With its lush, garden-like landscaping and premier shopping centers, Biltmore is considered by many to be one of Phoenix’s most acclaimed residential communities. The neighborhood is home to the Arizona Biltmore Hotel, a resort with incredible golfing and innovative culinary restaurants, surrounded by the city’s most upscale homes.
Biltmore is at the heart of the Financial District – so you bet there will be modern office spaces, high-rise apartments, and luxury boutiques everywhere you turn. Biltmore Fashion Park is located at the intersection of 24th Street and Camelback Road. This open-air shopping plaza features brands like Ralph Lauren, Stuart Weitzman, and Jonathan Adler among numerous white-glove service restaurants.
Adjacent to the mall is the Camby Hotel’s award-winning restaurant Artizen – which is run by Chef Dushryant Singh, a “Best Upcoming Chef” nominee by Arizona Culinary Hall of Fame.

Property Ratings at Avalon
The place now has trash everywhere all the time, and many tenants have had to call the police for homeless messing with their doors, drug use, and vandalism. The staff refuses to do anything about any of these issues and are very rude while they do so. The rent charge is ridiculous for the living conditions to be what they are.
I am going to be moving from out of town to Phoenix and called about one of their apartments listed. The woman on the phone was super rude when I was trying to ask questions. She was using a tone of voice trying to make me feel stupid because there are virtual tours online. It’s not even labeled which units the tours go with so how am I supposed to know? There’s very little information online so not really sure why she was acting so inconvenienced by my very normal questions. Won’t rent here since they can’t even be bothered to be decent to potential residents.
Property Manager at Avalon, Responded To This Review
We are sorry if we did not make the best impression. We want everyone to feel welcome from the moment they call. If you would like to discuss what happened please reach out to us. Either way, we wish you the best in your apartment search. Sincerely, Avalon Management
I live at Avalon Apartments and have been here for a year and a half. My car has been broken into twice after parking in the parking lot that has no cameras/any type of surveillance whatsoever. I called my apartment manager this morning, to warn them about a potential liability. The staff member that I spoke to interrupted me and told me to “just call the police” and that the parking spot “wasn’t their problem.” The recent purchase of this building was meant to improve it, but clearly that is not the goal. This company (Alliance Southwest, LLC) and its staff do not care about residential safety concerns, or much about residents at all. In addition, the light on my porch has been broken/burnt out for months. Where is maintenance? Nowhere to be found. My neighbors’ dog runs wild outside without a leash. Where is the apartment manager? Too busy trying to scam people looking for a home out of their money, I’m sure. Save yourself a headache, lost possessions, and wasted money and look elsewhere.
I've lived here for 3 years. Through constant construction/remodeling noise, hammering, electric saws... beware the 60 notice to vacate that is glossed over on the lease. There are notices left at your door for things like the A/C being broken and worked on for days at a time in the heat of summer and notices informing me that my water will be shut off for days at a time as well. Got kids? Because almost everyone that lives here does so it's like a gated daycare after school gets out. Some days toys strewn about the courtyard and disc golf frisbies thrown at your windows. I was so excited to put my 30 notice in and move out only to be told that it is 60 day notice and oh by the way my lease was up in January but informing me of this was a "courtesy" that management did not feel was necessary. Cash grabbing scam artists. Maybe this is the apartment community for you!
If I could give negative stars, I most definitely would. Zero concern or respect for tenants. What are people paying you for if not livable conditions? Heartless thieves...
Now sitting here in my gym clothes with a non-working gym entry code for the FOURTH TIME. I knock on the door at 5:03 - no answer. Lights on, somebody's in there, but can't be bothered because it's 3 minutes after closing time. Oh, and I paid $25 for this non-working code almost a week ago, for a workout facility that was supposed to be open five months ago. Management: may you receive the same level of customer service that you give wherever you go.
This place has been nothing but heartache since the day I moved in. It took them until halfway through December to get the heat turned on, and then it's ha to be repaired twice since then. The utilities are not free. There's a $125 "bundle" that you pay, and that covers your "free" utilities. The gym is $25 a month to get access to. My car was broken into a few months after moving in, and they still haven't replaced the burnt out light bulbs in their covered parking area where my car and another car were vandalized. Kids in this complex are loud and obnoxious, and there are never any parents in sight. If you're looking or value for your $, peace and quiet, and cooperation, look elsewhere.
I was swoon by the cable and utilities being included in the rent. I was completely drawn in by the gorgeous kitchen. Let me save you some time here: look elsewhere. Within the first month of living here not only did we lose cable because the apartment didn't work out a deal with Cox the cost of it is still included in the rent. Aside from that in the first month our Air conditioning got shut off in the middle of summer with less than 12 hours notice and was off for 8 hours longer than they told us it would be, no one ever updated us they just left the office for the day, we were willing to move past it until it happened again this time with ZERO notice. With absolutely no notice, in 102 degree weather we have no air conditioning or water. If paying for cable, air, and water you can't use sound appealing this is your place and welcome home. However if you're looking for courteous office staff, a quiet community, and stable amenities I urge you to keep looking.
This place is a nightmare! A 2 bed 2 bath will rent for $1000 a month including all utilities but the money that you save is not worth it. Electricity and hot water frequently go out along with a 3 day minimum to remedy the problem. Worst of all the chiller system they have constantly breaks down at least once a month in the middle of summer! If you are considering this place With the intention on saving a few bucks think twice because chamberlain and associates are the most unprofessional and inconsiderate management company I have ever had the misfortune of renting from.
This place is newly remodeled, love the colors the the floor very up town fancy type.
