Fairborn borders Wright-Patterson Air Force Base and is home to Wright State University. Wright-Patterson AFB, originally established in 1917 as Wilbur Wright Field, is home to the National Museum of the United State Air Force. The museum contains the largest collection of aircraft and missiles in the world and is one of the state's most-visited tourist attractions. The Dayton Aviation Heritage National Historical Park contains Huffman Prairie, an 84-acre prairie that was used by the Wright brothers in 1904 to practice flights. Fairborn is considered a suburb of Dayton, which is roughly 10 miles southwest.

The maintenance are never consistent same for rules/regulations as well as them leaving my doors open and lights on. They’ll change them within 3 months and call it a day. The office ladies are NO help ever, never even seen a manager even upon request. They’re based out of California so they don’t care about the living conditions with mold, but kept raising rent double the amount. I’ve had a smokers apartment (all my bathroom walls and some bedroom walls were YELLOW from previous tenants) even though I said I was a non smoker. The fridge caused my food to mold the first week and only was compensated not even half back from it and when they brought my fridge they left water damage on my carpet that they made me pay for even though they tear it out after every tenant well supposed to. Overall not worth the price anymore and very little to the space for how much you are paying. The images online are what it may have looked like once upon a time ago, but not anymore.

I moved into the property and was met by a very lovely and nice lady named Liz! She was very helpful with my move-in process, and made sure that I was fully aware of everything that was included in my apartment! Once I got into my apartment, the apartment was outstanding and not disgusting like the surrounding apartment complexes! An amazing apartment if you are trying to live close to schools, the Air Force Base and Wright state university!

The maintenance was AWFUL. We had a leak in our ceiling for OVER A YEAR and they did nothing!! And one of our bedrooms flooded and they did nothing! THERE WERE MUSHROOMS IN OUR WALLS.. I do NOT recommend this apartment complex.

We got 6 inches of snow and they never treated the parking lot, laid salt out, or plow. We all had to deal with getting stuck in snow for over a week and we all had to shovel the parking lot for AVALON INSTEAD OF THEM DOING IT FOR US WHO PAY RENT.

I've been living here for a little over a year. I've repeated had to report my shower is broken. No matter how many times I have reported this they still haven't fixed it. The maintenance guy comes in, leaves his muddy foot prints on my floor and then doesn't do anything. I've tried working with management, they are standoffish, disrespectful, unprofessional, and having a laugh at my expense. they clear have no upper management that keeps them in line because they literally treat their tenants like children.

This place has vague policies and lack of decent management. I have continuously had issues with maintenance concerns. Their maintenance people leave muddy footprints on my carpet and wooden floors. Neighbors are loud and they smoke a lot. There's a lot of bad people here. The management here laughs in your face when you have concerns and do not help you fix anything. They're rude. I don't understand how this establishment has been able to process this way.

Don’t move here. They refuse to treat the mice in my townhome I hate it here . They have ruined my first apartment experience. The office staff are rude and don’t care about anybody but themselves.

I really enjoyed living at Avalon! Everyone there is so incredibly helpful! They work with you and try to make things as easy as they can for you! During my time living here, Kristin and Kayleigh ALWAYS answered all of my questions quickly and helped me resolve anything I may need help with! Sheryl was about as useless as a vcr. Need way better communication and clearer specifications on what is needed. They need some type of customer service because they obviously don't like dealing with people. When there is a problem with your application process they don't call you. They just wait for your time to run up and take your deposit/application fee.

Nice apartment, was interested in leasing because i wanted to be in the Fairborn area. Sheryl might have been the rudest person i’ve ever dealt with regarding an apartment. Spent 150 to get my application set up and then they took so long to review my application they said it was completely void. When i had a guarantor she wanted me to pay another 30 dollars and i might not even have been accepted then. Lost all interest with the way she talked down to me and if you ever talk to an agent make sure it isn’t her!

I am a current resident, and cannot wait until my lease is up. Apartments are in horrible condition. Maintenance does nothing more than cover up issues. I can tell you management is horrible. Communication is terrible. They let trash pile up around the dumpsters because they aren’t emptied enough. Mold is a massive problem for me and every friend I have that lives or has lived here. You can try and Contact the office or your resident manager about concerns but they do not care. They dont care if you’re happy they only want your money. They are over priced with terrible living arrangements. Again do not live here if you care about yourself. No one stays here long at all. It’s a terrible place to live with horrible management.

