Property Ratings at Avalon Silicon Valley
Very poor management. + There is frequent incidence of break-ins
Living in the community for a year. Cons 1. Unsafe community with weekly break-in for cars and mailboxes. 2. Trash and puke smeared almost always n underground garage space 3. Guest parking is virtually non-existent (consists of 5 spaces ) for a community this size. 4. Rent is higher for the apartment size, amenities it offers. 5. Leasing office is closed for the entire Covid season making the entire experience very difficult. Purely Covid related: In spite of all amenities being closed there was no dent to the rent of existing customers. Swimming pool and jacuzzi is always turned ON in spite of Covid related closure and quiet hours wasting energy. Lucrative offers to lock in new customers Payment portal is not very sophisticated. Unable to see the transaction history (credits debits and current balance). Need to rely on bank account statements.
Has 1 month free trail that allows you to move out within the first 30 days, had I known i would have moved out that first week. If you want to terminate your lease early they will charge 2 months even if you only have 2 months left. I have two months left they said the lease termination is pro rated, yet I have to pay two months. There is nothing luxurious about these apartments old wooden frame, odd smells all over, and good luck changing any lease term when you want to get out.
Pretty lousy . not really close to anything . need to drive everywhere . They have lots of staff who do nothing but people are moving out all the time as they keep increasing price 10 20 % every time the lease ends . ( oh by the way did I mention the price is still lower for new leases . Thats what you get to loyalty . not very pet friendly . I would not recommend this place unless it is for a short time .
As mentioned in the title, I think at least at this particular time, the office should take care of the upcoming packages, however, although there is maybe are thefts in the community, at the mean time, the office people know the exist of the theft! they don't take care. This made me really angry.
The first year is OK. Then they offers price ~10% higher than you can rent in the same building and on the same floor...
The worst management I've ever met. They did renovation inside of our apartment during our stay, replaced flooring, cabinets and appliances in the kitchen and bathroom. They didn't say about that when we signed the lease. They don't care about residents. They don't even care about their reputation. They lie all the time and do everything possible to make your life a nightmare. The complex is not bad, great amenities (some of them are still under construction), very close to 101.
We had too many bad experiences with them. Let me give the worst 3 episodes among them: 1. They keep violating their promises about the renovation They did renovation inside the apartment while we are living. To prevent they defile/damage our belongings, we confirmed with some details with the staff, but they violates what they promised us such as; - Do not touch our belongings - Do not enter unnecessary area - Use protection for flooring ... violations are too many and even provided schedule is too different from the first day (even their worker could not understand why the staff provided such schedule). Even in such serious situation as they enters our private apartment, they do not care about us, even bother us with wrong information. It is very uncomfortable. 2. Spread dirty water over our apartment after the maintenance During the renovation, they throw a piece of wood into our toilet, the toilet is clogged. Since they did not notified it to us, we used it... Water was insanitary.... The maintenance staff came and flood dirty water over the bathroom, then their shoes, tools are soaked with filthy water. We provided plastic bags and ask them to use bags to protect the living room. But one of them IGNORED that instruction and spread dirty water over the living room with their shoes and tools (Even he came back twice to make the situation worse). 3. Undesired cancellation of our maintenance request They had cancelled our maintenance request without any confirmation with us (that is an usual request: light replacement). Even you can talk with the emergency maintenance call, they are off-site staffs. The maintenance staff is independent from them. Even whether the maintenance will be done or not you cannot know on call. If you want to avoid the additional troubles from the staff, I recommend you to avoid this company.
