Property Ratings at Avana Chestnut Hills
Staff is nice.neighbors are great. apartment not so good. been here less than a year & it’s really disappointing. maintenance takes forever to properly fix anything. Great location though. the proximity to everything else makes it a great spot. they also sneak in “other” charges that ends up being higher than the original charges.

Hello - I'm disappointed to see your low star rating. Would you be willing to provide more information, so that I can help the team improve for next time?
Avana Chestnut Hills is a lovely community with very nice amenities. The leasing office staff were so supportive, helpful and wonderful with the entire process from the moment I inquired about an apartment, all the way through the move in process.

Very disappointed with my decision to move here! The staff is nice but the apartment is not well maintained

Thanks so much for taking the time to give us this feedback! Do you need a work order placed to fix anything in the home? You can submit that via the resident portal under service request.
I highly recommend this community. The leasing staff are top notch and the maintenance crews are thorough and efficient. Community has constant communication with tenants which I really like. Apartments are updated and for being so close to the highway they are surprisingly quiet. Any issues are addressed promptly and it shows that management really wants a good experience for the tenants.
Great neighborhood close to everything one would need.
The apartments are fair priced but the maintenance of the apartment is not up to standards!
Chestnut hills is a nice community. It is quet. The staff care about the community. It is in a good location. Close to shopping, and the freeway.
The front office staff is pleasant and the maintenance crew is very nice, but I am disappointed that I received a completed work order notification when the problem is unsolved.
This is a great place to settle, it’s very quiet and peaceful, and I have not had any problems with anything really. Sometimes the tenants look suspicious but I mean, it’s not the apartment complex’s problem. I haven’t had any problem.
Very easy and great communication about scheduling a tour and the whole application process as well. Gave us all the information and more about every detail of the application and move in. Very clean and well managed exterior apartments.
Chestnut Hills is a good place to live. I am pleased with my apartment, it is quiet, parking is good, maintenance is reliable, and I feel safe here. Close to freeway, shopping, hospital, etc.
Quiet neighborhood with friendly neighbors. Safe enough for kids to play and pet friendly. Spacious layout of the apartment floor plan and up to date kitchen appliances! Fav part of living here. Large washer and dryers too, big plus. Maintenance team is great and communicate with residents.
The staff has been very kind and extraordinarily helpful in a very timely manner.
Keep away! I was desperate and that's what desperation does. You sign for miserable months.. Do some researching before even applying. New management are more friendly, but their ethics are all the same. They don't care about the residents. Their efforts are invalid because they make none.
I chose chestnut hills after extensive research for a place with limited carpet, recently remodeled in the last 5 years, easy access to hospital & freeway. A week after moving in, I filed a complaint about the toxic smell from the tub resurfacing which lingered on for 12 days. I put various maintenance tickets for broken shower faucet handle & toilet handle, kitchen sink & dining window. 2 weeks later the washer was leaking. A month later the bathroom sink started clogging up as well as the left side of the kitchen sink thats attached to the dishwasher. By this time, I was no longer interested in asking for more repairs. A month later, the tub started to crack around the edges. By September there was a moldy smell coming into the dining window from mildew build up on the deck above us. I've gone back & forth with the office regarding the mold issue since Avana took over. They refused to order the proper mold testing from an independent company until a certified letter was sent to address the mold concern. They only had maintenance did a moisture testing for inside & an eye testing for the deck above us thats harboring all the mold spores being dispersed right into our dining window. They kept telling us that the deck would be replaced in September. It is now November and the mold inside the unit is hoping up darker than the night, which was hidden under the paint work previous to my move in. If you have respiratory issues, this is not the place for you. If you have a dog this is not the place for you. They are handing out tickets for dogs off leash. The noise from upstairs is constantly even throughout the quiet hours. If your looking for a quiet & private neighborhood this is not the place for you. Kids are always playing so close to the units, they can see everything inside. In the end, this place was not recently remodeled in the last 5 years, bc the windows and sliding door collects all the moisture causing moldy spores in the air and mold.
My wife and I were planning a move to the area and we toured multiple places... but our experience with Leslie(leasing agent?)was remarkable! Leslie was friendly, straightforward, and very accommodating when answering questions. Our circumstances changed and we didn’t end up leasing with her as we intended but my wife and I felt she was deserving of accolades because she ultimately gave us confidence in the properties management and influenced our decision of where we were going to stay! We were also impressed with the property and location.(Puyallup)
They'll offer you money off your move-in for touring and signing quickly then turn around and bill you for "random" fees. The floors and walls are paper thin so you hear everything your neighbors do from watching tv, to coughing, to even just walking. They don't enforce the "no smoking marijuana or cigarettes" law like their lease says so it absolutely reeks, outside and inside the apartments. It's right next to the freeway so enjoy listening to semis 24/7. Overpriced for how small and awful the interior is. Hole's in the walls, dented trim and walls, chipped paint, they repaint and call it "remodeling," the countertops aren't even installed correctly so there is a slant. There is a massive spider problem. Its impossible to get in touch with the office staff. They will shove paper notices in your door and never even try to get in touch with you or make sure you got their notice in the first place. And no matter how wonderfully you clean before moving out, they will bill you for "cleaning fees." Just don't fall for the scam.
Twice in under a year we have had to deal with water leaking through our ceiling, resulting in giant dehumidifiers running at all times, super loud, and we had to pay the electricity for them. We also had actual fungi growing out of our living room floor. The buildings are full of moisture, and rather than actually fixing problems, they just cover them up to make things look pretty. Mold is EVERYWHERE! Staff doesn't care, ownership doesn't care. For what we pay, this is ridiculous. I advise everyone to not even consider this dump. Oh, and they will try to talk you into a contract without even showing you the unit you'll be renting. There's a reason for that. Move on, and you'll thank me.
A little pricey but bigger and nice apartments. Good/fast maintenance crew and the front office people are pretty nice as well.
