Lets see, both front and back gates are always broken. Trash In hallways constantly. Neighbors are always LOUD even after enforced "quiet hours". Staff has been rude on some occasions when calling about problems in the apartment. They nickel and dime your for every little thing. There is NEVER ANY PARKING, if you want a space you must get in by 6pm. If not, you will walk a far distance to get to your building. There is no trash valet service so you have to walk to throw your garage in the trash shoot. Which is far depending on what building you live in. You pay a lot of money here the least they can do is pick your trash up. Now, a Royal Farms will be built right next to the apartment complex which will cause more chaos and noise. At first glance the property will seem peaceful and quiet but don't let the leasing office fool you.Avalon Laurel used to be a calm peaceful place but now it seems as if they are letting any and everybody in . Needless to say I will not be staying here after my lease is up. If you want to be sold on hopes and dreams that NEVER come true, this is the perfect place for you!!! Good luck!!!
This is no good apt for your own. They don’t clean small dog poops, trash at outside, broken gate. Oh yeah very loud stairs can wake you up at midnight. Very small swimming pool. The best party spot ever! They will eat your money at the end. If you like to waste your money then go ahead. They will bill you some damage that you haven’t made. I complained and their response were like “Thank you for contacting us regarding your AvalonBay account. While I understand your frustration with regard to the final damage charge, the condition of the apartment at move-out was left above and beyond normal wear and tear. Please keep in mind, your lease states that the apartment must be returned in the same condition it was received, less any normal wear and tear. No adjustments will be made to the account due to the supporting documentation we have on file. I realize that this was not the outcome you anticipated however, the decision has been finalized. I apologize for any inconvenience this may have caused. Thank you again for contacting us regarding your account. Sincerely, Avalon” You lose your seurcity deposit and pay more than you need to pay.
Top 10 reasons to move to Avalon Laurel 1. DON'T. 2. If you enjoy having a security gate that is a) Broken most of the time b) Lets 8 people in at a time. 3. If you don't mind walking a mile to your apartment building because there aren't any parking spaces available near your building after 5pm. 4. If you don't mind risking your vehicle being towed because you have circled the complex 85 times and not one space is available (except for 15 handicap spaces that are forever empty). 5. If you don't mind paying an amenity fee and not being able to use them after 6:30pm. 6. If you don't mind paying a trash fee to take out your own trash to the compactor ( My last apartment at least picked it up at my door and charged the same price). 7. If having your car being broken into doesn't bother you. Management won't alert the neighborhood that this is occurring btw. 8. You can hear everything your neighbors are saying. Thin walls. 9.Dishwashers do not dry your dishes. They must have sprung for the cheap model. 10. You could just move to Modera across the street. This community could have been great, but they care more about taking your money than actually making it a great place to live. RENT AT YOUR OWN RISK!
