I moved here from out of state and was in limbo for a couple of months. The management staff gave me options in what I could do. There was apartment left of the layout I wanted. Madison kept me informed at least twice a week to keep me informed while I still lived in Ohio. Once moving here, the management and maintenance teams have been very responsive and made me feel very welcome. This was important as I moved here alone.

I really love my new apartment! The whole staff is friendly and professional. A special mention to Doris. She does the building maintenance and really goes above and beyond to serve her community. The property and grounds are always clean and well kept. Its always nice to come home, and it really does feel more like my home than an apartment.
Cortland is a very nice community full of families, amenities and is perfectly located to the best schools, restaurants, shopping and more. There is loads to do around Mooresville. All the amenities at Cortland make it hard to want to go anywhere else
We love the location of the community, close to medical, shopping, restaurants, churches. And the Management Team and Service Teams now in place have been most responsive to our needs. We moved here in April 2020 right when things were closing due to the pandemic; but we managed to make a few new friends, and now that things are getting back to normal, we couldn't be happier.
Management has had issues,just started under new management. Hope it will improve. Too many unruly children running around and in adult facilities. Not feeling the luxury of this luxury complex.looking for better days ahead. Love the location.
We moved here over a month ago. Let me just say it’s the best place we have lived in a very long time. The ladies in the office are fantastic also the maintenance crew are fabulous as well. It’s quit and very close to schools and stores and restaurants. I would highly recommend this apartment. Love the Louk Family
I recommend it, because it is a quiet, bright and beautiful place. It has nice spaces to enjoy like the swimming pool and barbeque area. They have good customer service.

They have a ridiculous extreme towing policy, can’t have friends and family over without having to pass a bunch of steps and fill out forms. Even with an empty parking lot they will tow away cars. They take cars from the visitors parking that have not been there for long (definitely not an entire day). My claims and ones from my neighbors have fallen on deaf ears.Looking to move out as soon as possible.

The only good experience I have personally had is a service lady who works there that was amazing and super sweet!
Living here for the past three years has been wonderful. Tony and his management team have been great the very few times we needed any. Doris in maintenance gets things done just as soon as you put in the request. I highly recommend this clean and fairly new complex to anyone looking for a community driven complex. You also cant beat the location and convenience of this complex, all within walking distance from markets, restaurants and medical facilities.

Moving here has been the best move. Everything went so smoothly, thanks to the office staff. And the maintenance staff is very quick to take care of any work orders. Its also the cleanest apartment I have ever seen, which has made me very happy. Cannot say enough good things. It is a great place!
Smoke free community and good amenities
My rent went up by over 15% and I feel like the price hike wasnt in any way justified; at all. I wasnt in a position to move out either as I had just been I badly injured at my time to choose to or not to renew notice had been received. If I could have moved, sadly I would have. However, I couldnt do much as pack a box or lift a box, so I had to stay. I am not a lucky individual with family or tons of friends nearby so I didnt have help. I do not expect to renew next time the lease renewal comes around because Im guessing there will be another price hike. While I like living this place, the price hike really turned me off and I have noticed a decline in the ambiance overall. Trying to tell me the price I was paying was a great deal and this unit, the B3, never rents for so low also doesnt sit well with me! A 17% increase (to be exact(ish)) in monthly rent is steep! I dont care what it was, thats terrible to tell a customer as a justification. For many other reasons as well, it is unlikely that I will renew. Too many to list here.
The apartments are pretty nice. However, if you have an issue with another tenant they pretty much give you the generic response of we’ll talk to the tenant involved. Basically they give you the run around. So a tenant is allowed to smoke/vape in a non-smoking community, allowed to leave dog poop anywhere they please and wake you up with their loud, exhaust leaking truck every morning at 6am while they warm up their truck for 20 minutes. If you want to talk to anyone in the office you literally have to go down to the office in person because they never return calls or emails. Update: In August 2019 my husband and son moved in to Cortland Morrison Plantation as my husband job started and my son’s school began. They only had a weeks worth of clothes with them and zero furniture. They bought blow up beds, linens and few items for the kitchen until our household was shipped. After one week of living like this my family was getting bit by something at night so my husband told Jamie in the office that he thinks he is getting bit by fleas. Jamie told my husband that was strange because the tenant before did have pets and that she would send someone to look into the matter. She sent Delores the maintenance person to spray for fleas. Not once sending a professional exterminator to see if in fact what was biting them was a flea or something else. Well, it is now March and my son comes into my room and shows me a bed bug. His bed is infested! This is a nightmare!

I am glad to hear that your first impression of our community is a positive one, however I would like to assist you with your concerns. Any time we are presented with a complaint regarding a neighbor, we do have a certain procedure to follow, and we understand that it is important to begin that process with an initial contact from the office instead of a threatening violation letter. When a concern is brought to our attention, the first step is to contact residents, as you mentioned - this goes for noise, smoking, picking up poop, or anything of the like. If a repeat offense occurs, we will then escalate the communication from there. Because living in an apartment community comes with sharing space with many neighbors who each have different schedules, this can lead to instances like hearing a car start at an inconvenient time. Unfortunately, we are not able to control the exhaust noise/smell that comes from warming up a vehicle, however when we were made aware of your concern, we requested that the resident park in a different area due to the exhaust fumes. I apologize if you are having difficulty reaching the office team ? we are currently short staffed, however you can always leave a voicemail and we will return your call as soon as possible. Please feel free to also contact us through email and we will respond as soon as we can. In regards to the pest concern, rest assured that each member of our service team has been trained in pest management, and our team is backed by licensed entomologists. Typically we do not hire exterminators because our service team is able to complete all necessary steps as soon as we are notified rather than waiting on another company. We're grateful that we were able to remedy the pest concern from August of 2019. When the bed bug issue was brought to our attention, we immediately called an outside vendor who specializes in bed bug treatment to address the issue right away, so we are confident that the issue will be resolved and your home will be back to normal very soon. You may get a great rate for the first year but expect a nasty huge spike in rent if you want to stay! They dont care about keeping current residents just about making more and more money. Theyve reduced staff so you cant get help when you need it. Reduced staff also means reduced cleanliness. Highly do NOT recommend living here. I will be moving at the end of this lease. So disappointing. Complaints about loud neighbors and vehicles are not really handled.

When I first moved in this place was great. After being here a year, it has gone downhill. Im also tired of smell I the cigarette smoker in my building which management has done nothing about.
Still have issue with waste disposal charge each month. You advertise social activities and place door letters over a trash can left out--even if we're out of town, but you give one "buried' notice about the trash charge and did not give residents and option I was NOT the only one surprised by the charge.
Apartment staff are excellent but I would recommend an interior decorator to upgrade the painting inside the apartment. All wood inside the apartment including all doors are painted in what I would call Army Green. It almost feels like I'm living in a barracks. If the wood had been painted an off white it would make have made a world of difference. I don't know if this color scheme exists in all apartments but it does in the one I'm living in and for the money we are paying it does not look like a modern apartment!
The staff is nice and friendly, but that's where the good points end. The company nickel and dimes for everything. "Valet trash service" - $25; "Pay your rent"- $3 service charge. The worst thing by far is the noise. The walls and floors are paper thin. You can actually hear the people below you talking when it gets quiet (at say 2:00 AM). People talking in the hallways will force you to turn the tv up just to hear it, and the air conditioning in the living room has the same effect. I'm thankful I just moved out; even if I had to pay a $43 service charge for the "privilege" of paying my final bill online.
