The maintenance of the property is excellent and the staff is very professional and warmth. Tye apartments were built with the occupants in mind as there is a mini-mart near by. As for the other facilities such as the gym and the pool, I think they could have been bigger in order to facilitate more persons at a time, knowing that the complex have some many persons living there.

We love it here! The community felt like home the day we toured it. The office staff and maintenance staff are incredibly kind, caring, helpful, and welcoming. Avana Fieldstone is an awesome complex to live and one the most professional and safest options in the Leesburg area. Our management team is awesome and very personable and our neighbors are respectful and quiet for the most part. Until I finally purchase a home, I will remain a resident at Avana Fieldstone under our current management team.

ALL ABOUT THE MONEY!!! I'm not big on blasting negative reviews, but I am way over the complex since the new management or ownership change. To start, we've been living here for about 3 years, have always been on time with payment, no issues the community and staff were great to start. No issues to begin with, maintenance work was prompt and easy, staff seemed to be genuine and wanting to make a community. Now, with the change over, it has been all about making money. Managers and staff is quick to say they can't do anything to help and hide behind new company. I get that rent increases happen, but over 20%? For what? We had an issue with our dryer, we placed a work order, they came said they fixed it, closed the ticket out and we still had a non drying dryer, this happened 3 more times until it was finally fixed. Each time a new ticket was made and closed, not fixing the issue. After that, I am a single father who's children live in SC, they visit for the summer. My daughter is 18 and drove her care here for the summer. I requested a visitor's parking pass and was informed that a car can only have a 2 week pass once a month. No exceptions, that is the policy. Now I know that the pass was expired but they would not extend because "We can't do anything" but to have her car towed which cost me $260, but you can pay us another $50 a month for a resident parking pass. More issues being that we have had the same insurance since day 1 and now they are saying the new company does not have a copy and they will charge us if we do not give them proof of insurance again. After almost a year of having a pot hole big enough to swallow a small car, we are finally getting repaved Cones and tape were blocking the parking area even if you are disabled, having to park well away from the building. All in all, this property has changed, and for the cost of it, I would look elsewhere. Amenities are not the best, pool is just a pool, "grill/picnic" areas just got white PVC covers, so I'm sure those will look just as bad as the wood ones were shortly, "dog park" is low key a joke, walking paths are just as bad as the roads, cracked uneven, never cleaned when snow falls or ice. I know we will not be renewing our lease, and I can say that our neighbor who has lived here for almost 20 years said he will not renew, so take it for what it is. Terrible community now, and cannot wait for our lease to end.

This is a great place to move to, and the people here are friendly. We see that, there are allot of social opportunities, such as cooking classes, Tae Kwon Do for our son, etc. We will try to use those opportunities, when we can.

My building is quite. Maintenance responds as quick as they can to requests. The grounds are well kept, not a lot of trash lying around. The pool is very large and has plenty of chairs. I am very satisfied living in Avana Fieldstone.

The management and maintenance teams here are excellent. They are very responsive to questions and requests and provide thorough explanations to questions. The community is very good and generally clean and very quiet.

The management is just worst. They will try to charge you for things you already paid for. The apartments are old and have mold all over.

Horrible place that doesn't even abide their own lease agreement. Like, I'm reading the same lease you are and you're telling me it says stuff that isn't there. Like others have said they overcharge at move out, grossly overstating the damage observed in the final walkthrough. I had to fight with them several times during and following my 15 month stay here because they attempt to charge you for things that are not in the lease. I guess it's a percentages game and most residents just bend over and take it, but not me. Current residents: READ THE LEASE. There is a good chance you're overpaying for pet rent, that they're rounding in ways that are costing you a lot of money, and over/double charging you for amenity fees. Around September they had a promotion for a drawing for a HD TV if you left a 5-star review in their presence, so many of them are fraudulent. Also, when they reply publicly to you to contact them, it's just for show. You end up talking to the same people that are the problem.

1. Charged me to replace the carpet based on cleaning fluid stains on the backing of the carpet (not the top) 2. Refused to accept my written notice to vacate until AFTER I paid the lease break fees (payment before they would accept notice was NOT specified in the lease). 3. Because of #2, they forced me to pay two additional months of rent after I had already moved out. 4. The manager verbally told me that they would only charge me one month of rent as a lease break fee, then later denied this and charged the full amount instead. These practices resulted in THOUSANDS of dollars in move-out fees beyond what was expected or reasonable. I have NEVER left a negative review of a business before in my life, but I will warn everyone I know to avoid The Point at Loudoun and will leave online reviews detailing this experiences everywhere I can.
There was mold growing in the walls. We discovered it while we were moving out. I turned in my keys and requested a final invoice. About 2 weeks later I finally got the invoice. Didn't matter. Their corporate office or some other entity involved with the organization had already issued a court summons to have me evicted from the premises I no longer resided at. Because they didn't mail it to the forwarding address I left them, I received the summons in my forwarded mail 2 days after the court date. On the summons it was certified that all required notices had been given. I had received a grand total of 0 notices, so I guess none were required. I have a complaint with the BBB pending. If I could give no stars, I would.

The neighborhood is very nice. The maintenance guys are very good and show up same day for fixes, including emergencies if needed. The apartments themselves are nice enough. Biggest pest problem is only ants. They welcome pets with a pet deposit charge. There are amenities including the pool, gym, and playgrounds. The apartments are right around the corner from a 7-11. My biggest complaint (which they've heard a lot about from me) is the lighting. It's terrible at night. There needs to be more lighting in the parking lots and outside of the apartments. I have slipped and been hurt because of the lack of lighting in the parking lots. I also fear there may be some unsavory individuals hanging out there waiting to strike in the dark. They have recently decided to do a monthly charge for parking too, which is ridiculous considering it's not safe to park there at night. Also, they do not do snow removal well. Only the parking area in front of the office where they work is done well.
