My very first apartment and my experience has been great, I like it here and I see myself here for a while. Friendly, calm, quiet, & clean community. Nice & a luxurious feel of the apartment inside. The management staff was excellent. Kayla has been amazing this whole time the maintenance team, especially rock also has been amazing as I’ve been dealing with multiple issues since moving in. Although they have made every effort to fix any and everything that has gone wrong in the unit, I still would not recommend anyone moving in here just because upon first appearances, the homes look luxury, and when you get in, they are not the amount of things falling apart once you move in is unacceptable. I personally have had to put in several tickets and have pest control continuously. Come out multiple times in the two months that I lived here. I cannot in good conscience recommend this place to anyone that is expecting to live in a luxury apartment home.

This apartment complex needs to invest in security cameras because my car got stolen and broken into and i went to the office to express my concerns and that if they have cameras and they only have it for the leasing office so basically if you have a nice car of any kind good chance it will get broken into because there's no cameras in the apartment complex. This issue needs to be fixed and resolved cause that doesnt make or have anyone feel safe in this apartment complex at all.

As of now, I have little to compliment about the place. When we moved in, it was obvious that they hadn't checked the place before giving us the keys. The ice maker in the freezer was broken, the lights in the fridge didnt turn on, and water puddles would form in the fridge every day. It took a two months for it to be fixed. When we moved in, the microwave didnt function properly as the center point didnt spin and the corners of it was burning, the place hadnt been cleaned when we walked in, and the porch door didnt have a lock. We had to barricade the porch door with a wooden slab and a tote full of items so nobody could try to break in through said entry. The maintenance takes a month and sometimes longer to get anything fixed. Speaking of maintenance, they left a giant humidifier machine in my laundry room when i got back from work, left the lights on THUS DRIVING MY ELECTRIC BILL UP, and since they left their horrid machine plugged in, my cat was terrified by the insanely loud machine. They are horrible about picking up trash as we have had trash sit outside for weeks at some points even though they should have grabbed it ages ago, on trash day. This leads to insect and pest problems. They charge once a month for pest control, yet I end up killing at least two to four bugs a day in my apartment. I am not pleased to say the least. I do not recommend this establishment as of this current writing.

I would NOT recommend living here. Don't waste your money. Applicances are old, it takes them forever to replace them. They don't communicate with their tenants if they have come into their apartment. I have not seen any communication of bug inspections done. They are charge for everything. So RUN from here!!

Move in was a mess. I was first approved for 1 apt. Then told it wouldn’t be available on my date for move. So they gave me another at a lower rate. They then called me again to tell me nvm you can keep original apt. I did my walk thru. Found issues. Told them. They said they would fix before move in and they didn’t. I moved in the apt. My neighbor above me has been loud all day 24/7 since move in. After 3 weeks I filed a complaint. Nothing was done. My walk through form I filled out. I let them know master bath tub slow drain, kitchen sink slow drain, ceiling fan falling, master bath cabinets put in wrong, paint on walls and sinks. They told me they would send someone out but never did. It was until I purchased draino for my tub and that made it worse. I had to go to leasing office for them to send someone to my home. I put ticket in for dishwasher and ceiling fan on 8/8/23. Have not been contacted at all. No calls. No emails. No knock at my door. The package locker is super unorganized and makes it easy for anyone to steal packages.

This place is the a joke, it’s just a place to stay. Trash is overflowing constantly. The pool is nasty and full of hair and mold.

I moved in as a new resident back in April and asked multiple times to see my unit's layout in person and was never given a tour of the unit I signed for, even TWO DAYS before key pick up just to see it for space I asked to go in to take measurements, and was denied due to "still preparing it for move in"...whatever that entails I have no idea. When I moved in it smelled of cigarettes and i wiped off a nasty black film on EVERYTHING from walls to cabinets and counters. There was cigarette ash in my bedroom window sill, and the drawer in my bathroom sink was broken and hanging out the day I walked in with my keys the first time. I also had a foot wide rip in my screen door, and it took over weeks to get it repaired. The list could keep going. There's very few community events from what I can tell on our daily and weekly emails, and myself and my neighbor across from me both felt it necessary to get Ring doorbells for safety concerns. It's a quiet place, the (ONE) pool is decent when it isn't shut down from idiots partying with glass, and I can't complain about the vinyl flooring instead of carpet in-unit, but it's just another old complex "updated" to stay competitive, and they don't hustle to help residents with problems or offer any reconciliation. I'm here for the price and since I work in the area, but that's really the only 2 reasons I'm here and not somewhere else. Overall score: 6/10

