Apartments aren't fully functional upon move in; puddle in the bathroom on move in, toilet cracked and water turned off rather than it being fixed, dishwasher rusting and drain filled with trash so we've never used it, leaking ac filter within a month. The grounds are in poor condition; sprinklers water the sidewalk more than the grass which is all dead, and spray like jet streams at waterparks because the caps are gone. And only around half the lights are actually on at night. The gate has been broken since April leading in a motorcycle being stolen from our parking spot, within a month of us living here but the lease says "too bad so sad" they won't fix it.

So unprofessional leasing staff and service techs. The techs smoke around the property. Leasing staff don't help with anything there rude. Takes techs a long time to come do a work order. They had us waiting a couple months.

Since I have lived here my life has been filled with so many issues. Taking time off work for work because management lied saying they would be in that day and was not. I have found 5 scorpions in my apartment and my bf has been stung. Poor management. Terrible parking.

The location is great. The one bedroom apartment size and storage is perfect. Work orders take months and months to get completed which I thought I could live with, but I have reached my limit. I would not recommend this apartment complex.

Very quiet and the staff is excellent. The complex keeps everyone informed of anything going on including pool maintenance and when there’s a food truck for example. However, maintenance team could probably use more people on the team.

Staff is very nice, MiAnna in particular is always helpful. The apartment is ok but dated and there were issues that were overlooked before I moved in that perhaps should not have been. The complex is nice, the rent reasonable and I like the area quite a bit.

Moving into Avana Gilbert was difficult. Their lack of timely and clear communication caused us to get an apartment that was not completed yet, as they had to rush it. Other than that, I like the area.

The staff is kind but the apartment was definitely not move in ready. One of the toilet's water was shut off and upon turning it on, flooded the bathroom and the shower drain is clogged to where it take hours to drain just a few ounces. The dishwasher smells of mildew and is rusted throughout with trash sitting in the drain. The moment we walked into the other bathroom, there was a puddle on the floor from the water supply leaking. And the deadbolt keys work only after around 5 mins of wiggling and adjusting.

Avana Gilbert is in a perfect location and the one bedroom apartment has got incredible storage! We have respectful neighbors and the community is great! The office staff is very kind and respectful as well. With that being said, the maintenance department is severely lacking and it takes months and months to get maintenance requests completed. In my own experience, I’ve had to go into the office repeatedly for anything to get addressed and I’ve had work orders in for 6 months that have still not been completed.

The location is great, the apartments have lots of good storage, and the office team is really nice but there are major issues with maintenance. The front gate doesn’t work and you don’t have access to 2 of the pools.

If your never home this the place for you! Your ac will go out when you first move and will not be fixed for about 2 weeks. Your power breaker will just go out and need to be replaced! Oh and maintenance will get you in about 3-6 weeks! Geez your irs refund check will come quicker.

Avana Gilbert is a great place to live. I love the location, size of apartments and you have access to a lot of storage both in your apartment and outside. Avana Gilbert is clean and the people who live here all seem very nice. The only downside so far is it takes maintenance awhile to get to maintenance requests. But I would still recommend this apartment!

Everyone is very nice, but they are blatant liars about apartment conditions and you will never get maintenance to show up without serious persistence or knowledge of your tenant rights. The only people who will show up after a maintenance request are 3rd parties such as Pest Control or AC vendors.

Affordable living but at a price. Seems like a lot of things here in our apartment were half way done. And it might take maintenance the entire length of our lease to fix little problems that should have been working since we moved in.

My experience has been poor since moving here. There is not enough maintenance staff to complete work orders, causing maintenance requests to go unaddressed for months!! The property manager is doing his best, but it appears Greystar is not supportive with resources. It took over 5 months to have one Maintenace request addressed, and I am still waiting for the other to be addressed! We moved in on Feb 10th, 2 days before our move in day we got a call that the unit we were supposed to move into was not the upgraded unit like we were told and signed a lease for. So we had to change units and I had to get all of our stuff (power, mail, internet) transferred again. We were also told that the model unit is the exact same as the 1 bedroom minus the second bedroom. That is definitely not true! The 1 bedroom has a micro kitchen with 2 VERY small drawers, i feel like we were bait and switched. There were a few things that were broken when we moved in, I reached out to the office about them and was told to put in a maintenance request for what was needed. That was 6 business days ago..... still waiting. Starting to regret moving in here.

Good location, good value for the money. It would be a lot better if they had a larger maintenance crew to take care of problems that occur. I requested a new dryer 6 months ago and still no word about when I’ll get it.

My husband and I have been here for just over 3 years now. Overall we have been very satisfied with our stay. We love the layout of the apartment and love the storage space. One thing that is really lacking is the response time for maintenance requests. It has been really frustrating. Most of the time in the last year, requests take months to be responded to. When we follow up, we are told that the request will be moved to “high priority,” but still nothing happens. The office staff is not always the most friendly, either. Customer service could be improved. We love the residents here and the grounds are pretty well taken care of, so we do enjoy those aspects of living here.

I have lived at Avana Gilbert for 2 1/2 years. I love the neighborhood! It is close to great schools and shopping areas. The community is clean and quiet! Tierra in the front office has always been very helpful if a situation arises. The maintenance man Henry is always so kind and gets to maintenance issues as quickly as he can. Avana Gilbert is a great community to live in!
