If you’re looking to over pay extremely to live in a rundown poorly managed unkept property then here is where you want to be! The first 2 weeks of moving in we had no hot water, daily power outages due to incorrect wiring which could have caused an electrical fire and let’s not forget the very unapologetic, and down right rude management.

Ease to apply online- all information is easy to access. Staff is great- they are very attentive. Apartment is clean and spacious enough. Location is also a big plus as all shopping, groceries, schools, are all close by.
Avana is a real nice community with stylish apartments they have the flex program for those who qualify huge nice and quiet neighborhood 2 pools tennis court valet trash for the lazy people lol overall I like it here .
Do not move to Avana Kennesaw unless you like to babysit grown people that are slow/lazy to do their job, like Maintenance. Roaches and ants everywhere, Pest Control company suck. Community is falling apart while Greystar keep building new communities everywhere else.
Aside from the property needing an upgrade on some of the amenities, Avana Kennesaw apartments are good place to live. Rents are reasonable for the apartment size. It's quiet and clean.
Overall my experience has been pleasant. I really like my apartment. It’s quiet and peaceful.

Don't live here unless you don't mind smelling marijuana smoke in your home all of the time. I've lived here for a long time, and I've seen this complex go downhill steadily in the last couple of years. This place looks like a dump now.

Avana Kennesaw is a beautiful quiet community with great amenities nestled in a peaceful stretch of woods.
My Husband and I have enjoyed the stay here so far at Avana. The front desk is polite and helpful and when we need assistance with maintenance the response has been swift.
The nature is amazing and the landscaping is beautiful.
I love living at Avana Kennesaw. The community is quiet and well maintained. However, communication can be slow between residents and management.
I paid admin fees and application fees for an apt that was supposed to be available. The day before I was supposed to move in, I placed a call to the office to ask a question and was told that the apt was not available due to water damage, but they would put me in the same apt. We had paid the higher fee for the "Elite" floorplan. We went there and asked to see the apt, we were told we could not since there were workers in there getting it ready for the next day (move in day) but were promised it was the same floorplan and there would be no issues. Move in day came and we arrived, they gave us the keys and sent us with a sweet woman who was filling in for the day over to the apt, wouldn't you know it, it was a RENO, not an Elite. And they wanted us to pay the same price. When we stated that this was not what we had looked at, nor agreed to, the nice lady spend over an hr on the phone trying to get any of the regular staff on the phone. Eventually she did and we were told, this is what they have, take it or leave it. Upon speaking with the other woman who manages other Greystar apts, she stated they would have no reason not to give me back the $200. admin fee, since I would not have paid it had I not been approved and agreed on the Elite apt. Guess what, no one returns my call, I have left numerous messages, called so many times I can't even count. If you were so hard up to scam someone's hard earned money, then I am glad that your apt had damage and we didn't end up there. You are pathetic and liars.
Avana Kennesaw is one of the worst complexes you could live in. Nothing ever works, leasing office people are difficult to communicate with as well as rude, expect 3 months for anything to potentially be fixed, overcharged for everything.
I have been a resident for almost 9 years. During this time I have seen a change within the community. The grounds are not kept up like they use to be. Maintenance is a lot slower to respond to work orders.