I have been without a functioning fridge for 3 and 1/2 months with no end in sight. It is impossible to get a hold of anybody. The rest of the apartment was in pretty bad shape when I moved in as well, but the fridge thing is long past the point of absurdity. One of the pools is closed year-round it seems, despite them advertising two. They are more concerned with people in the neighborhood vaping than they are about the syringes I've found in the dog park, people grilling on their small wooden patios, dead animals in the walls or vents, and a myriad of other issues I don't feel like typing up. They bait you with a nice model apartment, and then once you've moved in you're entirely neglected.

I've never seen so much disrespect! They just don't attend us. We had our application deny by their fault and they refused to refund our application fee, but even the administration fee (wich is clearly wrote "REFUNDABLE FEE" in every paper we got) they sent a check missing money and I have ways to prove this, even because the manager said this is wrong. I'm so tired of having to subject myself and my family through so much disrespect and having to beg for the minimum: answers and rightfully our money.

They have community events and seem to care about their residents. Usually service requests are completed quickly & the trash pickup is always done. Wish they did maintenance on the second pool area & gave more assistance with car break ins though. (Possibly adding more cameras & lights so culprits can be caught and held accountable)

Do not live here they dont care that packages are regularly stolen. They could easily put up a camera to deter theives in the mailroom but they do not care!

Do Not Move Here!!!!! There are roaches all around the apartment complex, inside our apartment on the floors, ceiling, drawers, & appliances! ROACHES EVERYWHERE! Youll be waiting months if you want anything to be done from maintenance or office, and it still wont be fixed. DO NOT MOVE HERE!

I have been living here for about 3 years. I love that the staff goes above and beyond. They treat you more than just a resident. Most know your name, and they are really good about quickly fixing things if something needs maintenance in your apartment. The pool is beautiful and the gym is like my tiny little paradise. I love how clean they keep everything. It gives you a top notch feel. The apartments are spacious as well, beautiful inside, and they do really great about keeping the community clean. My only complaint over the past two years was the cockroaches, I was on a lower floor. Now I am on a top floor, not sure if its because Im higher up now but it seems as though they have stepped up the pest control around the property which I TRULY appreciate.

I woke up today to find my car was towed. First I was not in a parking spot but I was also NOT parked in a no parking zone. The parking here is ridiculous and people park all types of ways, so I was shocked to see my car being towed. There was no notification so I had to call the police ( I thought it was stolen) . The police informed me it had been towed. The reason I'm disappointed in the complex is because I have raised parking concerns before due to limited parking. As a paying resident I would have expected a notice on my car as a warning, a courtesy call, something. I expected to at least be given the same courtesy as the abandoned vehicles taking up the spaces. There's commercial vehicles, damaged vehicles, etc taking up spots making it difficult for the people who actually live here. I have raised concerns about the parking, and was silenced. We have a community board but your comments have to be approved so my comment suggesting reserved parking was denied!. The apartment as in the inside of my home I love. As a business the management is poor the tenants under valued. And don't let me get started on the ongoing mail delivery issues. When I brought it to the attention of the leasing office asking them to file a complaint on behalf of the community I was told they don't have anything to do with usps. So there was a lack of interest in improving the mail management. I'm just disappointed ??. I

Hello Nicole, We regret to hear that your car was towed, however as you stated, you were not in a parking spot. Any vehicle that is parked outside of a designated parking spot is parked illegally. This can be a hazard especially if emergency vehicles were needed in the community. While we do issue warning stickers prior to being towed for issues such as if a vehicle is inoperable, if the vehicle is not in a parking space at all that necessitates immediate removal. Regarding your concerns with limited parking, we patrol the community on a daily basis in order to ensure that only properly registered vehicles of residents and their guests are present. Any vehicle that is found to be inoperable or that shouldn?t belong will receive a warning. If the vehicle remains, our towing vendor will remove it from the community. While we hate to hear that you have been so disappointed in this experience, our position on the matter must remain the same in that all residents are responsible for following the parking rules set out in our leases. Our experience at Sardis Place has been a positive one. The office and maintenance staff are friendly and address any concerns you might have in a timely manner. The section of the complex we live in is quiet. Parking can become a bit of a problem at times. Although we like living here, the apartments are old. In spite of the upgrades the apartments show their age. There was an issue with package delivery but the complex installed a new efficient mail room which has solved the package problem. The complex sends out a monthly list of things you can become involved with online such as cooking classes, healthy eating classes, painting classes. Occasionally there will be a food truck stop by for lunch time. All in all I think management tries to make living here a good experience.