I moved into Avalon July 26th, 2019. It took them a month to fix our air conditioning. In this month, they provided us with a portable unit which finally started to cool things down only to take it away claiming the system was fixed. It took my roommate and I hounding them to get it fixed for them to realize our AC needed replaced entirely for it to function properly. It took 3 WEEKS to get a key to our mailbox. We were without hot water for 3 days, couldn't shower or use hot water at either spickett. I was told they were servicing my building and the water would be on shortly, day 3 I went in and demanded they fix it. They don't verify the vehicles that park in the lots so if you park there after the office has closed they don't tow. People that pay to live there can't even park in the lot for their building half the time. In addition, parking is super tight so I highly suggest smaller vehicles. The lot behind mine is a one way with massive brush near the exit to the road. If someone is flying into the entrance, you have no hope. I found random black gunk outside my apartment door and have been on them for over a week to get someone to clean it. My property manager instead tells everyone to clean up their garbage. I have a small dog, depending what the black gunk is it could be deadly to her. Depending on who your resident manager is, your experience may be okay. Cristy is great!

The way they run business here is absolutely insane. We paid over $2,000 just to step into the apartment. Way too many fees associated with this place. When I moved out early and sublet my apartment, I did not get my deposit back. Which was not fair. The maintenance takes WAY to long to come do stupid little things. It took them 3 months to come repair our door in the dead of winter, so this let in a draft all winter which sent our electric bill any high. Never again. If your on the "waitlist" for this place, think about going somewhere else because it is not worth it.

I live here currently and I am starting to count down the days until my lease is up. the faucet in my bathtub is leaking and I have trying to get them to fix it for 2 to 3 months now. maintenance has come in three times about it and the last two times they came in they left with it still leaking and saying that they need to speak to their supervisor about what to do next to get it actually fixed. it's loud and the rent isn't that cheap to be treated the way they treat their tenants. I also keep getting the run around when I call about the issues I can never seem to get a hold of an actual person just voicemails even if I call them during their office hours

THE WORST. By far the worst place I have ever lived! We have had problems ever since the day we moved in. To start off, we were told we were getting a unit that would have a washer and dryer connection. When I moved in, there was not. I was told there was nothing they could do because I had already unlocked the apartment. EVEN THOUGH I spent money on a washer and dryer. These apartments are SO old, the outlets make everything plugged in burn and smoke. Living on the bottom floor is awful because you can hear the people above you every move! Even dogs running back and forth. We also had to have maintenance come out 4 times for our water heater because we would only have cold water!!! This place is HUNGRY FOR MONEY. They don't care about anything but money. You won't get your deposit back because they charge you for literally everything. They painted over our bathtub and it was washed off with water and there was mold everywhere!!!!! DO NOT LIVE HERE. please save your money and find any other apartment complex!

