Since the beginning of living at this property I have had issues with maintenance requests being answered. When they are, the work order is closed before the work is done to completion. I have been attempting for months to get the issues of the community laundry room addressed without any resolution. Save your money.

Apartmenst are infested with roaches. They charges outrageous fees for utilities and maintenance does not get addressed. They show you all the amenities they bave have during a tour when nothing actually works, dont fall for it. Please pay attention to the reviews!!!

Everything looked great from online and our tour BUT things took a turn when we moved in. Our apartment was FILTHY with human waste in our toilet on move-in day. We had a maintenance person walk right into our apartment because they weren't notified of our move-in date... We do enjoy how spacious our apartment and balcony are. The walls are less thin than other apartments. BUT, all the reviews are accurate. Our appliances are old, and do not work properly. We had to re-route out mail because we have lost hundreds of dollars due to stolen packages. We wanted to live here due to the amenities but the pool is closed ALL the time, with it recently being closed for a month. Now, it's closed at least once a week. They rent out the party room but require tenants to pay for electricity, gas, and heat for this amenity. Common area and trash prices are the highest I've ever seen at an apartment. The gym has rat/mice traps all over and only 1 treadmill works out of 8. There are simply not enough maintenance workers to cover the needs of this facility. When you call, you are routed to an off-site service and when I do connect with management, they do not follow up.

Management is awful. I can't have packages mailed here without getting stolen. The pool is routinely closed but they charge utilities for common spaces you cannot access. I had black mold growing through the ceiling in my apartment and they said mold is fine. Work orders get ignored and the grounds are unkempt. Not worth the money!

I was staying in this place for last 3 years,when the management changed it had become worse they won’t care about the maintainence requests they will just close without informing why the ticket is closed, also we need to go to office for these issues multiple times and keep on requesting them.Also they are charging high on utility bills every month (example trash every month they are charging around $32 for each unit ,even my friend who is staying in single family house was not paying that much trash bill every month )Finally they think like they are providing free shelter without any money. Such a worst experience with this management.

With new management , everything going bad.. every month they charge us extra utility bills, rent increases a lot, most of apartment have cockroaches and most of apartment A/C or heater dont work. Recently lot on incident of outsider creating ruckus in swimming pool or stealing mail packages increase.. not a place to stay

They charge utility bills again and again , they charge 2022 bills in 2023 also again and again . When you go for clarifications , the property management just ignore . Lot of criminal activity recently.

We applied for these apartments on Feb 9, and were denied due to my credit on Feb 10. We only received the generic email never heard from an actual person. I emailed asking for the security deposit back, they said it takes up to 21 days. Well it’s now March 29th and I still haven’t received it. In the last week and a half I’ve called and emailed several times NEVER getting a response. I’ve talked to the third party line and they have sent notes requesting that they call me and they have not! I wanted to give this place the benefit of the doubt when I applied despite the terrible reviews, that will be the last time I ignore reviews! If you apply here don’t expect communication from the management team!

I put in a pest control request in May 3rd 2022 because roaches were roaming in and out of my kitchen. Waited weeks and no communication about it, so I called, they said they would notify the local office. Another week of nothing. Called local office and they said it's up to maintenance, the office has no idea as to when they will get to it. Another week of nothing. Called again since I had a 2nd issue (kitchen sink leaking) on top of that. They made that issue emergency request, got a guy out, and said he would look into pest control log and get me a new faucet tomorrow. Next day June 2nd total 1 month past, faucet is not fixed, and I get an email asking to review the pest control maintenance. Didn't get a SINGLE communication from Avana until this point. No call, no email, no note, no nothing. Come home to find a roach skittering around my kitchen floor and 5 flies crawling all over my counters. Check their site and they closed my request. So do not rent from here unless you want to 1 live with roaches, 2 make sure that issue is not fixed, 3 want to hear nothing from management, and 4 you want your maintenance requests closed without any maintenance done.