Leasing staff lies, and it does not seem like they truly care at all about residents issues
This leasing office is completely unprofessional. Nobody provides me with any updates or calls me back. I have been living in the dark because both my room lights have electrical issues. I also have had to use friends washer and dryers because my leasing office fails to have mine delivered. I have only lived here for 2 weeks and this is the worst move in experience of my life. This apartment was not move in ready and should not have even been made available to move in until these issues were resolved. My cabinets are falling off the hinges as well. Don’t move here.
Look it’s an apartment. The management company is gonna be a cash grabby jerk and nickel and dime you to death with fees. Thats just how it works in the apartment industry. Whatever they tell you for rent, add at least $100-$120 for all the various fees. Like “valet trash” that doesn’t get picked up half the time, and you can’t opt out. The latest one is this completely unnecessary extra step for package delivery. Greystar has decided instead of the already established, quick, and convenient Hub lockers, that already make it so the leasing office doesn’t accept packages (they will refuse any delivered their by mistake) they’re going to force everyone into this new package “service” they’ve made a deal with, Fetch. Fetch has an F rating on BBB, and thousands of bad reviews. The idea is basically that the apartment forces all packages, no matter who they are delivering from, to the Fetch warehouse, who then signs for them on your behalf, instead of the delivery going to the Hub locker or your door. Even if you don’t want Fetch “service” and don’t sign up. Even if it’s an overnight courier delivery. ALL your packages without permission. We’re told this is so the leasing office doesn’t have to accept packages and make it easier for us. But the leasing office ALREADY doesn’t accept packages!! And what’s easier than 24/7 access to the hub lockers so you can pick up after a late shift, for example?? No more Prime deliveries. Takes at least 2-3 extra days to deliver. Amazon won’t even offer Prime delivery as an option if you use a Fetch address. Don’t get food service. They will be spoiled by the time they arrive. Some online retailers won’t even deliver to fetch addresses any more because of all the issues. AVOID FETCH. Dont rent here and don’t rent anywhere that has it. Just read the BBB complaints yourself and all the denied claims. Fetch will never pay your claim for losing your packages. They’ll blame it on the carrier, who won’t pay because the package was signed for. The office staff are super nice. But Greystar is ruining this place. Making us pay for the “service” of having to wait several extra days for our packages when the hub worked 1000x better and did the same job of keeping packages out of the office.
They go up on your rent when they decide. And the security gates don't work. Under staffed maintenance team. Office people are no help
My apartment was NOT CLEAN!! IT WAS NOT READY FOR MOVE IN! It look AS IF NO ONE DID A WALK THROUGH BEFORE GIVING ME THE KEYS! So much stuff broke and not working, paint everywhere, it took a WEEK to get a washing machine and dryer.. I literally had to move in a WEEK LATER the walls still needed painting.. A window fell in my arms last night. The toilet doesn’t work. Extremely hard to reach staff.. maintenance take days.
AK is a great place to live. It has many amenities, in a great location with access to shopping, medical, pharmacies, grocery stores, restaurants within minutes.
The manager is really concerned if I was happy with my apartment.
Love Avana Kennesaw its such a quiet and clean community. The amenities are worth the commute I have to make and the surrounding areas are very nice. Staff are cool and responsive.
As of right now I would NOT recommend anyone live here. Maintenance is nowhere to be found.
While I do love the neighborhood, amenities & location, I am not at all happy with the condition of the renovated apartment we were moved into. We had to fight for a washer & dryer and once we got it, it was another issue getting them to come hook up the vent. When I went inside the office to address this issue i was told lots of people here need things and basically I wasnt a priority and I should simply get in line and deal with the fact that I was lied to about what I could expect in my apartment here. It came down to me threatening to file a complaint with Greystar before anything was done in here.
Over all it is a beautiful complex and so far a safe place to live.
Maintenance was handled in a quick and timely manner, well executed and communicated...

Living at Avana Kennesaw is awesome! It is very close to all kinds of restaurants and shopping, and very convenient to get to I-75. The staff is friendly in the office, and the maintenance team is very quick to respond to any issues. Pet friendly, and has a dog park. As far as apartment communities go, I have never seen anywhere else offer what Avana has to offer. I highly recommend living here!
Avana Kennesaw is a quiet community with spacious renovated apartments. Parking is spacious and plenty of amenities. Office agents are professional and friendly.

I have lived here for almost two years, and I love it! The new staff is very friendly and helpful with anything you need.
Considering we are in the midst of one of the toughest years this country/world has seen in quite a while for this place to be this easy access to work anywhere around ATL, as clean as it is, and as peaceful as it is oh yeah and with a brand new management company trying to make this place a better place to live you all have done a great job!
The place was nice when we first moved in 3 yes ago but it’s gone completely downhill! There’s been a murder here, drugs smoked in hallways, police coming to our building all the time because of domestic disturbances in other apartments, the pools was open for maybe 20 days in total the last year, vermin and cockroaches everywhere. We moved our daughter from her bedroom into our because we don’t feel safe. The apartments might look nice but they’re poorly finished and start falling apart and have constant issues. Look at how many empty apartments they have! It’s because people are RUNNING once their contract is up!

I’m happy with my stay here. Alex in the office is great. Only issue is bugs. I’ve had them spray but it didn’t seem to make a difference. Time to take things in my own hands. Other than that everything’s great.

