Property Ratings at Avalon Potomac Yard
Just move in July 2022. No words. Highly disappointed with management of how dismissive he was towards me because I am a female. Loud A/C noise in my unit on the 5th floor that occurs periodically throughout the day. Instead of trying to get to the root of the problem and see where the malfunction is, he aggressively gave me the option to terminate my lease or move to a different unit that's not on the 5th floor. Very interesting because I did not ask him for neither. I simply just want the problem to be fix. He become defensive because I called him out on a review I saw that was posted back in June 2022 . The resident was having similar issue on the 5th floor, which he stated was not true. I find that hard to believe. Now he have escalated the issued to corporate before even try to fix it. Terrible job. The right thing would have been as a "manager" to send maintenance up or go to the unit yourself, stay there for about an hour, turn on and off the A/C , and see what's going. Not send me an email about what my options are and not try to get to the root of the issue and try to minimize the situation. Poor management. So what happens when I move out? Is the problem going to get fix? Absolutely not! 7
With all the issues Avalon Potomac Yard has, including frequently non-functional elevators, several door garage issues, not functioning EV charging ports, insecure and stolen bikes, shaking floors on the 5th floor because the A/C units aren’t properly mounted, not working appliances on the rooftop common area like fridge, grill, and fire place, the screeching pool pump every few hours, and the inability for firefighters to get in the building because management forgot to give them new fobs [among others problems that I might no know or remember]… I received a notification to renew my lease with an increase of more than the 50% of my actual rent. Not bad I guess, but even in Navy Yard there’s apartment buildings with better deals than this place. APT is not a secure place for cars, bikes, and or even residents. You can also access the secure building from the garage (left open when they have issues with it) without the amazing key app “LATCH”, which is a required additional $75 in the new lease. Enjoy having a paid monthly subscription to open your apartment door. This is luxury living at Avalon Potomac Yards.
The walls are so thin. The person above me walks so heavy that they shake the ceiling lighting. I hear my neighbors talking on the phone, playing music, sneezing, flushing the toilet, dropping the toilet seat so loudly that if I’m in the bathroom I jump. Fire alarms frequently going off, elevators being down, garage door issues, forced technology upgrade- Latch system (a bit slower to open the doors vs the fob we used to have). The only plus is maintenance will respond to your request in a short turnaround period.
Where to start… Constant fire alarms going off. The smoke detectors are extremely sensitive and go off with the slightest amount of smoke (usually opening my oven for too long when it’s on will set it off) Fire department having to break in due to lack of communication from management about new access system. Little to no or extremely delayed updates/communication from management. Elevators constantly down and inoperable. Garage door consistently being left open for repairs. Amenity spaces paid for by residents being rented out to the general public (and therefore general public being given access to entire building). So much unnecessary noise from residents in apartment above (that simple insulation could fix). No one on-site to ensure adherence to quiet hours. Washer is extremely loud (don’t expect to sleep or hear your tv when it runs). Dryer eats clothes (holes put in many items). Multiple apps required to contact front/leasing office.
I have been here now for almost 4 months and it is awesome. The staff is always super helpful and the maintenance is top notch. Chris the maintenance guy and his partner are always willing to help and do help, they follow up, check and make sure everything is resolved, and most of all they are quick. All of my minor issues were fixed in 24 hours or less. The property is quiet, and a nice break from the noise of the city. The location is great as well because I'm so close to stores. I highly recommend this place.
My vehicle was stolen from the community garage. There are no surveillance or safety measures taken to prevent vehicle thefts. Staff was fairly unhelpful, did not follow up, and did not inform other residents that a vehicle had been stolen. Noise is pretty outrageous for a new building. Soundproofing is not stellar. Staff are friendly, but not very helpful.
Do not move here. Yes the area is nice but you will hear everything because of the thin walls. You can hear toilets flush, neighbors snoring, talking, walking, running, doors closing, music and any other things you can think of. The staff is not accommodating at all.
The apartment was built with incredibly thin walls, some of the people in the leasing office are very rude, and there has been multiple problems of animal waste left in the hallway...I was drawn in by the location and the fancy look of the apartment, but it’s not worth being miserable in the home I pay so much to live in.
A great place to live in a awesome neighborhood - Clean, cozy, easy access to shops and more. Great management office staff!! You will not regret if you live there. I would rent again if need be. Recommend to anyone!
Walls are thin as cardboard - you can hear your neighbors conversations/ snoring/ or their TV. This makes it a prone location for a high volume of reporting of noise violations, etc. Also, the staff seem great at hindsight, but are outlandish in a lot of their practices with dealing with issues of the property. Outlandish practices equate to the fact that they will change amenity times and rules without consulting with residents "the community who pays for them" and also really just make rash decisions within the office without due diligence in asking RESIDENTS what they would like and what's important to them to make the situation better. Ultimately, I would not recommend this property because of the poor constructed floors/walls; non-community-oriented staff with their outlandish actions and constant changes. Seek elsewhere with concrete between the floors/walls - Do you really want to hear you neighbor snoring or when they are roaming through their closet for the outfit of the day. Don't choose Alric, choose elsewhere
Great Amenities, conveniently located, shopping close by, very outdoor friendly, friendly staff, and great service.
This apartment is awesome. It's in a prime location between Old Town Alexandria and Crystal City, and a short 15 minute drive to downtown DC. The complex is new and only about 60% full. The amenities are amazing. Spacious game room, good sized splash pool, multiple grills. The roof top lounge is spectacular and offers a great view of downtown. As if it could get any better, it's less then 10 minutes from Reagan National Airport. A shopping mall is within walking distance, a giant will soon be open across the street. I rate The Alric 5 our of 5 stars!