Looking for somewhere to live in Silicon Valley, but you can't afford a luxury apartment? Take a peek at Avalon Silicon Valley! The Good: They keep the buildings looking nice on the outside The updated apartments have energy efficient stuff Most of the security gates are now working at all times The leasing agents are very nice Faultline Brewery is across the street The Bad: - They charge you extra to have a pet (that's pet-tolerant, not 'pet-friendly') - Not all the apartments are updated (we got initially moved into an outdated apartment but after we complained they let us move again) -- You will be fighting for a parking spot almost every day. If you have more than 1 person in your unit, you have to pay for a 2nd reserved parking spot. --- Black mold. We found it in our unit. When I contacted support to tell them, the person kept replacing my words "black mold" with "heavy water damage" and it took a week to fix. --- Safety/security problems even though most of the gates work now The Ratings: Parking: F (never been more frustrated as a working adult) Move-in Condition: B (good other than being outdated and a little dirty) Building Exterior: A (good paint & condition) Office Staff: A (nice staff just trying to make a buck) Maintenance: C (nice people but hard to coordinate with since the people who answer the phone are in a different country) Noise: C- (its next to a huge highway) Safety: D (they send out periodic security awareness emails) Value: F (a 2-bed is over $3200/month right now. not even close) The Verdict: Overall, I rate the Avalon SV experience as 'Poor', but with potential to be upgraded to 'Mediocre' for the right person. You SHOULD move to Avalon Silicon Valley if: 1. You have no car or pets. 2. You like Sunnyvale but don't need "walkability" 3. Money is no concern at all 4. You're a gambler: You enjoy the thrill of improperly parking and then coming back the next day to see if your car was keyed, towed, or broken-into You should NOT move to Avalon Silicon Valley if: 1. You have more than 1 car, or you have a nice car that you don't want damaged 2. You don't like spending a lot of time in the parking lot 3. You have kids, or a large concern for safety/security 4. I owned my own condo for 36 years but it was time for me to find a place where the worries an owner do not exist - breaking appliances,roof leaking etc. I choose Avalon Silicon Valley because it was one of the few apartments that filled all my requirements - elevator, washer dryer in unit, central air and security. Plus the apartment was only a 1 mile from where I used to live so I was familiar with the area. The rents in Silicon Valley are all unbelievably high. Avalon Silicon Valley falls in the range of other similar apartments. The complex was built in 1996 so some of the apartment features need to be updated. If you are looking for granite counters, stainless steel appliances, new rugs etc you need to look at the apartments at Silicon Valley which have be renovated. The renovated apartments are more expensive than the non-renovated apartments. Avalon Silicon Valley has a website where the prices of the available units are listed.The apartments have high ceilings which I like. I also like the fact that the complex is separated from other complexes and the buildings are not as close together as they in the newer complexes. I now have underground parked where at the condo I had a carport. The building I am in is a hotels style building which I like. Sunnyvale is a fast growing city and a city that I like. Avalon Silicon Valley is on the corner of highway 101 a Lawrence Express which gives you good access to the rest of Silicon Valley. There is surprising little noise from the freeway. There is a shopping center nearby but the grocery stores are a few miles away. A new Whole Foods is being built nearby. I am on the 2nd floor and I did have some problems with noise from the upstairs apartment, but we worked it out. Currently I can say that Avalon Silicon Valley works for me. It is not perfect but it is home.
This is a great apartment and just about right in everything you want from a home. Close to work..Close to 101 highway..close to AMC mercado 20 theatre and Walmart grocery stores. The maintenance and the support staffs are great, friendly and helpful. The community is neat and clean. If you are new to the city, you will find it extremely comfortable and easy to move in right away without any hassles.
Avalon Silicon Valley apartments have nice layouts, and are a bit more spacious than other apartments. They are a little dated, but they just started to renovate the apartments. The campus is nice and the facilities are great. I think they need to centralize package delivery, because I've had packages stolen numerous times that I've ended up having them delivered to my work instead.
Location is lacking. There are no grocery stores or coffee shops anywhere near here. The complex itself is pretty and green but all the surrounding area's are devoid of any noticeable beauty. We've also have 4 packages stolen from our front door within the past 3 years we've lived here.
Decent apartment. Clean and modern. Well maintained. Newly remodeled fitness center. Nice big pool. Assigned parking in below-ground garage. Very, very close to 101 freeway, which is nice for commute, but you can hear the traffic. Average rent price for the Silicon Valley area.
