Property Ratings at Avalon Villas
I’ve been requesting for maintenance for the past 2 month. Have even visited all the staffs more than once for the same maintenance. The maintainance on my apartment was urgent but I’ve submitted the same work order twice and visited office more than 10 times for the same work order. Staffs at Avalon villas should really learn to do their job. I believe if the work order is created it means something but even after 2 work order and 10 visits at the office all I get is “I’ll send worker if possible. I can’t assure to fix you today.” And if I ask about tomorrow they start “ We have a lot of pending work order and lack of staffs.” I have no idea if I am supposed to see that as a solution.
I suggest you turn right back around and find somewhere else. The manager has a nasty disposition and is very unprofessional. On top of that the property doesn't look well maintained. I would take head to the other reviews and look elsewhere.
Please listen to the reviews and DO NOT move here. This was the worst experience I have ever been through with a complex. From the very first day when I moved in and the microwave did not work and balcony door did not lock. They ignored my requests and I had to physically go in the office everyday on my lunch break for about a week straight to request someone fix it. The apartments are falling apart, there is definitely a roach problem, water issues on the regular, rude staff. I have had to get in contact with their corporate office multiple times to get problems handled. I had an emergency water issues and the emergency maintenance line does not work. So because of that reason water was running in my apartment for over 18 hours and of course I was charged for the water. When trying to get them to fix it, the staff pretty much said it was not their problem therefore had to get corporate involved. They charge for valet trash but they never get the trash and instead of people taking it to the dumpster they just leave it outside. They tried to charge me a $100 late fee because their website had an issue and when I showed all the proof that I processed the payment on time with the funds in my account they said I still had to pay the fee. I got corporate involved again and the fee was taken off. There is not one thing good about this placement and save yourself the stress and money.

I signed up for this apartment and got a move in date but no communication is there from the leasing office on the move in date. Very unprofessional staff and they only respond to emails when they want to and they will never respond to you on time. Have been calling the staff multiple times to move in through phone, text, left voicemails and email and no reply from them. I was ready to move in with my stuff and faced a horrific experience . will never recommend this. STAY AWAY!!!

I’ve lived in six different apartment complexes in my adult life. This one is the most expensive and also the most disgusting. Here’s a list of problems that were obvious on the day we moved in a month ago. 1. the front door frame is cracked. It looks like it was caused by someone kicking it down. 2. The ceilings are covered yellow stains, cracks, and bubbles. They didn’t even try to paint over it before we moved in. There’s obvious signs of water damage everywhere and they just don’t care! 3. The kitchen counter is literally rotting. There’s a huge crack behind the sink and if water splashes back there, it just runs down into the cabinet. It’s been a month and it’s not repaired. Particle board is constantly falling from underneath because again, it’s ROTTING. 4. There’s a big hole in the vinyl flooring and paint all over it because whoever painted my unit didn’t tape off or cover anything. 5. The backyard was covered in nails, screws, broken glass, and even saw blades! I had to clean it up myself. 6. There are roaches and gnats everywhere! I’ve requested for pest control TWICE and they still haven’t come out. 7. The unit was just filthy when we moved in. It wasn’t even cleaned. I scrubbed layers of grease off of everything around the stove, there were dead bugs everywhere, there was still crusty food in the sink from the last resident. It’s disgusting 8. There aren’t any smoke detectors downstairs even though there’s a spot for one. No fire extinguisher either!! The maintenance manager is RUDE. He’s been out four times and only kinda fixed two things. A few days after the third time he came out, I went and spoke to the office about the fact that I still had problems with my unit that haven’t been addressed. The same day the maintenance manager came in like an angry teenager stomping around my apartment spray painting the ceiling! He didn’t cover any of my furniture and he was spraying it right above my four year olds head! The ceiling still looks horrible too. It was ridiculous and I’m not dealing with him anymore. Honestly, I’ve completely given up on having this complex fix anything. Water still drips behind my kitchen sink, the door frame was never replaced just badly patched, there’s still a hole in the living room floor, my ceiling still looks like I live in an abandoned building, and I still have roaches. Again, it’s been more than a month since we moved in. Everything about this complex is unacceptable so just avoid it at all costs!

By far the worst management I’ve ever experienced. We have had new management change at least 4 times since last November, living here has been for my children as well. DO NOT MOVE HERE!
Where should I start...my apartment had a lot of roaches coming all out of the dish washer they are bad in my kitchen! I talked to the manager she told me put bleach, soap and run it. I told her no the dish washer needs to be took out. Maintenance won’t come fix anything. I’ve been waiting a month for pest control to come spray my apartment still hasn’t came. They won’t release me from my contract but won’t fix anything in my apartment. Worst place to live.
Where should I start? Well the entire property is suffering from structural and foundation damage. Some top units have fallen already. You will start to notice cracks start where maintenance had painted over it, you will also notice your doors are off level and will start to not close or lock all the way. Very problematic issues with air/heat. Maintenance will pretend they have come out to service and will in fact not come out at all and will close out your work order. Be aware when it rains, you may not have any choice but to step directly in the mud or large dirty water puddles just to reach your from door. I have lived in tow different apartments and this was the reality, no way to avoid it. these apartments are way overpriced for what you get. They have lost my rent money orders, and tried to charge ,me a late charge. I have a $300 electric bill because my AC unit needs to be replaced and is being overworked and not blowing cold air. Also when the storm hit real bad, water was out for 9 days straight. the managers here did not offer any assistance or solutions, not so much as offering a water bottle. After the first 7 days I went in to complain, at that time i was told I could use one of the 2 open apartments for toilet and shower, mind you this is a large complex and many units were out of water. these two open units were dirty and gross, they couldn't even clean it letting tenants use it. Again like i said this neighborhood is nice, just beware of the issues within this building.
Great neighborhood, however the apartments are so old and over priced, I would go somewhere else to get your money worth. The new office staff is rude and do not answer the phone. They are making so many changes that makes these apartments look more cluttered. Maintenance takes forever, if they even come.

The apartment amenity of having a smart home is awesome and the different floor plans are nice. The location is very convenient.
It's a clean and safe place to live. From what I have seen so far.
It seems really quiet and in a great area, I love the second floor plan. It is very creative. I cannot wait to move.
Everybody was very friendly and the grounds looked recently cleaned and grass trimmed also close to slit of my favorite restaurants
