Avana is a truly hidden Gem tucked away in a nice quiet atmosphere in Chamblee. My unit was exactly as the floor plan I was shown. I was seeking something affordable and not as huge as my last home. This was perfect for the price I found.

The location is great and the floor plan of the apartment is super open and nice. HOWEVER management isn't very helpful and typically ignores phone calls/ emails. Our apartment has been infested with cockroaches in the kitchen for the past two months. They have no urgency to resolve this. Our apartment was not move in ready when we moved in. 10 months later and they have still not fixed some of the maintance requests from when we moved in. The new gym is nice but not maintained well. The front gate is always broken. They make you buy cable and also use a 3rd party delivery system that 9/10 loses your packages.

Avana is greedy. They charge high rent for renovations that were extremely cheap, find any way to not take accountability while not fixing your apt or fixing it really cheaply if at all

Leaking roof, neighbor issues, heating doesn’t work in cold winter nights, takes months to get a repair, when it rains my rooms floor is wet, and so on and so on. It’s honestly exhausting

Do not expect updates on the progress of any work order that you file. To start, I was without heat for 4-5 days and I did file an emergency work order. It was explained to me that they contract out their emergency orders via a 24/7 vendor. I was not sure who dropped the ball where but at one point the leasing office offered to buy us space heaters while we remained without heat. I was also told that concessions would be made for our inconvenience via the amount of rent that we were asked to pay. When rent posted for this month, it was the full amount of rent. My apartment was not move in ready. The ice maker in the freezer was never connected, the washer and dryer were grotesque, the toilet in the master bathroom dropped water out of the tank whenever it was flushed, and as I mentioned before, the heat did not work. When I was moving in water was being cleaned up with a shopvac from around the master toilet. While one repair was made, my toilet still does not function at its full capacity. I have since been informed that there is a leak that needs to be repaired in order for the toilet to function well but that has not yet happened either. When I moved in, the closet in the master bedroom only had one small rack to hang clothes on and the closet in the second bedroom had none. There were maintenance men who were doing work in the apartment when I moved in but they were pulled from their work to help with evictions. Do not be enticed by the "gated community" either. You will pay for a key fob to the gate. I was told the gate is closed from 7pm-7am and I have not once seen the gate closed during those hours. This apartment was advertised as newly renovated but it appears as though the "renovations" were completed at low quality and too swiftly. If you do not heed this warning, be sure to put your work orders in for yourself no matter who assures you that everything that was supposed to be completed prior to your move-in, will be completed in a timely manner. And if you still choose to move here, be prepared to come with lamps or lighting options for the bedroom because light fixtures are not included. I thought it may have been an oversight with the renovations and was informed that it was not and I needed to use lamps in the bedrooms. My preferred form of contact is email and I have sent emails asking questions and requesting updates and I have yet to receive a response to those emails.

I would not recommend anyone to move here. I have experience nothing but stress since being here and I’m more than positive I will not be renewing my lease next year. So many issues for this apartment to be “move in ready” and I am still waiting for maintenance to come by and repair/replace things in my unit.

Moving in was a hassle. The floor plans are not practical. You pay all that money for the community gate to not work. My AC didn’t work as soon as I moved in. They fixed it then it stopped working again. They force you to get Comcast, then when it doesn’t work properly, you have to call Comcast maintenance to come fix it, and they charge you for that because the wires are not right. Then the heat stopped working and it was extremely cold at the time. I asked for some money off of my rent just for the inconvenience but they didn’t do it. Then they took my security deposit after they sent an email and leaving voicemails saying they would give me a refund. 6 months later still no deposit. Then they lie and say a 60 day notice is needed to get your deposit back. You’re better off living in a cardboard box than here. Don’t put yourself through the unprofessionalism!

I haven’t enjoyed my stay here. It’s a roof over our heads but the interior of the apartment is definitely lacking in all facets. Apartments need to be upgraded.

This community has spacious apartments with good floor plans. They are regularly renovating and making approvements. The staff is very responsive.

I do not recommend moving to this complex. The roaches were ridiculous when I moved in, I needed to get my unit sprayed EVERY WEEK. It caused me a great deal of emotional stress. It wasn't until I took matters into my own hands that I was able to fix that issue, coming out of my own pockets. The mailboxes were broken into around Christmas time. I had to go to the post office to even be notified about it, and it wasn't until I notified the Avana Dunwoody front office that an email relay was sent out about it. Maintenance is shotty at best. The rent amount does not match the living experience AT ALL. I feel cheated.