Really. I wish I knew how pathetic management was here before renting. "Hey, it's possible to do your job and make money!" Spoilers! They don't work. They even screw over their own for money. Overpaying for a cheap apartment.. maintenance is always coming into our apartment without warning. Outlets and loose or don't work. I've lived here for about 8 months now and every single light bulb in our apartment has had to have been changed several times. Staff will leave a paper on your door showing a charge you owe. But when I went in to the office to ask, they couldn't even tell me how they came up with the charge. This is my third apartment and by far the worst. Horrible structure, shower leaks and ruined ceiling on our bottom floor. As well as my washer machine falling out of the wall every time I open it.And if you look at the comments, Avalon wrote a fake good review and it even says from owner of Avalon in yellow! Like cmon if you have to write a fake review that's how you know it's bad.. I do not recommend what so ever.
My roommate and myself were first drawn in to Avalon because of its placement to Wright State, and the low prices. When we originally moved in we thought we scored big. The management here loured us in with the discounts, and brand 'new' granite counter tops, and carpet (false). There was nothing new about our apartment. We let that disappointment slide, but things just got worse and worse. My biggest issue was the bug infestation in our bathroom. It was so bad we could not shower or use the bathroom, period. When we alerted management it took multiple attempts of us contacting them before someone came into our apartment to evaluate our situation. It then took Avalon 3 WEEKS, not days, WEEKS to get a exterminator to our apartment, but failed to alert us that one was coming so he was not able to work due to pets in our apartments. Winter finally came and after many cans of bug spray we were finally able to use the bathroom again. My second issue is our nice upstairs neighbors who love to play music so loud you cant think, and two AM in the morning. We have called the police 4 times, and put in complaints to Kristin one of the leasing agents 6 times and we are still having an issue. Lastly, if you do opt to live here (which I dont recommend) be sure to not get a ground level apartment, as if a piece of trash flies on your porch, management will proceed to write you up instead of picking it up themselves. I can't stress enough on how much I do not recommend Avalon, and I have leased for four years prior to coming here, and it is by far the worst place to live.
So I moved here about 7 months ago, and honestly, I was someone hesitant with it being so close to Wright State University, but I haven't had a single issue with noise, loud music, or wild parties. The community is actually quite diverse, ranging from the expected college students, to military personnel (didn't realize I'd be living right down the street from Wright-Patt AFB), young families and senior citizens. Parking is never an issue and they keep their grounds very clean and nice to look at. Their staff is very friendly and always helpful, and they do an excellent job at explaining any misunderstandings.. I love my apartment, and will most likely be renewing my lease once it expires! ( :
I am a WSU student who was previous living about 30 mins away from campus. Living here I am close to campus without having to actually live on campus! I have everything I need at my fingertips. A mall, plenty of restaurants, the highways, bars. I'm pretty excited about all the money I'll be saving on gas every week. The apartment is very cute and the perfect size for me and my dog. I was very shocked at how affordable these are. I've been in the market awhile and seeing the prices for just a one bedroom ( or even a studio) I got a 2 bedroom and i'm still saving at least 200$ in rent. Maintenance is extremely fast and efficient. Well everything here is fast and efficient, if you have any questions or concerns from the office they address them almost immediately! Like I said my apartment is very cute, heat works wonders, I feel none of the outside drafts. If you are in the market for an apartment ( especially if you have a big do, it is a nightmare trying to find an apartment that accepts Cane Corso's!!!!) check these out. Your dollar will deff go far here!!!
Apartments are older but everything is in good working condition. Management is friendly and any time I have a maintenance need it is addressed quickly and promptly.
Love this place! With the change of management, this place has gotten a lot better than what the previous reviews suggest. In my personal opinion, I think this is a great place to live. I used to live in Yorktown Colony Apartments, one bedroom, and it was so dark, not insulated, and all around unsavory. Heating my place was a nightmare. Moving to Avalon, I gained an extra bedroom, new carpet, a freshly painted accent wall, dishwasher, AND a lovely window in my bathroom (yay for more light!) for only $30 extra in rent from what I was paying in Yorktown. I'm a student and can be on Wright State's campus in 5 minutes flat. Crazy convenient to a lot of stuff (Speedway, Kroger, Save-a-Lot, Tim Horton's and several major highways). The office staff is extremely friendly (although pretty busy)and has been nothing but awesome since my move in. They do a lot of giveaways (I won a TV!) and really try to create a sense of community. Parking is free and open so you won't have to worry about your friend's car being towed if they stay over at your place. My place is a little chilly (which is to be expected with a side unit on the second floor) but the baseboard heading is sufficient. My DP&L bill this past month (November) was less than $50 and hasn't been over $65 since I moved in around the end of August. If you're looking for a nice place to live, make sure to give this place a look!
A very nice and friendly environment. My 3 year old just loves it here and all the girls in the office are super helpful. Nice roomy apartments and close to so many things. Its a great spot to be in!
I've lived here for 8 months and it has been great. The staff is very friendly and always take good care of me. Maintenance has been very prompt when I need them. No major issues since I've been here. When I moved in, everything in the apartment was new. I would recommend living here.