There has been a complete influx of roaches entering my apartment within the last month or so. I have lived here for about 8 months with only seeing one or two bugs, but as of recently there are A LOT more dead and alive. I see them crawling on the building and on the ground. I don't see how the building is being sprayed every Monday because I saw a BIG roach strongly crawling up the front of the building on Tuesday. This is completely ruining my experience here. My stay has been pleasant up until recently. Maybe a stronger pest control solution? I hope this problem will be fixed ASAP. In addition, there have been 3 different mangers within my stay of not even a year. The second managers made a lot of improvements to the community, which resulted in not being able to use any of the amenities for at least 6 months and the gates being open during the whole process. The 3rd managers continued the improvements but have failed on pest control. I do not know if they are spraying at all or if the solution is diluted, but what ever it is, is not working at all. In a community with so many different people, pest control should not be put on the back burner. I have not had any problems with any of the people up front. They are always friendly when entering the office and very helpful. I just hope that this pest problem can be fixed for current and future residents.
I have lived here for two years and they keep getting worse. My apartment I crawling with ants all spring and summer. Over the holiday weekend I had no hot water or air conditioning and my drinking water had stuff in it, so myself and kids couldn't drink our water at home and no one bothered to help. Maintenance is so slow and mess up more than they fix. Fitness center has been closed for over 6 months, they recently had roofs replaced but roofers left trash and nails all over for children and pets to step on, even though they were told of this, nothing was done. Rather than try to have grass grow or keep trees from overcoming entire property, they re did the blacktop with no advance notice, ruining my daughter's shoes and my vehice. There is a gate at the front, but it is broken more often than not, currently they have it torn up and residents have to wait for passing cars to attempt to enter or exit, as there is only one entrance/exit and they seem to be in no hurry to remedy this problem. Claim to have two pools, but neither is open for the season on time and constantly have problems, closing them often and without notice. They close the rental office whenever they want, I have called and stopped by several times during regular business hours and they are closed, do not answer and do not get back to me. I would not choose to rent here if you have any other option at all!!!
I've been living here for almost 3 years now. My building is from the 90s but the up-keep that they do is great. My favorite part is that it's still 2 miles away from Kennesaw State and it's quiet!

The Bridges of Kennesaw has been a solid place to live. It's the best complex me and my wife have lived in (out of 3) in the Kennesaw area. The office staff is friendly, if a little unresponsive, and the property is safe as far as crime and traffic (not a lot of speedng), but a little messy. It seems they aren't super concerned about pest control. Back entrances to buildings and the mail center have a tendency to get spider webby. Communal areas are kept clean, and we haven't had any noise or disturbance issues so far. The actual units are really nice for the price. Appliances are a little older (in the non-updated units), and the way they handle inspections is very inconvenient (no warning call). The pet fee is also very steep. We had to pay $600 for 2 dogs, and it's completely non-refundable. They'll let you space it out if needed, and they're one of the few complexes that'll take larger dogs (standard breed restrictions though). Also, parking can be an issue depending on your building and visitor levels. The above list is literally every problem I could think of. As you can tell, it's really nit-picky, and me and my wife love living here. It has the same problem every apartment ever does (elephant stomping upstairs neighbors, constant battle for parking, etc.), but for the price and the location, it's a great place to live. Not perfect, hence the 4*, but what is perfect?
The front office staff are very kind and tentative. The apartment itself is a decent layout. My roommate and I are in a 2 bed 2 bath to floor which comes with a fireplace and vaulted ceilings. Our only major complaints so far are the bed rooms didn't come with any lights also maintenance took over two weeks to come out and even then they just "assessed" the issues and have yet to fix them. But we are happy other wise! We would recommend checking it out for yourself :)
The apartment community is a great place to live. It's near Swift Cantrel Park, Kennesaw Mnt., and KSU. They welcome your pets and is a safe apartment complex. The apartments are very convenient near the Town Center Mall. Overall, it a good choice when looking for an apartment.
I am giving this apartment three stars for the mere fact that it fills what I think are three basic requirements to live: comfortability, safety, and affordability. Furthermore, the location is almost perfect as a student, in the middle of the school and the mall, one could not ask for a better address. Within a 10 mile radius are several plazas and parks with all sorts of things to do at one's disposal: gyms, grocery stores, family centers, shopping, dining, exploring. However, there are cons and enough so that this apartment lost two stars: Parking is extremely limited at certain times and this can be an inconvenience when you've gone grocery shopping. Additionally, there are not any sidewalks. Plenty of times I've had to slow to a halt to navigate around children riding their bikes in the streets or neighbors walking their dogs. Fortunately for them, I am not one of the many residents that speed through the neighborhood! Another reason: the community amenities. "Would you like a workout? Come use our gym!" They advertised, "No computer? Come to the clubhouse and use our printer!" They coaxed. Easier said than done. The only machine that worked in the gym was the treadmill and even that was reaching the end of its days. As for the computers? Good luck. They are ancient and almost of no use. & other issues I've had is that all maintenance issues are written off as expected due to the apartments being old. However, I observe them showing apartments almost on a daily basis. For an apartment still accepting new guests, shouldn't there be upgrades as well? To end on a good note: As I've already mentioned I am a college student and I was pleased that they offered roommate style floor plans. Both sides aren't entirely even but as long as you and your roommate are good at communicating, something can be worked out. BUT!! If you are a kitchen guru, sorry, but no pantry in these apartments. I ended up having to buy a storage shelf and it does not look too bad against the wall in the dining room. & I will say: Where they lack in some community amenities they make up in others. There are two pools offered for one's convenience - one pool is cool, but two? Sweet. They also have a laundry facility. You do have to pay, so get used to asking for a roll of quarters but I have not had to fight anyone for the machines yet. So I'm down with it. In sum, it is not a bad place to call home.
