This is a property wonderful to live on . The property is clean and always parking . The office staff is absolutely AMAZING . Marrissa and Alicia are great and helpful always . Alicia is a gift sent from heaven she is an employee who goes beyond for the tenants . I would recommend this property 10 out of 10!!!!!

Nice Property. Bad Communication. Kept my $210.
I didn't want to leave a review about this matter, but I feel like this is warranted. I toured this property about a month ago and really liked it. I applied almost 2 weeks ago to this property on 5/29. On May 31st I called to see if there was any movement on my application. I finally got someone on the line and was told that I needed to submit paystubs and was told that it typically takes 24 to 48 hours to get an approval. I was setup to move from my current residence on 6/13, so I figured that is still plenty of enough time to get approved. Tuesday comes and I happen to check the status of my application online via THEIR portal and I see that my application is APPROVED. I tried to call them to get the next steps. I wasn't able to reach anyone on that Tuesday. Finally on Friday morning 6/7/2024, I was able to reach Alicia. I explained to her that I was approved for the apartment, in which she explained to me that I was in fact NOT approved just yet because there was a discrepancy in my paycheck stubs, I was pretty confused but at this point because I submitted it all and it's Friday and I'm on a time crunch. Alicia also told me that my credit check came back clear, but that I showed to owe a balance under $1000 to a previous property. I asked her what would that mean for me and my application with Ariana Cypress. She told me that my deposit would just be equal to the first months rent. She told me that she would reach by out to me by end of day that day to let me know what's going on. I got no callback. Now it's 6/10/2024 and I'm suppose to be moved out on 6/13 at my current place. I called their office that morning and spoke to someone. I let her know the situation and that I've been waiting now for almost 2 weeks and I'm not sure what's going on. She told me she would call me back. A few hours later, she called and brought up the balance that I owed. I told her that Alicia said that I just had to pay that higher deposit. The woman put me on hold to speak with Alicia, who verified what I said EXCEPT now I was being told that I had to pay a full months rent PLUS the base deposit of $500 PLUS the prorated rent amount. After that she asked if I wanted to cancel the application. I don't just have an extra $1000. I had to tell her to cancel the application. I asked if any of the $210 that I paid was refundable and she told me no. Now I have to scramble to figure out where to live in 3 days and I'm out $210 for something that took two weeks.

If I could mention the experience in those apartments, it is the worst I have had in my life. I rented a unit in those apartments and they were delivered to me in those conditions. The carpet had not been vacuumed or vacuumed, unpainted damp rubber with cobwebs in all the corners, the smell of dog pee, the tub with rust, I could go on and on mentioning all the things that were in very terrible condition. unlivable conditions. I tried to resolve it with the manager and escalated the problem with the supervisor and she promised to repair everything and in the end I was left with a high humidity smell of mold and only expenses for double moving and they remained the same with their poor customer service and their poor team. work from your service agents to your managers. I do not recommend even stopping to ask, you will only waste your time and money. avoid discomfort. I conclude by saying that I moved on the 12th and left on the 14th.

DO NOT RENT HERE...YOU WILL REGRET IT!
DO NOT RENT HERE! BELIEVE THE 1-STAR REVIEWS... I have lived at this complex during three different complex names. When it was new and known as The Bellagio...then years later again as Avana Cypress Estates...and now, unfortunately as Ariana Cypress Estates. This will be my last time. My lease is over in one week and it cannot come soon enough. Since Adara Communities took over the property, the entre place has gone downhill from management to the amount of trash around the property. So sad, as these were great apartments until now.

Beware
1. Garage and Apartment were dirty upon move in. As it was July 5th following the holiday, I had to clean myself as there were no staff to do so until the following week. 2. I did my move in inspection, noting many items that were dirty, broke, scratched and the paint chipping and peeling throughout. Even throughout my lease, they had to repaint several items as it continued to peel and bleed through stains. The carpet was also noted to be stained in many areas. The bathtub peeled and cracked as well. While maintenance fixed items, it continued to occur and be problematic. 3. At my 12th month, my insurance auto renewed and I provided 3 separate emailed copies of the rider, as well as 2 hard copies hand delivered to the office. However, they continued to charge me a fee stating that I didn’t have insurance for the remainder of my lease. 4. At move out, I received a letter stating I owed a significant amount of money for those items already noted on my move in. I phoned the manager and was told, “ sorry, I will look into this as well as why we keep charging you a fee for insurance when you clearly have it.” She said to give her a few days and she would update the move out. 5. I have yet to receive that update, but did receive a collections letter from a company.