So they are currently running incentive programs for good reviews because this place is awful. Don't be fooled and think the decent prices are worth it because- between all the hidden monthly fees they don't list in the lease (and you can't opt out of) PLEASE invest and get you a nice place. From the day I moved in last year everything has been treacherous. Its always something. I remember asking the leasing office staff that left since then if I should sign a year or half a year and he said "I mean, its your money but I wouldn't do more than 6"... I should have listened because this has been unbearable. Lying, cheating, never around front office, 9/10 in unit issues that go unfixed, robbery of ALL mailboxes, binding COSTLY monthly commitments that you won't see in the lease agreement (example: you're charged monthly for valet trash which doesn't exist anymore and you basically pay to haul trash bags to the landfill outside of the gate... or for instance, whether you want cable TV or not you're still forced to contract Comcast for $60.00), old & literally moldy & rusty (yes mold & rust) apartments with a poor gray paint job in disguise as "renovation" which actually is the most depressing jail feel.. my home does not feel a home at Avana Dunwoody. Lastly, they do deafening "renovations" which last all day, have been going on for months and it's so bad it sounds like they're literally working in your house. If you work nights and sleep days, work from home or have children be ready to be inconvenienced like never before in your life.

I would not recommend this community to anyone and I will not be renewing the lease we just signed. The location is pretty decent but the community and apartments need some SERIOUS work.

Avana is a nice place to live. I chose it for proximity to my children who live in the area. Staff is attentive and helpful. Im eager to see the planned improvements they are making.

I do not suggest this property to anyone. The cleanliness is unsatisfactory. The noise level at all times of night is quite disturbing, management has sent out advisories and that hasnt changed anything. The wait maintenance orders to get completed is lengthy.

My application was approved, two days later they said it was no longer approved and continued to avoid all my relevant questions. Great credit, no criminal background or debt, make 80k+ a year and income is apparently an issue still. Save your time and fees and apply somewhere else.

PROS: --Super convenient to the freeways --Quiet neighborhood, save the random cars with their loud music. --Two convenience stores within walking distance; --Friendly Staff. The Community Manager is a really chill guy. --Food trucks on occasions --Units come with washer/dryer combo --Unlike some properties I've seen in the burbs, you will not see the dumpster overflowing with trash --Maintenance is pretty quick to respond to requests and are also friendly! --Dunwoody and Sandy Springs are literally just down the road. Help yourself to great shopping and eating at the nearby mall and restaurants. CONS: --The community lacks many amenities. What few do exist are outdated or in disrepair --What the community lacks in luxury, it makes up in fees, german roaches and other bugs. --Expect to pay the following: $60/mo for cable with Comcast. The property is contracted with the most hated cable provider in the nation, and you cannot opt out. This fee does not include internet service. $20 for valet trash service, $10 to have the garbage dumpster hauled off and emptied, $5 to be billed by their utility service provider, $9 for pest control (which is ineffective) and about $5 per month to pay for the exterior lights throughout the property. Yes, you read this right - every tenant pays a portion of the light bill for the community as a whole. This electricity fee is NOT disclosed anywhere in the lease or addenda you sign, or by the leasing agents. Water is not individually metered, so you will split the cost with residents in your building. --The gate is always open, so feel free to drop in anytime! --Parking is at a premium, and many of the parking spaces are too small for full-sized sedans. Prepare to have your car dinged/dented, as people often double park, or park right on the line. --Outdated cabinetry (24 years old at least) with sloppy paint jobs. It looks like a kindergarten student did it. --I think the roaches deserve another mention. I can't stress this one enough. Lots of spiders and millipedes, too. Your level of cleanliness will be irrelevant as it relates to their frequent appearances. --A few neighbors walk about with large, aggressive dog breeds, some of whom don't pick up after their pets. --No interior lighting, other than the kitchen light and the bathroom light. Prepare to purchase lamps. There are no ceiling fans, either. Be sure to weigh all your options before deciding to move here.

