Living at Avalon Mosaic has been a great experience. The location in Mosaic District is unbeatable. You're surrounded by great restaurants, shops, and entertainment options just steps away. The apartments themselves are modern and well-maintained.
This apartment complex is great due to it's location. I have been living here since the new year and I am quickly learning that AvalonBay Communities are more interested in profit margins than supporting their residents needs. Let me start with this, for guest parking they charge you $5 per night, per car. This is nickeling and dimeing you for an apartment that charges "luxury" prices. Our amenity spaces are currently being renovated and so the printer that is provided to print out the required parking passes is out of order. After having a guest over last minute and not being able to print out a pass, my guests car was towed. The towing company charged $230 to tow the car across the street. After speaking with the front office and letting them know that I unfortunately couldn't reserve and print out the pass due to the renovations, I was told I would receive a full refund of the tow amount. This is where things went down hill...I had to go back FOUR times to follow up with the leasing team and my receipt of tow was LOST twice. Finally, someone credited my account half of the promised refund amount. After speaking with the leasing staff I was told that they felt it was "fair" given the situation even though I was promised a full refund. The General Manager admitted her staffs fault and apologized but stood by them only giving half of the promised refund, even though SHE herself promised a full refund initially. This is overall more customer service and bad business in general. Other issues include: 1. multiple aggressive animals in the building that have tried to and even once bitten my dog 2. Multiple stolen package/residents packages regularly "misplaced" 3. "Secured" doors from parking garages to hallways are not in fact secure after recent renovations. People could enter the building at will without a key as it currently stands. 4. Having to shut loading dock doors to keep bugs out of complex after 10PM on multiple occasions due to staff's inability to secure inner door. I hesitated to write this review, but the most recent interaction with the tow company put a sour enough taste in my mouth to do so. Take this review for what you will. The area is nice and Mosaic is a great place to live, but maybe explore all apartment complex options before deciding.
1. Only ONE working elevator – there has only been one working elevator since beginning of October in their main building (2987) and it is now mid-January. I’ve waited on average 5-6min for an elevator on weekdays and about 10min on weekends since it’s busier. The elevator problem is not shared with prospective tenants. 2. Office staff – one woman is blatantly always rude and chooses who she helps and others she dismisses in an unprofessional way. I particularly don’t like that she treats some people with respect and others in a completely different way. All residents should be treated equally. She is the final reason I am moving out. The unnecessary attitude from her on multiple occasions when I have asked her questions has crossed a line. She has also given out my apartment number to another resident without my permission. The leasing staff is the opposite of welcoming and friendly 3.Missing Package – the package room is absolute chaos and I lost 3 packages during the holidays and 1 package was opened. When I brought this up with the leasing office, they said they do not get involved with packages and the mailroom. They allow anyone (non residents) to go in the package room without supervision (including nail workers from the salon close by) which is why packages get stolen. 4. Smells – the hallways have consistently smelled of dog urine and other bad smells. There are urine stains in the hallway that never get cleaned up. There has also been dog urine in the elevator on multiple occasions. 5. Trash room – disgusting and never cleaned up. Boxes blocking the trash chute. Trash chute has also been closed multiple times this past year for days on end causing the smells of trash to linger even more in the halls. 6.Noise – paper thin walls and you can hear neighbors next to you, above you, and somehow even below you. 7.Pet waste – a disgusting amount of pet waste through the apartment building and the surrounding “walking areas”. 8. Leasing staff does not fine residents who do not pick up. Their doggie bags are never stocked. 9. Fire alarms – if you do choose to live here, please keep in mind fire alarms will be going off at least once a week – office staff has said this is because people have falsely pulled the alarm. 10. Elevator Problem #2 – I’ve been stuck in the elevator twice because it is not properly functioning. They choose to hire cheap contractors that don’t do the job correctly. Keep this is mind and use the stairs if you do live here.