after lving here since 2003, id say that i like it, i have always been made to feel welcome and having all my needs met.the grounds are always kept well and the pool for me and my grandchildren always makes the summer. if there is a problem in your apt. it is always handled quickly. couldnt imagine living some where else.
Close to everything! I love that I am 10 minutes from just about anything in the area. Price is competitive for the area. Apartments are clean and well maintained.
I love living at Avalon Place. I have been here for about 8 months and have never had any issues. The office staff is so helpful whenever I have needed something. Maintenance is quick to respond to any work orders I have ever put in. The location and pricing are wonderful, you have to check them out!!
I moved into Avalon Place a few months ago and absolutely love my apartment. It is a nice size for the price. The office staff are always so friendly and the maintenance guys have been great too. I would recommend this place to anyone looking for a nice apartment without paying too much.
The management here is complete trash. They're unorganized, and have no idea how to run a business. They're rated an F in the Better Business Bureau for multiple reasons. The appartments themselves are over priced for how old they are. Most apartments are decent condition but still need several repairs. Between the highway and military base it's fairly noisy during the day.
Avalon is not up to par for the price. The buildings are a little older and always seem to have a maintenance issue or repairs constantly being done. Maintenance personal will randomly walk into your house or leave notices that they will eventually be there. Out of the 5 months I've been here they've came in at least 4 times and had notices that they could enter without warning for over a month. From management doesn't seem to do to much and have been unorganized sense move in. There's better places for better prices in the Dayton area, I'd suggest looking around first.
Lived here for two years and will continue for another year (due to price). Prior owners (office workers) were outstanding, now, management put restrictions on them that service is actually horrible (front office). Now, they are charging a $3 technology fee just to see your transactions on-line, but residents get nothing out of it. I tried paying in advance, but they won't accept advance payment. Prior office managers were much more accommodating. The living space itself is old (Circa 1970s, with appliances early 80s), but still in relatively good shape. Maintenance has been great and responded in a timely manner. For the price, you cannot expect luxury living. To date, maintenance replaced the condenser in the fridge, replaced the burner on the stove, fixed plumbing over the tub (leaking from upstairs) twice. Each time, maintenance responded and corrected the problem. I agree with others, that the walls are thin especially the floors. Heat is electric and there is only one AC for a 1 bedroom; however, it does cool the place adequately. The electric bills are not too high if managed appropriately (if you have an option, don't go through Dayton Power and Light), other carriers are much cheaper. If you are considering living here, do not expect marble countertops, nor should you expect ceiling fans or screen doors. These are occupant additions. If you are lucky, you might have them, else, you have to get them yourself. PROS: Cheap rent, close to attractions in Fairborn. Emergency maintenance is fantastic. CONS: Either retirees, college students, or lower income people live here so the noise level depends on neighbors, old appliances, and cabinets, closets show heavy wear and tear, and plumbing is old. Tub was painted and chipping. Front office is not helpful. Month to Month leasing is possible, but costs you over $100 extra a month. Several people in the apartment have two or more vehicles (some on blocks, or in obvious storage mode), but the parking is ample. If you plan to live here and don't require front office ANYTHING, look at the apartment carefully and annotate any wear and tear on your lease. I wouldn't recommend to a friend unless they just need basic living accommodations for a year.
Lived here a total of 2 years. All around not a bad place for the money. You get what you pay for though as so many appliances / fixtures / windows and doors were either broken or wouldn't work. Paying for your laundry sucks and when you live in a single you get one window unit for a/c. Bedroom gets so hot at night it's almost impossible to sleep comfortably. All of that though you can live with for a time being. However, the neighbors are what drove me away from Avalon. My upstairs neighbor whom just moved in two months ago has the heaviest footsteps imaginable. On top of that the floor is so thin you hear everything. All the way from him beating his girlfriend and his dog or just generally yelling. The worst part is he is the most active around 1-4 in the morning, so you end up sitting in bed groaning as you look at the clock and try to fall back asleep. I complained to the office 4 times and called the cops twice on them to make sure nobody was getting killed. With management not taking action and the noises / safety of myself and my family degrading I'm moving out. All in all the apartment was not bad but the neighborhood and neighbors can either make brake it.
poor service , when i called office report problem they always delayed service. and some problem such as leaking . they delayed repair then charge you the damage because of leaking.