Many times when an apartment is advertised online or otherwise, sometimes you don't really get what's advertised. I must say that I was skeptical at first then as time went by I see that the community was accurately advertised and I would definitely recommend to others. I can say with certainty that I feel at home.

This apartment community, as far as aesthetics, is not a bad place to live. The office staff, however, are not good at answering phones, returning calls, or answering messages from the app. If you choose this community, make sure you ask the office about any neighbors with large dogs possibly living above you. It literally sounds like they are going to come through the ceiling! This can be very overwhelming at times.

Recently moved here and my experience has been absolutely horrible. I would not recommend this apartment to anyone!!! Upon moving in our unit smelled really bad. We had to buy a lot of stuff to get the smell to go away. You can tell they tried to update a few things but rushed with the job and did it very poorly. We have paint splattered on some parts of our floors and paint was chipping on some parts of the walls. Communication was terrible and we had to call corporate just to hear back and get responses. The place was very dirty when we moved in. Roaches and ants were all over our apartment. We had soo many issues with our apartment and had to call and go to the office multiple times before we finally were able to have maintenance come solve some of the issues. After talking to maintenance we were told our issues and problems we have been having and addressing with staff was never brought to their attention. This was very disheartening because every time with called or went to staff we were promised that someone from maintenance would be out that same day to address our problems. So hearing from maintenance (2 different people) that they weren’t notified of these issues until days later was insane. Had someone properly communicated with maintenance about fixing our issues in a timely manner we could have avoided someone getting hurt. The closet shelf fell on my boyfriends head and left a lump and he was bleeding for a while. Our shower rods were falling and we had holes in our windows. The windows also have water stains which make it very hard to see out of sometimes. It’s only a matter of time before mold starts growing. You can also tell that this unit is outdated.This place was not properly inspected before given to us. If they would have came to address our issues in a timely manner then we could have avoided my boyfriend being seriously injured. I’m extremely disappointed and dissatisfied with my experience thus far. I’ve been here for a week and will be taking my business elsewhere. For anyone looking please find another place that will actually have proper communication and a safer unit for you to live in.Everyone deserves to have a unit that is nice clean, and doesn’t have broken things everywhere especially when you’re paying for it. After looking at the standard and some things Cortlands Headquarters has put on their website I can say Sardis place doesn’t do a good job following that. Please save yourself the time and money from renting here.

I am unhappy at Sardis Place. I usually roll with the punches and make the best however becoming a resident was big mistake. Move in cleanliness was disgusting, unfulfilled promises of repair, maintenance tickets closed out as if they were completed. I could rant for a while. I am really unhappy with my move in experience here look forward to moving once the lease is up.
Communication is terrible! No one ever answers the phone! Alice is terrible when it comes to responding or getting back to you and is one of the main reason I want my money back for any applications !!
Apartments are a bit overpriced, units are like everywhere else. Can hear a good bit of noise through the walls if you have rowdy neighbors.
Overall I think it's a great place to settle down and live, if you are looking for some where quiet and good office teamwork.
Sardis Place needs to focus on quality of inside apartments; such as sealing things appropriately, doors are latched on correctly, not repainting over old paint in the tubs and etc... the aesthetics are nice but when you really get in there you really see where they cut corners and its upsetting for what we pay. Also, the bugs are ridiculous, I have my apartment sprayed on my own because its too much.
No apartment community is perfect, but cortland consistently tries to improve their service. What more can you ask for
I love it it clean and peaceful and walk area is lovely and the staff is great
The parking is terrible.. the mail situation is horrible, they don't have enough maintenance people for this big of a community

Its an overall great place to live, my only issue would be loud talking and loud music from some of the neighbors at sleeping hours
