Manager of this property will lure you in with promises so you sign a lease. After that you will be overcharged for water bill. At any time to schedule anything to be done in your unit you won't receive a reasonable time frame and most of the time they won't show up or notify you that they can't make it. At the end of each year of lease renewal they will try to raise your rent by approximately $300 per month. These buildings are old and are falling apart. Gate almost never works but you will get emails every few months stating that it will be fixed soon. People don't clean after their dogs and when you submit a complaint they will send a response that it was done but they never clean it up. They have a "trash butler" that they will make you pay for it but they will make you keep that trash bin (which is pretty much a regular trash can and only fits 1 trash bag) inside of your unit because of rodents.

My husband I have been living at Avana for 7 months. We have enjoyed living here so much. The office staff are very kind and I consistently receive emails from the property manager which is great for me. The communication that we receive from the property manager, staff and maintenance is the best and I appreciate that they go above and beyond to make sure the residents are in the know. The grounds are maintained very well as well as the breezeways. Having valet trash is a lifesaver as I have a 4 month old and can’t always run out to the dumpster. Thank you for going above and beyond for the residents! This is the best complex I have ever stayed at.

I want to express my great experience of living at Avana Lakeview Apartments. This is a great place to stay, that’s clean, cares about the community, involves residents with its activities, and always willing to help. Cassandra and Faith have been great management to the residents here and treat residents with the up most respect and professionalism. It’s a clean and safe community. The maintenance team have always been very responsive in residents concerns and issues and very efficient. Management has offered many different activities from pool aerobics, yoga exercise, and food truck vendors to show their support to residents. I couldn’t think of a better place to be and show my appreciation than here. I’d like to say thank you to all the team members and to keep up the great work.

We are starting our 2nd year here at Avana Lakeview and the experience has been great! The community is quiet and clean. Management/Staff are very communicative and keeps residents informed. Avana Lakeview is a breath of fresh air when it comes to renting affordable apartments in Pinellas County! Overall Avana Lakeview is a decent place to live, but whenever there is a maintenance issue I am left feeling like we don’t matter as residents. Our apartment flooded from our upstairs neighbors and there was no follow up until I followed up myself. It took almost a month for our kitchen light to be fixed after the flooding. I keep being promised our lanai ceiling and screen would be fixed but it still hasn’t. I don’t like feeling as though we don’t matter and we are just the rent we pay.

Avana Lakeview is an amazing community to live in. Office staff are friendly and communicative, maintenance is also friendly and efficient, Walmart is conveniently across the street, there’s walking trails nearby, and the community is clean and well kept. Highly recommend!

Avana Lakeview is an excellent place to call home. The entire property is beautiful and quiet. I can’t say enough about the leasing office staff. They are the nicest and most accommodating people I have ever met. Maintenance staff illustrates top shelf customer service and I’ve never seen them frustrated or hanging around idly. The grounds are always clean and staff engages residents with pool parties and food trucks which are beyond enjoyable. I can’t say enough about how lovely Avana Lakeview is a great place to call home. Come check it out yourself, ask for a tour of the property meet staff and see for yourself that is the only place you should call home.

Avana Lakeview was probably the easiest place to visit, tour, apply, execute lease, and move into. I highly recommend people visit and see if it fits their needs.

Avana Lakeview is a hidden gem. Tucked away next to the Pinellas Trail and the disc golf courses, it's quiet and has no "thru traffic." Neighbors mostly keep to themselves, too. Also, this is by far the most pest-free community I've ever lived in.

I had a very good experience living here, we rented a 2bed 2bath on the 3rd floor and it was PLENTY OF SPACE. Living room and dining room are well separated as well as kitchen which is away from the living room. Kitchen is BEAUTIFUL, you have ton of counter top space and a nice pantry with a door, the deep sink makes it even better and you can actually cook with more people in the kitchen without bumping into each other. Now both bathrooms looked amazing from the start, and I loved the double sink on the master bath and counters are large also cabinets under neath with several drawers. For me having an actual laundry room just seals the deal, you can use it to store other things too because it gives you so much shelves space to stack boxes etc. And they are side by side washer and dryer not stackable. Bedrooms carpet were well kept and the room just feels cozy and homey, walk in closets are super convinient and windows give u lots of natural light. I loved our patio, again SPACIUOS. The fact that is fully screened in and you can fit a very nice patio set with a few chairs,table and more it just made it 3 times better, very enjoyable at night I had my first puppy when living here and he loved walking around the buildings and stopping by the leasing office where they always welcomed him with treats and lots of love we didn't spend much time in the dog park because he just didn't like to step on grass or leafs but we watched many other dogs in and out all the time. Lake always looked beautiful I mean the trees and green grass around it was something I enjoyed seeing every morning, just makes your day start in peace. Staff was always friendly and over all professional people, maintenance was quick and efficient the only issues we had was our tub wasn't draining down fast enough and Kenny showed up right away and fixed it in a few minutes. Faith in the front office always showed that she cared for you no matter what else was happening she would take the time to listen to you and look for a way to help you in the best way possible, just a genuine good soul I was heartbroken when we had to leave, our jobs took a wild turn and we had to move to another city. Avana Lakeview was just a perfect home for me and my husband and I would recommended to any one looking for a nice and calm community with real people who care for you and want you to feel at home.