Hello, it's upsetting to hear that you did not receive the top-notch service we strive to provide.
The amenities are nice: in-unit laundry, walking path, indoor pool/hot tub/sauna, outdoor pool, small 24h gym. When they work, that is. Over the course of 2 years, in addition to numerous repair requests we've had our dryer and stove replaced. The indoor pool and/or hot tub have broken about a dozen times. This place isn't good value for what you're paying, and that's mostly because the management has the wrong priorities. It's an old building that's slowly falling apart. Management had a bunch of $ to spend, and could've spent it to build 3 more package rooms (it's normal to see 20 packages strewn on the ground for people to pick through) and water shutoff valves for each unit instead of one for the entire building (if you work from home your water is going to get shut off multiple times, and the only warning will be an email that might come 10 minutes early, or 10 minutes late). Instead they spent that money on new furniture and carpets for the hallways, and a new wallpaper that looks like gold-lacquered vomit. This 'summer project' took 8 months to complete. To add insult to injury, our rents are going up by $68 to pay for that. It's really frustrating to see a great opportunity to fix a lot of the persistent issues of living here and they opt to buy a few fancy couches and slap band-aids on the real problems instead. Office staff are mostly indifferent or rude. Management is a little better at listening and getting stuff done, and the repair staff do good work. Sometimes they try, like the socials with food pre-pandemic, or when they bought each unit pizza and a space heater when the boiler went out in winter. But the space heater only works for one room, so it was very lucky that my roommate happened to be away. Spend your $ where it will have a greater return, because it's always better to be in a place where the boiler and package rooms aren't breaking in the first place.

We have lived here over a year and it is a nightmare. The photos do not show the truth. The pools are usually super dirty. Lots of garbage on the grounds and in the halls. We also have had mice, centipedes, and tons of bugs in our place. One of our neighbors moved out for this reason. It is very dirty. Our air conditioner was also out for a whole month in the middle of summer and they were not very sympathetic. Rent increases substantially every year too. Management will also treat every call you make like a big inconvenience. Be Warned!
I lived there a year ago and I am still haunted by the memories. The price went up immensely each year. The construction of the building looks nice on the outside but it was built like the Chicago World Fair of 1893, pretty to look at and nice enough to get you to come in and pay, but not built to last. The thing that bugged me the most is that they took away our garages and storage for over a month with no compensation. When my roommate would run an errand I'd be stuck standing outside in her parking spot just to ensure she'd get a spot to park when she'd get home. We had to stick our christmas decor behind our couch because of the storage thing. That was a miserable month. When they finally reopen the garage we're expecting some big change and all they did was repaint the lines and cabinets. The '2' on our building (12400) was also broken and never replaced because if it isn't the model apartment they don't care. The side door got shattered one day with a big stone, and I could deduct it was from a fellow resident likely frustrated how doggone hard it was to open that door, even if you had a key. They replaced the glass but did not fix the door issue. Lastly but most importantly make sure if you are moving in get it all in writing. Our tour guide had it in our heads we were getting 2 bath tubs and a washer/dryer in our unit along with more storage than we got. When we brought it to their attention they offered to add a washer/dryer unit to the place and charge us another 100 dollars per month. For 1200 we could have bought a pair of washer/driers and they'd probably be nicer!! Also the garage leaks and the spaces are pretty small.
I normally don't write reviews; good or bad, but this one, I had to because I don't want anyone else to experience what I went through. The list of problems is long, but I will list the big ones. If you like sharing your balcony with bats and birds, then this is the place for you. Bats and other birds lived above my balcony and completely took over. The amount of droppings was beyond disgusting. My balcony looked like an unattended chicken coop entirely covered in bird poop. Second was black mold. The living room was infested with mold. I was afraid to get sick from inhaling all that mold. Third biggest problem was a leakage from the ceiling. Black and brown substance leaking from the bedroom ceiling into my clothes. It ruined a bunch of my clothes including two of my nice suits that cost at least $600 a piece. Management offered to compensate me $10 for my ruined clothes, which was the biggest slap in the face. I could sense Kyle from management just laughing at me as he suggested $10 for my clothes. He had that look in his face; he knew very well I was on the loosing end because I had no way out. Either way they get paid and If I want to move out, I had to pay a full month rent to terminate my lease. Fourth problem was the proximity of the master bedroom to the public washers and dryers which are constantly buzzing and clunking. I had to abandon the master bedroom and move to the smaller bedroom, which started leaking crap as soon as I moved in. I finally had enough and decided to pack up and move out after paying a full month termination fee of course. That was a straight robbery. Avoid this places by any means if you can. I gave it one star because there is no option below one star. It's not worth a star at all.
The apartment itself was okay, decently nice and the staff seemed fine. The management and owners are horrible. Maintenance requests took at least a week to get to if it wasn't urgent. Then came move out. The day we moved out the lady checking us out said our apartment was 'immaculate'. We shouldn't have any problems getting our whole deposit back. Then we get a bill from them saying we owe them on top of the deposit because they had to replace the carpet. When asked why they said management smelled a strong urine odor from a pet. We have had a a cat for 5 years. She has never had any little box issues anywhere we have ever lived previously. They claimed that it was so horribly strong throughout the apartment, that they couldn't pinpoint the location and so had to replace the entirety of the carpet. One person I talked to said they couldn't match the old carpet so it all had to go, which I apparently have to foot the bill for. I am not sure how we wouldn't have noticed what they were describing as horrible throughout the apartment when we lived there. Barring going to small claims court they won't listen to reason. They demand every scent they can get out of you and more.
The Cliff's is an ok place to live. There are some amenities that I love, The desks are large and we are able to have gas grills on our patios. Kitchen is large. The apartment does need some updating. Old dish washer, old washer and dryer. I have been living here for 5 years. It is probably one of the better deals around.
Cliff apartments is fast growing community with people of all ages. It's in a very good location less than a mile away from ridgedale mall. They have great amentities, including two pools, tennis court, basketball court, and a full weight room. Very quick access to the highway 394 East or West. Downtown Minneapolis is a straight shot away and only takes about 12 minutes to get there. Plenty of outdoor parking with the option of underground parking. Apartment has great up keep and when something is broken the staff gets to it right away. The cliffs is a perfect place for a family or even a person living by themselves. There are plenty of events to get to know your neighbors as well. Located in a great school district for young children through high school. The cliffs is the place to be.
We have been living here for a year and a half and absolutely LOVE it. Beautiful grounds, amazing amenities, and lots of square footage for a great price!
The Cliffs of Minnetonka provides peaceful living with nature all around. They also include nice accoutrements overall, and also social activities, rides downtown & for shopping, and also to the MOA. There is a great gym and inside and outdoor pools, plus a walking path. Many apts. have fireplaces, and management is greatly improved over earlier years. Give it a try!