Not the best, but not the worse.
Avana was ok. There were a lot of required fees. Several different application fees and deposits. Fees for valet trash pick up. Fees for parking. Fees for picking up your packages after three days. They offer to report your rent payments to the credit bureau's for a fee.. There was a 5% service fee for all online payments and they only accepted online payments. It was noisy at night being so close to the freeway. Between 12am-2am especially on weekends I'd hear loud drag racer cars. Every time there was a bad thunderstorm the electricity would go out but would usually come back on within thirty minutes. This happened more so in the Spring than the Fall. Maintenance requests were also marked as done, before the actual work was done. They had a resident portal. I'd wished they used it to let residents know pertinent information like when they'd scheduled to test the fire alarms at 9am on my day off from work. Overall, their communication could have been better. There are also better places in the area, that are cheaper.

Great place to live. Management staff is very helpful and friendly. Maintenance always answers my work order within 24 hours. The grounds are always clean and look amazing. Out of the three months Ive lived here hands down no complaints.

Ok experience
I lived here for about 2 years and had an ok experience. My apartment was broken into on 8/13/19 and if it wasn't for my lease ending on 8/21/18, I would have requested to break my lease. The front office did not seemed concerned about the break in even though the cops said another apartment was burglarized as well. I tried to share this information on the resident portal however the front office rejected my comment. They have not noticed the complex of these recent break-ins. The trash is a continuous problem as well as visitor parking. I would not recommend this place.

DO NOT MOVE HERE
When I first moved in my A/C was not working correctly to my knowledge (the bedroom wasn’t cooling), I put in a service request to have this looked at. 2 wks went by & nothing so I sent a professional but stern email about how I had been waiting & hadn’t heard a thing, they claimed to have lost the online request…sure. Someone finally comes to “fix” it.Solution? Close the other vents so the air will flow to the bedroom. Air will not blow in the bedroom if you have ALL the other vents open. I’m sorry, what? I’ve been renting for YEARS & have NEVER heard of this. Later in my lease my AC started freezing over…another work order. I was told that my AC was not supposed to go any lower than 75 degrees. Last time I checked, the leasing office cannot tell you what temperature to keep your apartment at. So there’s issue 1, if you like a cold apartment, don’t move here. After that issue everything was ok until 1 day I’m home & my BF comes in and says “something happened in the parking lot, some cops passed me up @ the gate” I look out the window & see yellow crime tape blocking off a chunk of the apartment complex. I'm curious so I walked over to see what was happening & to my surprise there’s a DEAD BODY HANGING OUT OF A VEHICLE!!!!! I immediately felt uneasy about where I lived.I understand that it is right off of the beltway so crime can be expected, but not to this degree. The part that upset me the most about this situation is that at this point the gate had been broken for about a month. What’s the point of living in a gated community if the gate is constantly open? (side note: the gate is almost always broken) Another thing:they have an online portal where residents can post updates/comments/questions. This content is filtered. They don't want you to post anything that will bring attention to the real issues. The morning after the murder I posted “Will the gate be fixed now due to yesterday’s incident?” Got an email that my “content was denied” Lot’s of notices are sent out and their favorite word is “alleged”.There was “alleged assault” “alleged burglary” “alleged car theft” It’s not “alleged” if I saw the dead body with my own eyes, I accidentally drove over the broken glass when I attempted to park where the car was stolen from, and saw the multiple cars on bricks. To make matters worse, I got under $10 back from my deposit, I kept rugs throughout the entire apartment since the day I moved in & somehow carpet was so bad they charged $300 to clean it.

I’ve been living here since september and I have to say it’s lovely !! washer & dryers in ever unit, clean community, valet trash, pool & grills! 24 hr gym andre most importantly everyone’s in the front office is outstanding! especially Miss Ashley! they always communicate, let you know if anything is wrong. we have a forum for residents to discuss any issues complex wide & there’s a a car port to wash your car and vacuum. HUGE upgrade from my last place. YOU WILL LOVE IT!!!

Worst apartments ever
I lived here for a year they tell you all the good stuff in the beginning, but after a couple months you notice that the only thing important is there bank account. I was told it was ok to park in front of the office as long as it wasn’t business hours. Sure enough I get towed and I’m out $200. I ask for the manager but of course she’s too busy so I will get a call back. It’s been 4 months an no call recieved. On top of that they come up with new rules as your lease gets older and fines are implemented. Do not let me forget to mention the crime is unbelievable. Do not live here you’ve been warned.

