Property Ratings at Avalon Oaks Apartments
I currently live here and I have never in my life had fear of being in my own home. Im in my house with 5 other women and while in my living room a man from the third floor comes down and tries to get into my apartment in his underwear!! We call the police and the staff does not handle it all. If you have kids this is not a place for your family and their safety. I would not recommend this to be a place to live ever. This is ridiculous and they did not give us any help they told us there is nothing they can do even though we have camera footage of him leaving his house in his underwear. The excuse they used is that they do background checks.

I lived at Avalon Oaks for about 4 years and I must say initially I was satisfied (nothing amazing), but most recently Avalon was bought by a new company, which has been disastrous. Management and maintenance is unresponsive. There is dog feeces everywhere. People from other neighboring apartments sneak onto the property to utilize the swimming pool- which was once shut down because someone defecated in the pool. Occasionally, packages that get delivered to your door disappear- as in STOLEN. Last, BUT NOT LEAST, there are hidden fees and attempts to collect debt not owed. I HIGHLY suggest all current tenants to request your ledger and/or be diligent in making sure you are being charged accurately. Overall, aside from the very freindly receptionist, this property is horrible. I would NOT recommend this property. There are various affordable properties less than 10 minutes away which have better reviews. I suggest you keep looking!!!
While the spaces themselves are nice and comfortable, the management is ATROCIOUS. My heater began to die in November. Maintenance would show up and "work" on it (some fun instances including the time when I turned off my heater because it was blowing cold air, and they thought the heater was fine, that I just didn't know how to turn on a heater). It took until MARCH to resolve the issue. My heating bills were ranging between $500-$700 a month. For five months, I was paying absurdly high bills because they were too cheap to replace the heater. Finally, they got sick of me complaining and took care of it. Five months later. Additionally, when I complained to upper management, they said that "I just didn't understand how electric heating worked." Like I've never paid a heating bill in my life or something. Living here drained my savings account. Management assumes you're stupid when they interact with you. They are pedantic, condescending, and incapable of trying to find solutions that doesn't fill their pockets. Additionally, there's dog poop everywhere. They get one star from me because I have to select a rating. If I could give zero stars, I would.
This apartment complex is amazing. I love the environment, Beth is phenomenal and everyone cares for each other in the community. It’s a true peaceful, clean, happy environment. If your truly wanting a new place to call home these apartment are amazing. I had a one bedroom apartment, which was full of so much space, fresh carpet and paint. The best part was the bathroom tub, the living room space and my walk in closet and more. However, I truly love this complex and I never want to leave.
These apartments are beautiful, but management and maintenance make staying in here a living hell. I will recommend saving your money and looking elsewhere. These apartments are way overpriced for the type service that residents receive. Oh and by the way, be on the lookout for hidden fees. I will give this apartment 3 stars ONLY because they are beautiful inside!

My fiance and i moved into our apartment in March. We had been looking around at different apartments for months, trying to find out what worked best for us since we had two dogs. Avalon is a GREAT place to live. Beth and Tanisha in the front office are two of the best managers a complex could have. They ALWAYS make conversation with you when you approach them. Anything that needs to be taken care of gets taken care of immediately. Maintenance is very great, they are fast and reliable. The apartment complex itself is taken care of. We are actually looking to stay here another lease and upgrade to a two bedroom instead of a one bedroom, if you're looking for a GREAT apartment complex, this is the one!
If I could give 0 stars I would! I've lived at Avalon for 5 years and I DO NOT RECOMMEND ANYONE TO MOVE HERE!! I REPEAT DO NOT MOVE HERE! There is a lady, previous tenant, that comes and parks in front of the dumpster for hours to feed the cats. She is NOT friendly at all!! The office has said they can't really do anything about her. Uhh ?? The windows in the winter are drafty, people let their cats outside at night and when I was assigned my new unit it smelled so terrible of car urine! Soon after moving in on the request of new carpets, the toilet continuously ran. I put in a maintenance request to have it fixed and the maintenance manager said to hold the lever down for 5 seconds to stop the issue... THAT DOES NOT STOP THE ISSUE! I was out of town for a week and came back to it still running!! My water bill came in with $19 dollars added. It's been nearly a week of advising the front office and they have not gotten back to me about crediting my account. Supposedly they are waiting for Stephany at Guardian to see if there was a spike after the initial maintenance request was submitted. I received a notice that I was being charged $25 for my dog urinating onto my neighbors patio. This is after they sent me a notice. My dogs don't even go outside on my patio!! So that's a load of bull! Terrible office managers in my opinion! DO NOT WASTE YOUR TIME! I will be taking all issues to the corporate office from now on!
My wife and I just moved in in June. The process of renting was absolutely the easiest and best we've experienced. We so enjoy our apartment and the few concerns we had were addressed immediately. The grounds are kept exceptional too. We are very pleased with our decision. Management cares here!
The apartments are very nice. The grounds and apartments are maintained very well. Any maintenance issues are handled very quickly, and the maintenance men are very nice. The office staff is very nice and helpful. The residents are friendly and the area is wonderful - close to everything and seems to be a fairly safe area. I would recommend these apartments to anyone.
I have lived at my current apartment for over 14 years and must say it is beautiful! Our leasing office staff is fantastic, professional and courteous! Love the work out facility and pool and the efforts to maintain this beautiful property. Thanks AVALON staff for doing such a good job.

Our rent was raised by $60 a couple days before our lease was up so it wasn't the best heads up. Pigeons were everywhere and they pooped all over. Had to pay all utilities besides trash. Other than these few things Avalon was a very nice complex, great price (at first), and also a great location. Maintenance guys were always busy and did their jobs well & Beth was great in the office. I would recommend this place as a starter apartment.

Nice, spacious apartments. They walls are thick so you don't have to worry about hearing your neighbors. They are somewhat expensive since you have to pay for all utilities!! The only utility you don't pay for is garbage. There is a huge pigeon problem so be careful.