We have lived here for 1 month now and I highly recommend others to live here. I can’t speak for all but our experience so far has been amazing. Office staff are always friendly and made it a breeze for us to move in during such a time crunch due to job relocation. Maintenance is always friendly, timely and efficient. Avana lakeview is a really nice place to live I love the lake located behind the pool area it gives almost a trip to the lake vibe and is a overall friendly community with excellent management and staff overall 10 out of 10 for me I would recommend my family and friends to live here

We will not return to this place. When we moved in we were told that we would have an upgraded apartment. That was a lie. This place had three owners within the 2 years we were there. Once moved in the first year we were there, our apartment had one major flood and two leaks because of the water heaters from both the second and third floor. After this they did not take our mold concerns seriously because were were always getting sick. Plus our apartment could have caught fire if they didn't finally take our smell seriously. Corporation apartment to a T.

The girls in the office don’t care. Management doesn’t care. They add fee for things and don’t refund even though they admitted it’s incorrect. The gate doesn’t work. Don’t move here!

We have been here for 3 weeks so far and love it. Any maintenance requests are checked on within an hour and if repairs are needed, are extremely quick to complete! Property is beautiful and units are very well maintained!

It's a great place to live. We enjoy our screened balcony and love that we have washer and dryer in the apartment. We enjoy the pool with our neighbors on the weekends. And with the constant improvements, the property is looking great. To top it off the friendly staff. We've been here 4 years and plan to stay.

We love it here because it’s set back from the street, it’s lush with trees, we enjoy the square footage and layout of our home, and it’s quiet here. Work orders are always completed in a timely manner and they do a great job. There should just be a few more amenities.

Almost a month in and out little home is coming along nicely. We love the layout and the price is fair for the market around. Location is ideal!!! Parking has been wonderful so far.

Avana Lakeview has improved the grounds and exteriors dramatically since taking over property management here. As 3 year tenant with plenty of experience living here, I continue to see improvements daily on major items like new roofing and exterior paint & other major repairs. Great work!

Living at Avana Lakeview has been a great experience. Management is prompt to respond to any issues and consistently promotes the well-being of the community. I have lived here for just about 2 years and love my unit very much. The complex is quiet and peaceful with a serene pond at its center and plenty of beautiful scenery.

Poor communication from management and maintenance team. The previous company would reply same day, or next day if after hours, and get the issue taken care of almost instantly, but I cannot even get this company to reply to a message, let alone maintenance.

I moved in February of this year. Since the beginning it’s been nothing but issues. First off, my floor has chips as well as wax stains from the previous tenant. Then my dryer has had to have repairs on it twice the first time leaving exposed wires to where I had to touch near them just to get the dryer running. After that my fan chain broke. The chain must have been loose prior to my move in but they tried to charge me $300 to replace the fan saying that due to my “roughness” I caused it to break. It’s a fan chain, I wasn’t “rough” with it I just pulled it like normal. Luckily that was able to be fixed at no cost, not without my causing a ruckus over it. Now my microwave handle has broken. You can see that there was super glue sediment. Not only that but I’m not strong enough to rip plastic from plastic. Also I open the microwave like a normal person not like a caveman. I’m now being told that it will cost me either $201 dollars to replace the handle or $263 dollars to replace the microwave. How is a handle 83% the cost of a microwave?!?! Lastly no matter how many time pest control comes and sprays I get tons of roaches and spiders. I keep my place very clean, but still I have an infestation. I have never been more dissatisfied and disappointed with an apartment complex and cannot wait to move out.

Since the new/current property management took over there is less effort to fix anything and parking I hope you don't have friends because the visitor parking is 4% , with two at your guest costs, and zero near any residents. Gym closed because they are political and won't open for "Covid" reasons not because of cleanliness reasons. Not one person here can use the pool bathroom because they don't offer keys. Was great under previous management. And make them show you so you know I'm not lying.

First off, they are lucky I can’t post pictures. This “luxury” property is the dirties, most unprofessional place I’ve lived at. The office hours say open till 6 however they close whenever they want. Their website is always down, and the balconies have been under construction for over 3 months! They said it would only take a few weeks and I still don’t have access to the balcony. I had wasps and squirrels inside the walls due to the balcony ceiling being open for so long. And don’t let me get started with the a/c unit! It was so loud it would wake me up in the middle of the night, make the entire apt shake and it wouldn’t even cool off the home. I was paying over $300 for a two bedroom!! They lied about changing and fixing things, had to get my daughter to look into it, she also had to unclog the drains because they said “they work fine” honestly waste of money and time. They call themselves a luxury property when it’s nothing but a D rate. DO NOT MOVE HERE!!

I am a current resident. This complex is a joke and a waste of money. There has been construction going on for months with no updates. They constantly take up parking with the construction supplies. There is NO lighting, so nothing is safe. The pond that they charge extra for is always completely trashed and more of an eyesore than benefit. It should be filled in and turned to parking. There is never enough parking. They charge way more than the apartments are worth. They wait weeks to get anything done if they actually do anything.