Super happy with my apartment! New management is on top of everything and they are doing an outstanding job. Good quality of living here and the apartments are really nice. Convenient places to shop near by as well.
I feel blessed to have found such a wonderful place that fit my every need! It’s a calm residence and it has a homey feeling. The maintance crew is amazing they always make sure the residents don’t have any issues. The leasing staff is friendly and they genuinely care about their residents.
Oh boy.. where do I begin! ARIUM Dunwoody managed by “Caroll Management Group” is by far the worst apartment complex I have ever lived in. For starters, the front gate has been broken for about 4 months straight. Before that, it was broken for probably a weeks time each month. The trash compactor has been broken for about 3 months. They have a temporary dumpster next to it which is sometimes jutting so far out into the exit that you have to drive through the entrance to leave the property. The pool has been inaccessible for the majority of the summer, which also means the “24/7” gym is also not accessible due to the gate to the pool and gym being locked. The parking spaces are so tiny that your car will absolutely be dented and dinged. You can barely even open your car door, and forget trying to get your groceries out of your car. On to the apartment itself..I keep an immaculate apartment yet there is always an assortment of bugs. There is zero pest control on the property. And I get it, it’s the south and it’s summer.. but there is no preventive care whatsoever. Instead of replacing something, everything here is patched up in hopes that it makes it another few months, Including our air conditioner which has gone out twice. Our apartment has also flooded not once, but twice. To which yet again, instead of doing things right the first time, things are patched up and not fixed properly. There is an extreme lack of communication at this property. I believe we have mold in our apartment (which I believe is causing me upper respiratory issues) to which I have brought to the attention to Sue, the area director, and Ashiana, the property manager many times. It’s been three weeks since the last time I made contact when I asked for someone to inspect for mold and I haven’t heard a peep. Which, again, is kind of the regular thing around here. I’m at the point where this review is my last cry for help. Do I think there will be any outcome? Probably not. Bottom line, save yourself the trouble and DO NOT MOVE HERE.
I am a current resident here. I wish I could move out sooner but they will not let me until my lease is up in two months. My apartment is roach infested because of residents that live on my floor. Roaches crawled in my coffee pot,this resulting in me almost swallowing one. The gates are constantly broken which makes this neighborhood unsafe. My roommates car got broken into and had things stolen and even the CEO was not calling back. About a year and a half ago one of the apartment complexes caught on fire and they have barely made any progress to fix it. Management is hard to get in touch with. I could go on and on about the reasons to not move here.
The property manger is young and clueless, the maintenance is incompetent and the grounds are disgusting. What you think you will be saving in rent will be offset with higher than average utility cost from ancient appliances, poor heating and cooling and leaking/constant running water. Do yourself a favor RUN and don't look back. You will thank me later
The pest issues where bad before the new property manager got here. Aushannaa is Breath of Fresh air! She has turned everything around! The property is worth checking out now!!!
I am currently living at Arium dunwoody. Do not move here....you will regret. The apartments are roach infested. The bedrooms are very small...the doors are small and not standard making it hard to move furniture. I can deal with the apartment being small but the roaches are out of control. They will get into everything you have no matter how clean. You pay a monthly pest control fee but that dos not help with the amount of roaches in the apartment. Save your time and look else where!
I was looking for a place to move that was closer to the city, with easy access to I-85 and 285 so I can get to my parents or my sister quickly. When I first moved here, I was nearly in tears due to some things the previous management promised to take care of and didn't. I soon learned were many complaints of maintenance issues that weren't being taken care of. A few months later, new management came in to take over and things started happening overnight. Landscapers were everywhere, the buildings were getting painted. I called to have some things taken care of and I got an almost immediate response! They made upgrades to many of the units and the staff is friendly. I'm happy about the changes that have been made.
My apartment is in a great area! I love the fact that i am only 10 minutes away from work, and 7 minutes away from my church! This area is not to crowded, neither too loud. I love my neighbors they are very sweet, and welcoming. The staff at this property has GREAT customer service, and by me working for Nordstrom, which we are known for our great customer service, it was very easy to spot out good customer service. This area is great for running and jogging. Also, they have a great place to walk your dog, as well as a nice pool area. I am very happy that I live in such a great community.
Two bedroom apartment 900FT closets are too small. In the winter time, the water heater is used to heat the apartment. On very cold days the apartment does not warm up the apartment. I have to use my gas stove to keep my apartment warm on very cold days. The apartment walls are not well insulated. so it contribute to the coldness in the apartment. her your neighbor's conversations. Outside of those conditions, everything else is okay.
You get what you pay for. The rent is cheap for the area, but all the amenities are outdated. Power bill has been over 300$ this summer and they have done nothing about it, despite contacting them many times about the AC issue. Cockroaches are a regular sighting. It's worth it to pay more to live in a better apt.
This apartment complex always one of my favourite places to live! I love the staff and everyone was very friendly. The apartments are beautiful and very reasonable in price. Getting the apartment with vaulted ceilings was beautiful and if recommend this place to anyone!
