The property is not maintained well. Tons of break-ins (cars and units).
Not sure how this is a 5 out of 5 with so many terrible reviews. Lived here 2 years now. Construction has been going on for about a year now and there are constantly workers all around the complex and constant noise. That's not the real issue though. Management is the issue here. Since moving over to a mobile app it is impossible to get an actual person on the phone to talk about an issue. And they don't even call you back when you do leave a voicemail. It's not a terrible complex. But it's nowhere close to what they charge for this place. Tenants are constantly leaving trash everywhere, dogs crap everywhere, and despite the maintenance's best efforts the place is constantly a mess and the elevators are always breaking down. It's been two-plus years since the elevator was inspected. Wish instead of trying to touch up the place with some paint and cheap floors they'd make the experience here better. I won't live at an Avalon Apartment after my lease is up here.
Sketchy area filled with homeless people outside. There was a drug related murder here last year. 10% rent increases every year and car break-ins are normal. The cherry on top is they just started major overhauls to all the buildings that's going to take at least a year to finish. We get woken up from construction every morning at 6am. Price is ridiculous for what you get, don't fall for the "luxury" apartment trap - it's everything but!
I couldn't even get a tour. They said, they would call with instructions the day before and I received no call or instructions. I responded to them via email and got no response.
A man was shot and killed here this morning! The gates in this "gated community" are broken all the time. Vehicle break-ins happen way too often. The elevators are super slow, they creak, and have actually stopped working while I was inside one of them. They are unsafe and terrifying to use. People leave target and grocery store carts everywhere. The trash piles up in the trash bins and people just leave their trash in the parking lots. I pay extra every month to rent a small storage while my parking spot neighbors leave furniture and various other items stacked up in their parking spaces. One of the doors leading to the emergency stairs in the event of a fire is LOCKED with no other alternative but the elevator which would be dangerous. This complex is just downright horrible and it is turning into a disgusting slum. STAY AWAY!!!!
Beware! Take pics upon moving in and moving out. Make sure you do the walk through with them and have them complete the inspection with you present otherwise they will charge you to replace the carpet. This happened to my daughter and numerous other tenants according to previous reviews. Criminal behavior in my opinion.
Avalon is not a safe place to live. One time my car stuff was stolen last year, and this year my car, itself, is stolen.. no security and the cameras are basically useless. It is not just me, and stealing cars happend a lot for other neighbors in Avalon. They don’t care that much too.
If you smoke pot and want to live in a community where most if not all neighbors smoke pot openly on balcony move here for sure. It feels a little like a cheapie motel where some resident leave dog poop and pee in areas of complex. The Place is way too big and I think its over 900 plus units. Also the washing machine is on balcony and they machines are little.
Have lived in the Avalon for 1 year. The maintenance and gardeners keep the property beautiful and lush. Quick response when there is an issue in a unit. Friendly staff and good communication with residents. Dog friendly and safe place to live. Am proud to be an Avalon resident.
If you're expecting updated finishes, quality carpets, and luxury amenities, this is probably not your dream place. But if you're looking for something serviceable and don't mind knowing that yes, the place where you're living has been built by the standard of profit-minded bean counters, and need to move in quickly, it will work. The location is quite convenient. There are several nearby parks great for hiking or walking a dog if you have one, grocery stores are minutes away, there are plenty of coffee shops and restaurants up and down Ventura within 15 minutes in every direction, and highway access is a breeze. There are gates to get in and out, but they're not what one would call secure, and there are often cars blocking the way in, waiting for a resident to open them. That said, the gates are better than nothing. The units themselves are aggressively mediocre. Lots of plastic, formica, laminate, and thickly painted stucco will shape your immediate environment. Carpets feel hard and cheap, windows in many units are single-pane so it gets noisy, especially if you face Ventura Blvd. The AC units in some apartments are clearly on their last legs. As mentioned, this is an apartment designed by bean counters for maximum profit margin, not builders for comfort. As with many large complexes full of people, you'll find plenty of residents not living up to what you'd expect to be basic courtesy. Many seem to have trouble picking up the aftermath of their dogs' meals in the pet areas, so should you find yourself in a unit facing one, expect a stinky minefield to be your primary view. Some are slovenly enough to fill their balconies with clutter that's visible form just about every angle, and a number have issues trying to negotiate appropriate trash disposal. All that aside, the management usually responds to complaints fairly quickly, and broken things get fixed promptly by very courteous and professional maintenance people. A year here can go by without too many big problems, and can be coped with because frankly, all the negatives aren't so bad that you'll spend your time planning your escape. After a year, corporate will gouge you on a renewal, and because there's a steady supply of residents, stay or go, they will still make their money and don't let the local managers negotiate. If you have time and lots of choices, look around for another place. If you're looking for quick and easy, it'll do until you're ready for something better.
