Property Ratings at Avalon San Bruno
They do not return anyone's phone calls, nor do they answer their phones. I am looking for a top-floor unit which their central office (offshore) can't see on their end (only pricing and availability), with no floor location. I've called their central office 4-5 times and asked them to send over a request for a call and still nothing. The hoops that you have to jump through are ridiculous and I don't need a call back now. I would look elsewhere if you need specific information. I could even look on their website if someone would call me back and tell me what level is the top floor!
Moving in: Quick to sign the contract and to move in. Have to use ATT internet service as they have a contract with them. Living: Constant fire alarms, people drive rapidly in the car park filled with severe speed humps, maintenance crew is friendly and great, still use keys and a sensor to go through hall way doors. Thats annoying when you’re doing groceries. Not the place if you want peace and quiet. Moving out: Good luck.
In the past 9 months, maintenance has really gone downhill. You have to put something in as an emergency to have any chance of getting it fixed. Non-emergency fixes never happen. It's loud, it's broken, it's falling apart. Elevators break a lot, and take weeks for repair, which is a burden on anyone with disabilities. Dogs bark, scream, yell, whine, yip, yap, and bark some more at all hours and I do mean every hour. They never stop and management never does anything. Managers are nice but ineffective and the office is always closed. They have been less and less responsive. Trash builds up. Building is made very cheaply, it's not worth the price.
I've lived here for about a year. The perks are great, but it definitely seems like this apartment is going downhill. You could probably deal with it if you're young and able-bodied, but I would recommend that you don't live here if you have kids or pets, or if you have any accessibility/health concerns. Or even if you value privacy. Starting off strong, there have been at least 6 apartment-wide Notices of Entry in the past year. These are usually given on super short notice, and it usually involves a bunch of men pounding on the door and barging into your bedroom with their boots, just check on your fire alarms. Speaking of fire alarms, the fire alarm system is broken, so we had three false alarms in the middle of the night. And now, for the past three weeks, smack dab in the middle of the holidays, they've been playing the alarms from 9am-1pm trying to fix it. Speaking of poor maintenance, there was recently a power outage, and the apartment's poor security system locked people in AND locked people out, including the garage. The staff just kept blaming PG&E. But they had no backup generators to open the garage or to help people get in to reach their kids and pets. On top of that, there was no back up generator for exit signs or any lights, so it was pitch black in the halls and the staircases. A definite fire safety violation. On top of that, I recently saw that one apartment's sprinkler system burst, and they had to shut off the water for the day with no notice. They've also just had to shut off the water for "emergency reasons" about two or three times in general, so that's not a good sign for the health of the building's pipes. There are also just a lot of other things breaking (like parking overhangs) that I anticipate will only get worse as time goes on. Moving on, I don't think there's been a single month where even two out of the three elevators have been functional. If you have a stroller or any accessibility needs, this becomes a real pain. Especially because there are heavy fire doors, every few hundred feet or so in the halls, getting around if you have accessibility needs is a no go. And the amenities are pretty cool, but the pool gets shut down for emergency reasons pretty frequently, so I'm starting not to trust them. The gym also isn't 24-hr, which is annoying. Overall, if you're a homebody or have any accessibility needs, this is not the place for you.
Not only is the rent, utilities and water completely out of control they can't get the basics right. I've lost so many packages, some never to be found, others maybe stolen. Most recently we had a box of steaks get ruined after they had been misplaced for 4 days.
I have lived here for several years and it has gone downhill. The security never answers the phone, the amenities are run down (carpets, doors, etc) and most recently, a prostitution ring was broken up in multiple apartments. The doors are frequently broken, and there have been break ins/homeless doing drugs, sleeping or rifling through trash. Definitely not luxury.
I’ve live in the Phase 1 now, after a year in Pabse 3. Phase 3 is well maintained and clean. The move to Phase 1 has been disappointing at best. Not sure if it’s becaus of the percentage of low income housing in this building or what, but maintenance definitely does not keep up Phase 1 like it does Phase 3.There’s active black mold problem from a water leak in one of the hallways that I’ve asked them to at least tape off, no response. The smell of the trash rooms permeates the hallways within 50 yards of the trash room, and even though they are now a no smoking building (per a new ordinance in San Bruno) they allowed it previously and haven’t done anything to get rid of the cigarette smoke smell in the halls. The hallway carpets are stained with lord knows what, and the walls all have dings and scrapes. The doors to the hallways are metal and hollow so you can hear right through them. We moved into a filthy apartment with stained carpets and dirty finger prints on light switches and doors. We’ve tried working with facilities twice (total time, 4 weeks) to get a carpet cleaner in here and so far, no luck. I’ve spoken to both technicians and managers about it, they say it’s scheduled and that it’ll get cleaned, yet somehow, no one has ever shown up.
I am currently renting a 2 bed 2 bath apartment at Avalon San Bruno. Here's a summary of my experience: Overall most staff are very friendly and welcoming. Elliot and Jill in particular go out of their way to make people feel comfortable. But I had a very terrible experience with the new general manager Jerika. Highly unprofessional and rude when my husband and I went in to discuss the lease renewal terms. Of late, we are also noticing security and maintenance lapses. I live in Building 1 on the 4th floor and our hallway carpet was disgusting. After repeated complaints for over a year, they are finally redoing the carpets this year. Although you're not supposed to smoke in the hallway, we continuously find that our stairwells and exit hallways reek of cigar stench. There was a break-in at the apartment and we only came to know about it via a generic security email a week later. There were no specifics on what happened and how they will address this issue to prevent such occurrences in future. For a place that charges exorbitant rents, the maintenance and security standards are quite poor. I would recommend getting a tour of the floor and hallway of your potential new apartment to gauge the surroundings and your neighbors before making the decision to move in
I've been living at the Avalon apartment in San Bruno for about 18 months now and it's the best residence I've had since moving to the SF Bay Area. The location suits me very well as it's 5 minutes from work, easy access to restaurants, public transport (including SFO), and The City. I almost don't need a car. They have a well-equipped gym, a large indoor pool and a hot tub. The administrative and maintenance staff are friendly, helpful and responsive. I have recommended Avalon San Bruno to my friends and, as of this writing, still would.
I am coming up to the end of my 1 year lease and overall the experience has been a good one. I was new to the area when I moved here so being next to (across the street) from different forms of transportation like Bart was extremely convenient. Having the mall and Target literally across the street was also a huge plus. San Bruno is close to San Francisco and takes about 20-25 min to get to if you take Bart. So it is great if you work in the City. The apartment itself is nice, the gym could be bigger but its ok for light workouts. Some other Pros include: Washer and Dryer in the units/ Assigned Parking Spaces, Pet friendly. If your new and need a place to get settled into the bay area this is a great place to live. But be prepared for them to increase your rent a lot after the first year. They are raising my rent almost $300 which is why I'm moving out. I would stay if it wasn't for the high increase in rent. -Good Luck in your Search
This apartment have some good side and some bad side. The good side's are: -close to everything like the mall, restaurants and freeway. -quiet apartment with good insulation. -nice staff -indoor pool with Jacuzzi. -decent gym -and pet friendly. The bad side's are: -a lot of smokers in here, not good for a family with kids. -it has hard water that is very difficult to remove. -no camera, your things can easily get stolen, specially if it is in the patio. "my bike was stolen even it is locked". -and the alarm goes off often, even in the night to annoyingly loud. -and every year there's a rent increase up to $500.00.
It's beautiful living here.. I hope to be able to get into this place one day as soon as waiting list opens up..
