Property Ratings at Avalon Townhomes
Been here a year and they have been through 4 property managers. They have NO MAINTENANCE MEN AT THE MOMENT. Heats took 2 months to fix. Ac was broken 3 months had to call corporate for them to do anything. Never answer the phone. Its ghetto here. DO NOT RECOMMEND
I have lived in the area for almost 2 years and the a/c does not work and the house is as hot as outside. I complained about the issue and they provided a portable unit. The portable unit caused and electrical issue that took almost a month to fix. Try to speak to someone about the issues is like speaking to a brick wall because you never hear back from anyone and when you stop by they always have to contact corporate and then the ball is dropped. Management has changed several times leaving the office in disarray and the tenants who need help helpless. The townhomes are spacious thats the only good thing i have to say
When I drove up, the first thing I noticed was both the trash and recycling receptacles were full and spilling over. Near the door were old paint cans and kitchen items (the sink sprayer and a tray from the refrigerator). Inside the house the blinds were mix-matched and did not fit the windows. In the back of the house was a container filled with old moldy water. I went upstairs in the main bathroom and there was water on the floor. The toilet was stuffed with tissue and would not flush. Also, it was not bolted to the wall. The tub looked as if someone had taken a bath and left ring. There were cracks around the tub and noticeable plaster. The finishing’s look old, worn and were missing parts. There was no water running through the hot water side at all.
I moved into a townhome and within 2 months I was met with two major issues: My AC was completely broken and maintenance took MONTHS to fix it. The only thing offered during that time was a portable unit which made my electric bill go up MASSIVELY. The portable unit was also busted and leaked water all over the carpet in the smallest bedroom leading to major damage to the room. The other issue was a very serious water leak leading to MAJOR MOLD GROWTH. We could not use the cabinets at all in the kitchen above the sink because the shower was leaking into the wall. Every time I called the office to complain about it they told me “we can’t fix anything like that if the drywall is still wet” and would not even come to investigate. I have been yelled at by maintenance for filling a complaint about how an emergency maintenance call was handled who in turn lied to the manager about how I talked to him (I had recorded the conversation for proof) and when I brought it to the attention of the manager she said “we aren’t talking about that right now” The ONLY good thing about this place is the sun room and even that is poorly screened in. I’d go back to living downtown Newport News before I resigned here.

I just moved into my apartment about a month ago and it has been a pleasant experience. Venus,the leasing consultant, was very professional and made sure my move in was as easy as possible. Anything I needed fixed it was done the next day. Which was only 1 thing. They do seem to care about their tenants. They have small socials for the residents as well as socials targeted more towards the children. With the location and the size of the apartment the price is great. I would definitely recommend to family and friends.
Venus in the leasing office was great during my move in. I told them what needed to be fixed and it was done the next day. The young man that did my walk thru was professional and patient. It seems they have many events to stay in touch with their residents. The neighborhood is children friendly but still quiet. So far so good. Keep it up.
This is like the hood... manangement has been fired several times...maintenance takes months(not an exageration) to fix issues. Pest problems from day 1 of moving in..had to pay orkin myself to fix it. Leaking pipes..sockets that didnt work..gunshots at night and no help from management. Had to call code of compliance to possibly have them come out due to negligence. Dishwasher holds sitting rotten water. Pipes froze twice even when left dripping.pleaseee dont move here..this was a nightmare for my family. And from reviews on fb..a nightmare to plenty others. Please read reviews and believe it
I have lived here for two and a half years. We have gone through four different management companies. Each one claims they are going to do all kinds of things. Don't believe it. I have all kinds of problem in my apartment (window leaks, damage to wall do to water damage, holes in walls do to work that they have done) that is not getting fixed. Now we have new people in the front office and we have to go through everything again. The price of rent and space you get can't be beat but if something messes up they will not fix it. Can't wait for my contract to be up so I can get out of here.
I advise you not to move there! It's like living in the projects.. They don't fix anything.. The water company called the apt. Office and told them I had a serious leak and my bill was as high as my rent no one never came to fix it People house get broke in and have home invasions. Save yourself from moving there. Management brush things under the rug.Maintanance is the worst and place don't interfere with there wine drinking time... So once again save yourself the heart ache... SMH...
I have lived here for almost three years. I can honestly say this the best management we have had and we have had four since I moved in. They are making a lot of changes and it looks so much better now. The people that work here really seem to care about the residents. I would recommend it.
New owner took over in March 2016. New management company too. Management is about 1.5 stars owner can't be rated less than one so that's the poorest rating I can give. I've been here two years. New owner has made poor decisions since taking over. Removed 4ft brick walls around buildings now everything is exposed to viewers as they walk/drive down each street. What little privacy we had two years ago is completely shot. One day they demand cleaning up your yard and put items under carport. Week later they tell you to empty the carport. They have no master plan and know one seems to be in charge. If objective is to empty this place out of good paying renters they are certainly Bon target for that. So many empty apartments now. All neighbors are complaining that this place is really being mis managed. I think the 5 star reviews are done by the employees not people who really live here. I would highly advise anyone I know not to consider this place.
Melissa and Asia on the management team in the office are great people those ladies are very professional caring and understanding if you are looking for a fresh start this is the place youll love your new home and anything you need help with these ladies will really get the job done saying they're great is a understatement
Melissa in the rental office was so helpful and she went above and beyond to help me with my dilemma. I really appreciate her professional attitude and willingness to work with me. Kudos to you avalon for employing such how a hard working and understanding employee.
I have lived on this property for three years now, I am a single parent and I worried once about not being able to call were I lived home. All that changed like it seems over night when the new property managers took over. From day one management has been a breath of fresh air and the changes on the property great. I am able to go outside and it is peaceful day and night. It is clean and quiet. The floor plan and price for the space and utilities are great. I am happy to say We are home. With the new repairs that are currently going on I can say that I recommend my friends and family to come and be residence of this great new community. My concerns were addressed the repair guys are awesome. The office staff are understanding and very respectful. I am Home now and I’m excited about all the new community activities that me and my son can enjoy. So if you are looking for a place to call home for your family I say come out.
Do not waste your time living here. The communication is horrible, they are the worse at everything. Is something is broken it takes an act of congress to get it fixed. I've reported them to building codes and compliance and the BBB. This place sucks! The move out process was so unorganized. They are really out to make a buck and that's it. Beware!!

Well, the move-in was terrible. Nothing was ready for us on our move in date and no one called us to let us know it wouldn't be ready. Wasn't able to move in until 4 days later, which my family had to pay for a hotel while waiting. The apartment itself is huge and very spacious. Was very dirty when we moved in, I guess they don't hire a professional cleaning agency. I was rushed through the walk through, they said we could always come and add stuff later.... I had never heard this. Needless to say, there were still a lot of things to repair which took weeks (3 to be exact) for someone to even come out and start. Management were a little rude. When we mention some of the things that needed to be repair, we were told that we were paying a very "discounted" rate and basically we shouldn't expect things to be perfect. Some of the issues were cabinet doors on upside down, huge holes in the wall, peeling paint (due to the wrong paint being used) and upside down plug outlets, just to name a few. If the management and the people who flip the apartments were better, this would be an awesome place to live.
There's a lot of hidden problems with the homes that they tell you they will fix immediately but turns into months before anything gets done. Management is nice but after a while you feel like they smile just to hide lies. They are trying but make sure you check all the little details. Make sure everything works before signing the lease otherwise they are ok.
