Property Ratings at Avalon The Albemarle
Do NOT live in this building. We have found several cockroaches in our unit, even being on the top floor. Despite pest control coming to spray the unit as well, the problem has persisted. The biggest cockroaches I have ever seen. Maintenance is also careless and after you place an order, it takes multiple times reminding them to fulfill your request. It took us a month to get our dishwasher fixed.
My partner and I have lived here one month and it's been a terrible experience. In that first month, we've had to file 6+ maintenance requests for: -the bathroom shower/tub not draining. It was so blocked on our first night that after one shower, the water had completely filled the tub and it was beginning to overflow onto the bathroom floor -the kitchen sink not draining and then regurgitating water unexpectedly when the dishwasher was running causing the kitchen sink to completely fill and run over onto the kitchen floor. Thankfully we were home and near the kitchen or else I believe the kitchen floor would have flooded completely. -The refrigerator door inside broken in two places -The light under the microwave never working upon move in -Rodents/pests being seen multiple times inside the apartment beginning on day 1. The building contracts w/ exterminators who supposedly come every Friday. One Friday they didn't come at all to the building. Another Friday they came at 7:30p during dinner. I still see multiple bugs daily inside the unit. I see bugs in trash room. I see bugs in the laundry room (which is abysmally small and hard to even move around when loading/unloading laundry). When I contacted management and asked for a rent reduction due to the many repairs this unit needed over the first few weeks we've lived here, I was credited a one-time customer service credit of $150 to my apartment account. I was also told to expect further repairs to come up. Apparently they disagreed that two flooding rooms, multiple bugs (clearly a building wide problem) and other repairs that should not have been present in a recently rented unit were a problem. They assured me the apartment was inspected prior to us moving in. If the level of inspection they provide misses this many problems in the first month for a unit, I'm not surprised the building has lapsed into terrible condition. A thorough inspection would have caught broken appliances (fridge) and non-draining bathtubs, observed on the first night of move in. They charge a monthly pet fee, which I find shocking considering the number of times in this last month that I have had to quarantine my cat to the bedroom while repairmen or exterminators come in (about 8). I wouldn't recommend anyone move here unless you don't mind maintenance coming inside your apartment every week.
I absolutely loved my apartment in this building. The apartments was spacious, had great natural light, and tons of storage. Loved the parquet floors too! Maintenance was very responsive to the handful of issues that arose. The neighborhood is very safe and there are many restaurants, grocery stores, etc. within walking distance, plus the Van Ness metro stop is just a few blocks away. No weird smells or major pest problems to report and I'm certain maintenance would be on top of those issues ASAP.
I’ve lived here for 18 months now, and have found the place to be pretty good. 24/7 concierge with friendly staff and responsive management. Maintenance that impact residents are communicated well ahead of time, and signing up for their e-mail updates keep me abreast of things about the apartment.
I gave this place a zero star if I could. Pure disappointment. Can not wait to finish our lease so we can move out. The place is poorly managed. Everything is a quick fix and nothing is done properly. Everyday is a stress living here and it is not worth it. Run away!
I have lived at the Avalon Albemarle for 10 months, and have been very pleased with everything. Move in was easy, repairs are taken care of promptly, and all of the staff are super friendly and helpful. The apartments are spacious, and the building location is so convenient to the metro, stores, restaurants, and Rock Creek Park. It's also walking distance to great public schools (March, Deal, and Wilson). I have absolutely no complaints about the Avalon Albemarle - we plan on living here for years to come!
This place is horrible! If you want to live in a place that has a roach infestation, spiders and tons of maintenance issues that are not addressed, you've found the perfect place. Customer service is non-existent. Management is rude and incompetent. Good luck getting a response from the corporate office. They don't respond to emails and make you call them. Even then, AvalonBay doesn't listen and tries to make you pay for things you aren't responsible for. A lot of promises that are not delivered. I could not wait to get out of here! I will never live in another AvalonBay community again!
The apartment is old, dirty and lacks of maintenance. The management and front desk people are rude and terrible. The apartment was constantly broken into without the consent of the residence and you will not feel like this is a nice and pleasant place to live.
I toured this property and was shown layouts and kitchens that appeared exactly like the ones they picture on the website. I was happy! Everything seemed good. Although, my leasing agent did struggle with their pet policy (there was a discrepancy between the online policy and the one she had in her shared drive and she couldn't tell me which one was accurate). Despite the pet policy confusion, I submitted an application and paid the $75 application fee and I was approved....and then the bad news came. None of the apartments actually available had the updated kitchens. They couldn't tell me what percentage of apartments actually have the nicer kitchens.....and the older ones are very dated! To add insult to injury they pretended that they didn't mislead me about the kitchen set-up and they tried to bully me into signing a lease within 24-hours by threatening to charge me a holding fee if I didn't sign a lease....for an apartment that wasn't even available for another 6-weeks AND after they claimed to have a 21-day "holding policy" while I was touring. Just super shady to me! If you go for a tour be sure to ask for photos of the older kitchen BEFORE you submit an application. You need to know what you're getting. Luckily, I was not in a housing emergency so I can avoid future problems by not even moving in! Watch yourselves out there!
I live in Avalon The Albemarle for 5 months already. It's located near Rock Creek Park and Van Ness metro station, Giant, CVS and several restaurants are also located nearby, it's very quite neighborhood. There are 2 walk-in closets and hardwood floors in the apartment (very convenient). Amenities include gym, rooftop and bike room, which is nice. The Avalon staff is also great, concierge team is always polite and courteous. Sales and Service Supervisor and the management are doing an excellent work here - they are extremely helpful and professional, very friendly and effective, giving the best advise and helping to solve all problems from beginning till now. I'm very glad to live here and wanted to thank the whole Avalon The Albemarle team for their efforts, so I'm giving Avalon The Albemarle 5 stars!
I love living in this building. We're close to a metro, Giant, CVS, restaurants, bars, and the staff is great. Everything is taken care of in a timely way and rent is affordable at many levels.
Large apartments in a rent-controlled building close to the Red Line drew us to this building. Parquet floors and large windows letting in plenty of light make it easy to decorate an inviting living space. A 24-hour staffed desk and responsive maintenance staff make us feel well taken care of. A rooftop terrace is a pleasure in good weather. Politics and Prose Bookstore with its many activities is a twelve minute walk away. After looking at many apartments on Connecticut Avenue seven years ago we feel that we made a good choice here.