Place is good, management is not
The apartment we lived in was good, and the maintenance crew is good. The service personnel however will always try to take advantage of you and try to charge different fees for everything. Prior to moving out, we never got an invoice of our last prorated rent payment, so we didn't know we had any balance due. Normal courtesy that they do is to let you know on day 3 after the payment is due. We didn't get any notice so we thought everything was good and we didn't have to pay anything. 6 days after the due date, we receive an email stating that we have been charged late fees for not having paid our rent in time. I went to the leasing office and spoke to the manager, explained to her that had I known that we had rent to be paid, I would obviously had paid it. During our stay of 12 months, we had never paid our rent after the due date, always before the due date. But all she said was that she couldn't help us, and that we had to pay it, if not, it would affect my credit score. These people try to suck as much money out from you as possible by charging you of things that you are unaware of. Even when we did the final walk through the day we handed over the apartment, the leasing lady said that everything looks clean and in good shape and that we won't be charged for any damages or anything. Guess what? A few days later, we receive a letter in the mail stating that we have to pay for the cleaning. All in all, the apartments have ok standard, but the management office personnel should be replaced.

I've lived here for 3 years and the property grounds is kept up very nicely. Every morning the maintenance people are walking around the apartment picking up any trash that maybe laying around. The landscape is also kept up. The staff is very polite and they respond to any issues you have within 24 hours most of the time the same day. The biggest issue is the noise if you live in an apartment on the beltway side but the residents themselves are fine and keep to themselves.

2 stolen cars within 6 months
Apartments are nice, maintenance is relatively fast for minor things like replacing bulbs and air filters. Community is advertised as gated. However, for the 13 months that I've lived here the gate has only worked for about 3 months total (that's a generous estimate). When the gates are inoperable they are open 24/7. Within a 6 month span two of my vehicles were stolen from the property as well as many other cars being left sitting on bricks. CAMERAS ON PROPERTY DO NOT WORK. Eventually notices of crime stopped being sent out. I know this because when I reported my second vehicle stolen no notice was received by my neighbors. Parking is a problem. I got a rental, and asked the front office for a temporary parking pass. That inquiry was denied and they suggested I either park my rental car across the property in the visitors parking section( which is always at full capacity), pay for a car port, or park my car outside of the gate in order to avoid the rental being towed. Two thumbs down, definitely would not recommend.

Great complex, Gate Broken Too Often
Pleasant neighbors. Clean complex. Nice upgrades and floor plans. All of that aside, the biggest complaint among neighbors is the reoccurring issue with the gates. Doesn't matter which side -- it breaks too often. One side has been inoperable for months. Residents should be receiving a reduction in rent, it's been so long. Break-ins have increased as well as patrolling police. It's a costly expense to repair the gate, but so is replacing stolen tires.

No amenities when resigning your lease
I have resided in the these apartment before the name change which was about 3 years ago. I love the apartment layout and the space. The minor issues, I am encountering are no proper lighting (at night the outside is very dimly lighted), access gates (the gate has been broken for about 2 months now), and most of all the "no amenities when resigning your lease", per the office personnel. There is no carpet cleaning or paint touch-up given as a incentive for lease rental. I have been is 3 other apartments and each time this was an incentive.

Safe and Nice
I have lived in many apartments and Avana Cypress Estates is definitely the best. The staff is always more than helpful. The pool area is well kept and it has a great BBQ area that includes a sink and space to cut meat. Its very convenient and relaxing. The weight room is great and there is a nice play ground for the kids. Very cozy and quiet. Close to the beltway so its easy to get around. Located close to many stores and restaurants. 2 thumbs up indeed.

Love the place not the management
These apartments are pretty nice for the price. I live in the plaza and it's the perfect size for roommate and I. We love the layout and our fireplace. Only a few have them so we were happy we got one of those. The pools pretty nice and all of our neighbors have been very friendly. I have a few problems with this place, parking is a nightmare. You have to get here before a certain time or you'll have to park on the other side of the complex to get a spot. We were promise that 2 months into lease we would receive parking stickers (they wanted to crack down on visitors parking in residence spots) we've been here for 11 months and have yet to receive such thing. Another problem, they call it a "gated community", half the time the gate didnt work and the other it was left open. I asked how the often did they have problems wit crime. We were told they've never had any such problem. Within the last 6 months, I've seen the cops here multiple times and gotten letters from management saying there was another breaking.