I've been living here for a few months now and have had quite a few problems that make the cost of the apartment not worth it. Pros: -Close to WSU, Fairfield Commons Mall, etc. -Friendly staff Cons: -Old apartments so you can hear your upstairs neighbors conversations and every step they take in their apartment. It's so loud that many times you can't sleep at night. I've lived in many apartments and NEVER had anything like this before. It's horrible. -Not energy efficient at all. We had to weatherproof our apartment because we were losing all of our heat and wasting money. -It's a base fee for water which is fine if the water is a consistent temperature. I can't remember the last time I took a shower that stayed the same temp during the whole shower. It turns ice cold and boiling hot with no warning. It also takes 10-15 minutes to get the water temp to a good level just to take a shower. -No vent fan in the bathroom so mold/mildew grows very easily. There is a window but it hardly opens. -We find spiders all the time in our apartment and we've sprayed the outside multiple times. -When we first moved in so many things were broken. Windows wouldn't latch (security problems) outlets were broken and falling off the wall. Not a good place to live at all. I can't wait for the lease to be up so I can stop paying for this place.
I highly recommend not being involved with these money thieves! The living conditions are sub-par. Very poorly maintained. They tend to charge the renter for basic wear and tear that is completely out of the renters hands. The plumbing above the shower was clearly needing fixed, but every time we complained about it, they just came and "patched" the ceiling so it wasn't leaking as much. The temperature in the shower constantly fluctuated. It could be at the perfect temperature and go up to burning hot down to freezing cold multiple times. I had lived in 3 different apartments before these and had never had that problem! Not only that, but there were many times when the water in the kitchen sink or bathroom faucet would not get cold. The ceiling fan in the living room was faulty; even after replacing light bulbs, they would go out weeks later. They refused to replace the outside lightbulb (which, also, went out about every 3-6 months.) When we left, they charged us for the most ridiculous things. $15 charge FOR DUSTING THE CEILING FAN!!!!! $50 for SWEEPING OFF THE FRONT PORCH!!!!!!!!!! Some of the caulking in the tub wore away (again...natural wear and tear; not our fault)....and they charged us for that. I could go on, but I hope I have made my point enough to save you money and aggravation!
I've been living at Avalon for the last 6 months, since moving in I haven't had much trouble, my apartment was clean and in working order when I moved in. Matinence is timely. I've never had any issues. Its close to the mall and high way and it's the cheapest in town for what you get. I'd recommend it to anyone looking to stay in a good area for a great price.
I will list all things that make this apartment stand out. And then all negatives of this apartment afterwards. Pros •Very Friendly Staff •Open policy on pets •Swimming Pool a little ways away from the houses, therefore it doesn't smell like chlorine in your home •Updated apartments due to new ownership •Calm neighborhood •Very Reasonable cost per square foot, Cons •Chipotle is a 3 minute drive. Maybe I'll just buy a franchise just for Avalon Apartments. Yeah.. I might just do that!
Avalon is an apartment community located very close to Wright-Patterson AFB. Full on-site maintenance is provided. The apartments have washer/Dryer connections, but several Laundromats are also available. The apartments & buildings are older but appear to have been very well maintained over the years. The rents are reasonable and management does a good job screening applicants for residence. The location is convenient to shopping and just about everything else.
These apartments were terrible to live in, at least the one-bedrooms on the first floor. I expected noise from neighbors but i did not expect to hear whole conversations, or to hear every step taken above us. Our neighbors came and went at all hours so we were kept awake often. They were so loud in their bedroom at night that we had to sleep on the living room floor. Many times there were parties, which is expected sometimes during the weekend, but these were during the work week. Of course nothing was done upon complaining to management. I would advise anyone to stay away from the bottom apartments. We had some bad luck with bad neighbors but really the apartments are poorly insulated and they're quite old. The kitchens are of a decent size though. We never had a problem with maintenance.
I recently moved out. Took a month to get my deposit (like most places). The apartments are creaky but I expected so since the place was built before the 70's. They showed me the model, and my apartment was similar - bathroom was a little different. Had I painted and hung things up, it would have been model-like. I was living in an apartment and expected some noise; after all, if I wanted no neighbor noise, I would have bought a house. The value of the apartment was still worth it to me. I got a free gym membership to Premier Fitness, 24/7 maintenance, pool access, didn't have to mow, snow plow or salt, and if something broke, I did not have to fix/replace it! Of course things broke.... most things do! Maintenance was quick and helpful! Had I not got a job transfer, I would still be there!
First of all, They show you the best apartment they have and then give you the crappiest, nastiest apartment that is full of problems. Second, The noise is horrible. I had a newborn and he was constantly getting woken up by all the noise. #thinwalls #party animals like living in a college dorm. Third, when you move out they give you the runaround about your deposit. I moved out a month ago and have not received my check yet! Which is highly irritating. They wanted my deposit immediately upon entering...I want my deposit immediately upon EXITING! . I would like for someone to help me with this situation. I would like some answers cause I call on a weekly basis and get nothing but double talk.
I just recently moved out because I transferred schools. I thought my apartment was spacious for the money and I was close to everything and about 5 minutes from school. The maintenance was always quick to get to my apartment to fix things. I wouldnt have moved but had to for school. I would definately recommend Avalon!
I have lived here for almost a year and I absolutely love it here! The price is very affordable and the location is perfect. I love shopping and Avalon is less than 10 minutes from the Fairfield Commons Mall. Not to mention all kinds of other attractions and restaurants. You get big city living at a small town price. It's great at Avalon Place.
