Newcastle is a gorgeous lakeside suburb just minutes away from Seattle, frequently recognized as one of the best places to live in Washington (and even the nation). The crime rate is quite low and the local schools earn top marks. Property Ratings at Avalon Newcastle Commons
The dishwasher is one of those extreme energy saving ones. On opening a ticket (they are generally responsive) they told us thats how it is. I should charge them for my wife having to hand wash and dry (drying especially bad) all the time we stayed here. The clincher was being charged for carpet replacement on moving out due to a couple of spots. The carpet was faaarrr from new when we moved in and being charged nearly a 1000 for replacement on moving out felt really unfair. Unlike most other complexes in this area they do not offer you a free carpet cleaning when you renew (they didn't in our case) which means the carpet is more likely to be 'dirty' and therefore more likely to result in a charge. Lesson to people moving in .. please take a lot of photos .. during your walk through. And how does this have an average of nearly 5 with the majority of these reviews being low to middling.
Decent place to live, horrible neighbors and cheap furnishings. The ceiling fan in my apartment never worked despite multiple trips from maintenance. You can't use the glass cooktop because any sign of wear on it and they will charge you 130 for cleaning fees. The biggest racket is the move out. I got a carpet cleaner and looked great. No visible stains, no wear really at all, no pets ever in the apartment but after moving out, got hit with $700 for carpet replacement. All I got after challenging the charges and attaching my own photos of the condition before moving out was some random photos of a black light and splatter stains that were under where my couch was. The walk thru when moving in never included any blacklight so I have no idea of the condition of the carpet other than just naked eye. Of course, Avalon waited until nearly a month after moving out to respond to my dispute of charges, leaving me with days to "pay or be sent to our 3rd party collection company" leaving me no choice but to pay. If you only lived in an apartment for 6 months and no visual stains, tears or holes, the tenant is not responsible for carpet replacement. Don't EVER live at any Avalon properties if you don't have $3,000 to throw away at bogus charges on the way out.
Absolutely incompetent management team. Two years of contract misses that required us to discover and fix at our cost. Look elsewhere folks because this is not a place that's worth the hassle.
First, the property is beautiful. The buildings are fairly new. However, they suffer from a few design flaws that can impact your day to day experience significantly. The first apartment I moved into had the thermostat on the same wall and only inches away from the heating unit. This was in winter. Everytime the heater warmed the wall (but not the room), the unit would shut off. The internal temperature never got above 45 degrees. Fortunately, management was able to move me into another unit quickly. The second apartment, in another building, has doors with loaded hinges that slam unless you gently close them. I am considerate of my neighbors. My neighbors, not so much. Every time they come and go (and there are several of them), my entire unit shakes (with the accompanying "boom"). It's like living in a continuous earthquake zone. I politely visited the front office about this three times. There is nothing they can do. Beautiful building, friendly staff, but not really a very nice place to live IF you spend time in your apartment (I work at home). If you just need a place to sleep, it might do for you. If you have a high tolerance for noise, it will be fine.
We love living at Ava Newcastle. We live in the townhomes not the apartment complex. So the new construction isn’t an issue for us. We do not hear anything at all. Super quiet area where the townhomes are and lots of wildlife. We love waking up to deer & chipmunks in our backyard. The bbq area is great, fenced in dog park around the corner, and lots of trails for hiking. The townhomes have central air which was a huge perk for us as well. Tess was our leasing agent and she was the best. Any questions we had she was able to answer and made our move in painless. Please visit and view the property! Take the bad reviews with a grain of salt as most are due to moving out (if you destroy your property you should expect a bill - you wouldn’t want to move into a property that doesn’t look new).

Coal Creek Trail which is located right out our door is a great place to hike. As other reviewers have said, the garbage and recycle shoots are often broken, pet owners do not clean up after their pets, the pool is often closed due to unsanitary conditions, it is not a smoke free community, and thefts and break-ins happen too frequently. The worst part of the community is the dishonesty of the staff. They refuse to do anything about smokers. They took away our free reserved parking space, and knowingly assigned us a space that was already taken. When our dryer was making black marks on our sheets and shirts, their solution was to put our items in a bag or go to a laundry mat. On our move out, they stole $245 from us with their cleaning fees even though they said everything was move-in-ready. We have never had pets in our apartment, but Jesse used a black light to prove there were no pet stains. Our apartment was emaculant. Jesse said the $95 for carpet cleaning was because our contract requires everyone to pay for carpet cleaning when they move out. It does not.
The only reason i'm giving this place 1 star is because of my move out experience, and i think more people need to be aware about it before they decide to pay the premium rent for this place. I was charged $200 for carpet cleaning and shampooing, whereas i left the apartment in absolutely perfect and ready to move-in condition. I even paid professional cleaners to come clean this place, so apartment is well cleaned. Even on my final move out inspection their maintenance team was Wowed with the condition and cleanliness of the apartment and found no issues. Only to my surprise i'm getting this bill of $200 later as cleaning charges. I totally agree that this is a rip off. What incentive are they creating for people to leave apartment in good condition if they are going to unethically charge these exorbitant fees later on anyways? One might as well leave the apartment dirty, and don't care to do any maintenance at all. In addition to all the car theft, lack of cleanliness around the community(dog poops especially), and these unreasonable fees, i would not recommend people to pay the premium price that they expect to get in lieu of their workout and pool facilities. They really do turn blind fold when someone point at their short comings. Avalon Newcastle - i really didn't expect it from you guys! :(
As someone who actually lives in the community, I absolutely love it! The traffic to and from is definitely better than anywhere in the area (and I've lived in Bellevue and Redmond). The gym is SPECTACULAR! Two stories, and has more equipment than any apartment community that I've ever lived at. I cannot wait for the dog park and pool to open, since all the other amenities have been so lovely. I love the location since it is close to I405, I90, Bellevue, Renton and Issaquah. I don't have to travel far to get what you need. The office and maintenance staff has been so helpful and accommodating. They are always so friendly when I come to the office. I look forward to all the opportunities coming to the Newcastle area!
This property is over crowded with apartments. The rents are extremely overpriced. The traffic here is terrible and going to get worse. I do not recommend this property to anyone looking for a quiet place to live. It may look nice, but living there will be crowded and noisy. That is my professional real estate opinion. I wonder if they will even post this, or screen the ones they don't like. They would be very biased.