living at the Cliffs of Minnetonka, you experience a very beautiful scenic view of downtown and of Ridgedale. The site is wonderful, the amenities are very nice, and the buildings are well taken care of. However management is sometimes slow, sometimes the point of months on a maintenance request and are generally just unhelpful. The design of the apartment (mine was the largest floor plan available) is very pleasing, but the floor length mirror doors on the closets are completely impractical, especially when trying to access your washer and dryer. Sound travels between departments pretty readily but it's not the worst experience. There are very large amounts of children and dogs, so if you dislike either, this is not the place for you. The location is incredible, especially now with the on ramp to 394 close by and the mall across the street, you won't be left wanting. Overall a good place to live.
You heard it. No complaints. None against us that is. We are so used to the paper thin walls and horribly structured buildings that this was a pleasant surprise. For someone who has a home theater system I was used to noise complaints. I thought "that's apartment life". Well here I don't hear my neighbors, they don't hear me, it stays chill. Parking is awesome. One free underground parking spot per unit. Some dude's got a boat down there. Awesome! I can live in the metro and not give up my northern roots. The grounds look amazing and have a really nice walking path that goes by the edge of some wetlands that border the buildings. Once you leave the parking lot you will abruptly run into city life. From a pet hotel (No joke people pay to let there pets go to a hotel, probably for when they are at work) down the street, a Midas next to that, and a Whole Foods around the corner. Just in case Half Foods offends you. One of every bank is three lights away. Heck, everything is pretty much 3-4 lights away. I'm in a two bedroom that has French doors from the second room into the living room. We are using it as an office / den. It really gives the apartment great flow if your only sleeping in one of the rooms. The kitchen is awesome. Lots of counter space and sooo many cupboards. Both bathrooms have a full tub and shower with the fat people shower curtain rods (pre installed, I didn't have to mark up the walls so I can shower without my arms touching something). My cats love the place too! The amenities are unreal. Yes they do feed you. At least once a week with a continental breakfast (except for holidays). The hallways and building looks like a hotel. I think the third floor apartments have skylights. (Freakin SKYLIGHTS!) Wildlife everywhere. Huge balcony, dishwasher, garbage disposal, and the stove works like a dream. I highly recommend at least looking here. All of my friends are jealous. They also have a special deposit amount for Target employee's. Ask for details. Yes I live here, no I do not work here.
I have lived at The Cliffs for just over three years, and it is a great place to live! The amenities and location are divine, and it's an amazing place to be in the summer. The residents are all very nice and the noise has never been an issue. I highly recommend it! :)
