Property Ratings at Avalon Natick
Have been living in Avalon Natick for two years now. Great commuting location next to Ma Pike and Route 9/30. Management has been responsive to any issues we have had and fixed stuff quickly to the extent they could. Decided to leave at the end of our lease when they gave us a 50% rent increase proposal. Their proposal is actually hundreds per month more than the new lease rates on this site. Strange. The construction is typical for what you would find in an Avalon apartment this old. This is the 3rd one I have lived in. The building is not new and it shows in the units. HVAC and sound proofing are the two biggest issues. The HVAC compressor in each unit is next to the television cable hook up. The compressor is so loud when running the A/C or heat, that you have to turn the volume on the TV up every time it kicks on, and adjust when it goes off. Very loud when trying to sleep. I went to Home Depot and added some felt between the wall and the metal vents to soften some of the noise. The other noise issue is the proximity to Home Depot and other commercial buildings. The noise is constant. Trucks in and out. They use leaf blowers to clean the parking lot. There is also a lot of highway noise from Speen St and the MA Pike if you like to sleep with the windows open. Noise between units can be a nuisance also. But that is apartment living. In the last year they have been doing some renovations like painting and carpeting. Not sure who picked the color schemes but the colors are the most drab selection I have ever had in an apartment. Wish they had retained the old colors which were lighter and brighter. With the price increases Avalon Natick is out of balance with other options. Some people rave about the gym and the pool. In my experience the amenities are pretty standard and the amenities here are about average. My conclusion is the place is OK which the guide assigns as a "2 Star" rating.
This is a very clean apartment, well kept. The landscape is beautiful. Management is very nice, very approachable and always there then you have any concerns.
I loved this apartment very much until they moved in upstairs. Two kids and a dog live there. Every morning and evening, the kids play on the floor, roll, drop objects, run, scream, and the dog bark. Talking to the office about the situation doesn't help at all because there is no punishment to them. Of course, they don't change. So, every time I suddenly hear a thump, my heart sinks, and now I think I'll get sick of neurosis when the sound will suddenly be heard again. Probably if you're lucky enough, you can live in a noise-free unit. Otherwise, this place becomes hell every evening. I am just waiting to get out of this hell one day sooner. I would never recommend this apartment to anyone.
The Avalon Apartments at Natick are great. I've been here for about a month. The apartments themselves are beautiful. We're on the higher floors (over 7), so the appliances are all stainless steal with amazing granite countertops. It's an open floor plan that opens into the main space. The pool that's in the middle of the two apartments is beautiful and never too crowded. I think the only negative to the apartment complex is the parking. There's parking all around the building, but it fills up by about 3pm. If you get home after 3pm, you have to park in the free-standing garage that is between the two apartment buildings. For the most part, it's pretty full on the lower levels. I hate to see what happens in the middle of the winter when everyone wants a covered spot because of the snow! I don't think there's enough for everyone. Other than that, it's a great apartment. The maintenance staff is very responsive and thorough. We also have great light throughout the apartment because of the juliette balcony.
I wanted to live somewhere close to Boston but not right in the craziness and business of it all! Avalon Natick is perfect. It's a short 20 minute drive from Boston but is quieter to navigate. There's great shopping and restaurants near by and the apartment amenities are UNREAL. Great gym, great pool, beyond friendly staff. Apartments are spacious and well appointed. Love living there.
I have been living in Avalon Natick for three years now and would have left after my first lease if not for the great location next to Ma Pike and Route 9/30, and the great service and management. The original construction was very shoddy, and the biggest complaint is the HVAC. The compressor is in each unit and sits next to the television cable hook up. The compressor is so loud when running the A/C or heat, that you have to turn the volume on the TV up every time it kicks on, and adjust when it goes off. In addition to that, the hardwood laminate floors are bubbling up, and the cabinets are counter are cheaply made. Many rough corners that catch clothing and create small cuts, and the stove top is hard to clean and must be scrubbed after each use. As mentioned above the service is great and the staff is professional, friendly , and accommodating. The work out room and pool are great amenities , as well as the grill. The covered apartment garage was a god send during the past winter and all the storms.
I moved her as a result of a fire destroying my home. I didn't think I was an apartment person, but after nearly two months in a hotel, I was desperate for even a little more room. Avalon Apartments had just begun leasing and I took the tour. Everything was so clean. Just spit spot. I'm happy to say that nearly 3 years later, the complex is still just as clean. The maintenance staff works hard every day to make sure that things are washed, polished, painted and pick up. It makes everything so much nicer! There's also something wonderful about not having to worry about shoveling snow. The indoor parking garage makes it so that I don't even need to clean off my car. The buildings are all concrete and that makes them pretty quite. I had a neighbor who had dog and I couldn't hear it even when it barked unless both our windows were open. Speaking of windows, that's the only downside here. They do not do a very good job of keeping out the cold. They also hang on to moisture so in the winter, the windows are covered with icy frost. Thermal curtains are a necessity but hard to put up in the sliding door/window in the living room. The neighbors I've met are very nice. Avalon holds several socials every year so you do get to know the people in the complex. The office staff is very helpful. They make strong efforts to address every question or issue and I like the convenience and safety of being able to have my packages held or delivered right to my door. The location is fantastic with the only issue being the mall traffic during Christmas time. You know I must like it here. I just signed another 14 month lease!
Great luxury apartment community, which isn't the easiest thing to find in the MetroWest area of Massachusetts. The apartment has amazing amenities and is right off the Mass Pike, which makes it super convenience for community. My girlfriend commutes to Worcester, and I go to Boston, so it's a good midpoint for us. The pool is amazing. The gym is solid. The dog park is nice enough. Few random things: (1) Some of the apartments face Home Depot, which makes for a lot of ambient noise when deliveries come in at night. (2) Only the apartments from floor 5 or 6 and higher have the nicer granite and stainless steel appliances, which really should be a standard thing in all the apartments. (3) We just moved in and had a pretty serious problem with how loud our AC unit was (specifically the intake duct). However, the building maintenance staff was fairly responsive in fixing the issue and had the issue solved in a week. Their responsiveness is a major positive for us. We really appreciated the help. (4) Parking might become a problem in the winter since most of the spots are outside, but assigned garage spots are available for $200/month if you want to pay for it. In sum, if you're looking for an apartment in MetroWest that's close to Boston / the MassPike, look no further. Just try your best to grab an apartment that doesn't face home depot, is on a higher floor, and confirm that the AC vent isn't super loud. Otherwise, good to go.
