Property Ratings at Avalon Studio City
The pool and jacuzzi have not worked together for almost 6 months now! They are aware! Today the blowers stopped working. I am begging from someone from Corporate who cares and Upper Level management to Investigate, Address and Resolve this immediately. This has gone on too long.
The upkeep on these buildings shows poor effort. The common hallways are never mopped (if something spills or a dog has an accident, it just stays there), the stairs have tape holding the steps together and often smell like urine, the hallway walls are mildewed, outer doors have had metal door handles broken right off! If you are considering moving in, you must see the specific apartment you wish to rent, because they are breaking down; the model is not at all representative of the actual apartments. Been here almost a year and things seem to be getting worse.
This place is way overpriced for the quality and should be considered luxury housing. We could pay $150 more and have an incredible luxury apartment in Glendale. It seems more like a place for show than real quality. We moved in 3 months ago in a rush to find a place thinking we'd at least stay for a year, but are already looking at moving. On the surface it looks nice but once we moved in we realized it's really runs down down and dirty. The hall carpets look like they haven't been cleaned in years and I feel gross every time I walk in and out of my apartment. When it rains the lobby area has a huge backup that is never dealt with. I've reported multiple missing tiles in the pool area which are hazards. The maintenance guys are nice and have fixed those and other issues but some of this we shouldn't have to report, they should care enough to be away and be pro-active. Either someone/something peed on the wall in the hallway or something was spilled, it hasn't been cleaned in over 2 months. The unit cabinets are very worn wood or have 20 layer of pain on them. Wood floors and carpet rooms are in good shape. Our kitchen counters are like vinyl wallpaper that looks like granite. I wouldn't call it a breakfast bar since it's so narrow you can't fit a plate there, just a cereal bowl. The laundry room is pretty gross. My mom cane for a visit and finally emptied out the lint vents that go into the hall. There's a decent amount of storage space in the units. Our unit is a weird layout so it makes fitting furniture hard. We have a long dresser and the master bedroom only has one long wall and some short ones that can't fit much - so it's our bed or our dresser. Pieces of the walls are falling off by the hot tub and that area smells like sewage a lot. The lower hot tub seems dirty a lot. The pool is mostly nice and we use it a lot - that's the saving grace since my little one loves it. In the summer neighbors get into the pool even though it's locked, which isn't horrible but also doesn't feel like having security and a gated complex is actually real security .We also had multiple bathroom floods already from being next to the laundry room and then bathroom sink overflows. There are a lot of industry people here and some families.
Great building and apartment layout. Quiet apartment complex. The maintenance staff, security and management staff are friendly. Rent is expensive compared to other apartments nearby but other than that its a great place to live.
I've been living in this apartment complex since the beginning of January. I will admit that the management & maintenance is great! They really do care about your needs, but my only complaints are the tenants that live here. When I went to college back in Winter Park, FL, I lived in three different apartment complexes filled with college students and NEVER had as much noise complaints as I have had to make living here. During the middle of the night (not even just on week nights), you will hear people galloping through the halls screaming like someone just won the super bowl. People talk loudly while walking down the hall and slam their doors at all hours. It smells like weed half the time and for the most part people are just not very considerate. For as high as the rent is here, you would think there would be a little bit more maturity and respect. Other than that, the apartments are lovely and their amenities work wonderful. If it wasn't for the high rent and annoying neigbors than I wouldn't be complaining.
I have lived here for a year and while it is overpriced and the rooms can be relatively small, it's safe and in a super convenient area. It's quiet and the staff is really friendly. The maintenance staff is also super friendly and fast.
My apartment is right next to universal city walk. Everything that you need is in walking distance e.g(Ralph's, rite aid,Starbuck,..etc). It is a gated complex 24hr security and the maintenance team is very quick to repair whatever is needed. There's studio,1BR, and 2BR available for rent. The amenities are great the pool is big the gym is average size there's also a basketball half court and across from it is a racquet ball court also everything closes at 10pm including the computer center. I live in a studio apartment alone and I like it because I can walk anywhere which is good because I don't have a car. I like being here very convenient and the leasing office personal are very friendly and helpful.
Great place to live if you are in your 20's and love parties! For adults with jobs -- not so much!
If you are looking for an apartment in a young, hip area - this pace is great! If you are looking for a quiet, secure place to live - not so much!
I've been living at Avalon Studio City (formerly known as Archstone) for 3 years and I love it. First off, I love that it's gated - security is pretty on top of it. Secondly, the location of the apartment complex is so convenient. Thirdly, the environment itself is clean and maintained very well. I live in a studio, it's a bit small, but it fits my lifestyle for now. Everything works well and if doesn't, maintenance is there to fix it. I like this place and I would recommend it to others, but just know that you will be paying a high price to live here.
I recently moved into Avalon Studio City and love it here. The staff is extremely responsive and fulfills maintenance requests very quickly, the apartment was cleaned thoroughly and the staff will not hesitate to replace things if need be, and even though it's a studio with a kitchenette, the finishings are very nice. Overall I would give this place 5 stars except for the fact that the grounds can be dirty sometimes and the elevators and underground parking are quite dirty. That being said, I would still recommend this place to anyone looking to live in Studio City.
I move in in 2 weeks and I couldn't more excited. I get a good vibe from the complex and already know friends living there. I'm so excited, see you soon Archstone!!
If you don't the city then this apartment is for you.
