Property Ratings at Avalon West Palm Beach
We moved into the Penthouse (unit 2015) on May 15th sight unseen. You have to sign a lease before actually seeing the unit until move in day. Thankfully they offer a 30 day move out guarantee because our unit was a NIGHTMARE. #1) Floors, doors, and trim were destroyed by prior owners two large dogs. Avalon agreed to replace the floors, but took about a week to complete as we paid our expensive lease payments. Move in was delayed a week. #2) Place looked like it was painted by a 5yr old. Over paint on walls, fixtures, switch covers, etc. #3) Nauseating Sewer Smell. More on that in a minute. #4) Noise - Paper Thin Walls. Train and city noise around the clock. Trash chute sounds like an incoming attack. #5) Garage Parking is a total joke. Building support columns right next to many narrow parking spots. I have no idea how some people parked unless they exited their vehicle from the sun roof. We had to argue to get three spots for our two cars on the top floor which took 5 minutes to get to the top floor. Thank goodness the management offers 30 days to get out of the lease, because this was the biggest nightmare of our life. The biggest problem would be random sewer smells that would wake us in the middle of the night or appear mid-day coming from the master bathroom walls. We asked the Avalon at least 4 times to send a qualified plumber to investigate, and they sent someone with a caulk gun to try to fix it. The smells were so nauseating and intense, my body told me to run far away from this place and never look back. We met our downstairs neighbors while we were moving out and they told us they had the exact same problem that led them to a hospital visit. They even called the fire department because of the nauseating sewer smells. Come to find out there were multiple people that have moved out because of the sickening sewer smells. #6) Certain AC units on the roof would vibrate when running and create a hum that was intolerable. Not sure if the rubber isolators were missing or not working right, but the sound actually made me dizzy.
I lived in the loft building, second floor, ceiling and closet, looked as if it was still under construction. Windows do not open. Additional local Transient Tax & State Hotel/Sale Tax, is added, was not mentioned, until later. Parking should be free for loft tenants considering you have to hop across the street, go inside the main building parking garage, every time you want to get to your car. Don't be sorry about my frustration, simply fix up the place, stop silly taxes, and make parking free, easy fixes.
The property is beautiful and well kept. Most of the staff is very friendly especially Jaynee.

Please post the notice about recycling by the elevator. Posting info by the garbage shoot is worthless and we have cardboard, etc. sitting by the elevator. Thank you.

The staff go up and beyond to provide services. They are professional and always quick to assist and smile. The grounds are always immaculate. The amnenties are spectacular.
Unfortunately I feel tricked into moving into this unit. I thought the application process was simply just to easy and now I know why. The walls ate heavily infested with ants and the walls are extremely thin for a building that allows pets. Requested extermination over two weeks ago, still no one has showed up and the problem is only getting worse.
Amazing location and great layout at the Lofts!