I have been a resident of Avalon Mosaic since July. I had taken over a lease from a previous resident. As part of taking over the lease, they had decorated nicely and I had purchased some of the furniture and fixtures they no longer wanted. Unfortunately, upon moving in, I realized that three (3) of the light fixtures had been stolen out of the apartment from the maintenance staff. Today, my car was towed from my premium reserved spot that I pay for. The front desk was unable to understand my positioning and offered no support in helping retrieve my car. As a result, I had to pay $160 to get my car back out of the lot and move it back into the same spot in which it was towed. I'm about three months into my lease and would not recommend this apartment to anyone looking to move now. I had previously lived at the Modera down the street and recommend checking that out before looking here.
Terrible move out experience!! After living there for over a year and a half we chose the option to re-rent our apt. since we had to leave before our lease had ended. After being assured by the leasing office that it would be no problem for them to re rent our apartment considering it's location as well as seeing other apartments fill up within days of being vacated, we thought it would be a good idea. Boy were we wrong, the first thing they hung over our heads was that our carpets needed to be replaced even though we chose the clean sweep option where they are supposed to clean our carpets for us. They said that there was pet urine so they didn't need to try and clean the carpets they could just replace them, but this was after doing the final move out inspection with them in person and they told us that there was no pet urine or any issue with the carpet. I would like to point out that during that move out inspection the maintenance personnel pulled the carpet up to check for that exact thing and he told me everything was good to go. Upon much back and forth with the service department and the leasing office they told us that the only thing we could do was take them to court. The next thing they robbed us of was our payback of accelerated rent. We moved out end of Sep and gave them over 4 months notice that we were moving out and not once did they try to show our apartment during that period. Then, we asked how we would know the apt. had been rented so we would know when we were no longer responsible for the rent payments on the apt. and they told us to check the website and if it was no longer listed that it had been rented. Our lease ended Dec 27th, and the apt.t was removed from the website as available on the Dec. 5, so if my math serves me correctly we should get 22 days of our accelerated rent payment for the month of Dec back. But wait a minute, the service dept. is telling me that the apt. was not moved into until the Dec 26. So I call the leasing office and they explain to me that conveniently the apt. was taken off the market because someone had put an application in for it on the 5th but decided to not move in until the 26th,Really, They also explain that they can not control when the person wants to move in and that we are still responsible until those people actually move in. And when I ask how long they will hold an apt. for someone they tell me that it changes and that there is no set time period that they will hold an apt for.
It's a lovely brand new building in an up and coming retail area called Mosaic District. The building has great amenities (gym, pool, courtyards) but a few drawbacks. The walls are paper thin, there is construction nearby which affects noise and comfort levels, the neighbors are not pleasant and there is no sense of community. The amenities and utilities are way too expensive and the customer service (maintenance, rental office, community advisers...) are not well trained. We feel we are paying way too much for what is being offered and would really welcome support from Apartments.com!
This complex has a lot to offer—in addition to the great restaurants, shops, movie theater, and workout studios just outside the door, the building has a large gym, several courtyards with comfortable seating, and a pool. The units are practically brand new with a sleek and modern but warm style that make them feel more like a home than a rental. By choosing to live here, you won’t have to sacrifice location for a nice interior—this complex affords you both!
I've lived here for almost a year and it's a great value for what you get. It is a bit of a commute from the District, but this is an incredibly well-run and well-managed place. Pros: * Free shuttle to and from the metro that stops right in front of the complex * While the units are expensive, the rents are very reasonable for new NoVa apartments with nice finishes * The units here are basically brand new (I'm the first tenant in my unit) without the excessive price tag of other new complexes in NoVA and even around the Mosaic District * Great staff and a very well-kept complex * Parking is pretty reasonable for a complex, and they sometimes run free parking specials * The parking garage opens to every floor * Free wi-fi * Everything you need is within walking distance. Living in the Mosaic District has so many perks in one place- incredible restaurants, multiple grocery options, and free entertainment from the theater's outdoor movie screenings. Cons: * Cell reception inside the building is pretty spotty, even with a good carrier. I'm not sure why this is, but basically the only way to make a phone call is to go to the front desk and get a signal extender (pro: they're free for residents, including set-up) * Commuting into DC, by metro or car, from Dunn Loring every day can be excessive and draining. * The complex is very pet friendly, so make sure any unit you look at isn't next to one with a loud pet Overall, I'm very happy with my choice!
