Property Ratings at Avalon Square Apartments
I lived at Avalon Square for 15 consecutive years. Moved out in October of 2017 because the rent kept creeping up and up until finally I was just priced out. Financial situation being what it was at the time there was no other choice. Boy do I wish I would have somehow made things work and not moved. The place I moved to has been an absolute nightmare. Having said that, after 15 years and 2 different units I’ve seen Avalon Square dramatically improve over time. Most notably while under the most recent management team. Laura leads the bunch but works with top notch individuals and is one herself. She even called to see how I had been after moving out more than a year later. She’s an avid dog lover so if you’re one of those crazy dog people like me, she and her fur-babies are very welcoming and warm when my dog and I drop by the office. When passing by, you actually WANT to just pop in to say hello with no other reason at hand. That is the bulk of what a great job looks like: putting amazing people in place. The team will generously work out payment plans with you should outstanding balances accumulate on your account and can easily be taken care of online. Otherwise for a building being as old as it is, its been maintained beautifully. Not too big or spread out. The folks who live there are quite pleasant and are very neighborly. People you’d actually want to know and be associated with. The location is perfect and the parking is plentiful and easily accessible if you are in and out a lot. After 15 years not looking for an apartment, I didn’t realize just how deplorable many places can be. And I do mean sub-human living conditions passed off as just fine. Not at Avalon Square though. Maintenance is impeccable, leasing office team is marvelous, I miss living here SO much. Thank you for a fabulous 15 years at “The Square.” For this neighborhood and compared to the surrounding properties you can’t beat the rent. Highly recommend Avalon Square Apartments, give accolades of praise to the team there, and strongly suggest inquiring about or touring this place if you are even thinking of “ upgrading” your current situation.
Three years ago I moved to the Avalon Square. Recently I relocated out of state and moved out. The 3 years was great. Laura and her associate Brenda could not be more engaging and attentive to all the needs we had. The maintenance staff were incredibly polite and fixed whatever was needed that day. My son is 14 now and all the kids in the building were a pleasure to have around as were the other tenants. Beyond those qualitative items, the Avalon is a great bang for the buck. Five Stars.
I moved into Avalon Gardens two months ago, and very happy I did. It may well be not only the best bargain in the area but most importantly, the least understood in terms of current quality of management and the new owners recent upgrades. I read several of the message Boards and the older vintage were so negative, I almost turned it down again, but decided to take a closer look. I make my own choices in life. Glad I did. The two ladies I met in the front office immediately left me the impression of being that unique combination of very friendly, highly professional, well versed, and not pushy at all. They were that way day one, then going through the lease docs with me, and have been that way every day since I’ve been here. After I moved in, I learned that the ownership and management had changed a year ago. I can only imagine what a difference the older tenants must have seen. Common areas are very well maintained, freshly painted, and the apartments themselves are refurbished in very good taste. Note to the current owners- Guys, you got the hardest part right: you found a great management team, and people always are the most important. The refurbishments looks great and the management is first rate, but get rid of the hall carpets that were here when you took over, they stick out like a big sore thumb in an otherwise really well done building. They really take away from all the good things you’ve done. You’ll make up the cost in a few months if you do as that would really finish it off nicely. Every time I have had a minor problem needing attention, the management makes sure it is taken care of the very next day, and by a maintenance staff that are so nice and willing to help. The neighbors are a great group of people, well diversified age wise, ethnically and all very polite and engaging. I have an 11 year old son who stays with me quite a bit. He loves being here. There are so many kids his age and a bit younger and older that go to his school, and he loves playing with all of them, without a single exception. I’m not a message board freak, I don’t have the time. I made an exception in this case.
If you want to have a convenient, central Houston location then Avalon Square is a great place. A single bedroom size is just under 800 square feet with a large wood floored living room, kitchen and hall. Tiled bathroom, carpeted bedroom with plenty of room double closets. The owner changed late last year so many improvements are ongoing currently. A new fire alarm system is now in place and they are finishing repainting the interior walls and ceilings. The walls are not thin so no bother with loud neighbors. The management team are friendly and responsive whenever needed. Whenever anything arises such as maintenance about to take place, they notify everyone ahead of time. The rents here are on average with the location of upper Kirby area, next to River Oaks. Close to most anything you can imagine ever needing.
Older apts in a really upscale area; so it's the best rent around. Seems to have been slowly improving since last fall. Long term plans here
