When I first called I spoke with Maliyah who was very kind, helpful & answered all my questions. I was late to my appointment to view apartment but Iris was super sweet about it and waited for me to get there even though she should have already left for the day on a Saturday. Latrice the Manager is on it and is there to assist with whatever you need. Maint. guys are very helpful. Complex is quiet and apartments are nice and clean. Freddy's is right next door...bonus!
I had a leak that left a rusted color in my bathtub that also ruined the paint in it. Now my tub has paint ripped up and is dark brown stained in places. I reported this for 2 years and they never helped me fix it. They also try to charge me extra for trying to move out and leave this place. The pool is never open, the gates are always broken, maintenance says they fix things but never actually do. Just terrible how they treat residents here. I truly want to warn as many people as possible about this place. You DO NOT get remotely close to what you pay for (which is way too much).
I moved in almost 2 months ago and couldn’t be happier! Iris helped me move on quickly when I had to move fast under the circumstances and she was amazing! The office is always friendly and they demand the place be kept clean on site and never had any issues. The past reviews under old management are misleading, because the management team is awesome. Definitely happy I chose this complex! Amy ??

Absolute worst place I have ever lived. 3-4 management changes within my year and a half of living there. Only reason I stayed that long was because I was moving out of state and didn’t want to be stuck in another 12 month lease. Do not live here.
Quick example of something we have had to deal with: Our neighbor called me and my fiancé offensive names to the office to try to get out of her lease. When she finally left she didn’t wait for maintenance to turn off her water before taking her washer and she flooded her apartment, our apartment, and the 2 downstairs apartments. Because of the way the water bill works the 3 other apartments on the same unit were on the hook for the water bill for that. It also was about 2 weeks after the new resident moved in till they got a washer installed by maintenance. Also does it really costs $75 per month per apartment to pay the city to pick up trash? I paid $3 max per month in my last apartment. The pool is green and closed 75% of the time, and trying to get another copy of your mail key is impossible. They told me they would have to replace the lock to get another one and still haven’t replaced it after asking several times and many months. Staying to the end of the lease then running.
I lived here for 2 years. The first year was great with no issues and then right after I renewed my lease the second year is when they got new management and it went completely downhill quick. They have probably switched management a total of 6+ times since I’ve lived here. I was without an AC for 2 months and was without a dryer for 2 1/2 months. During those months, I had to pay for hotel rooms myself because my thermostat at the apartment read 91 degrees. Numerous work orders were put in but no one ever showed up even after numerous phone calls and trying to follow up with their office staff. The office staff is very impolite and unhelpful. It got so bad that Patricia (the manager) gave me her personal number to take care of my issues and let me break my lease early waiving any early termination fees for how horrible I was treated. I was promised by 3 different managers that I would be getting back 2 months rent for the unlivable conditions, plus my security deposit and it’s been over 6 months since I’ve moved out and I have yet to receive any money back. No one returns your calls, emails or texts. The apartments were nice, but be aware of poor management that do not refund you money or give security deposits back, nor do they fix maintenance issues quickly. Finally, I’ve reached someone at the corporate level who is looking into everything and they have said I’m not the first to complain and how upset they are for how this management is treating residents.
I had a lease here for a year and within that year, they changed management at least 3 times. Each time, they would give you notice on the last day of the month and then change payment options for rent that was due the next day. I could go into so many separate occasions where I had an issue with management but I’ll just jump to the end. On exactly 60 days before my lease ended, they sent me an email and a letter saying I had 60 days to notify them of vacating or I would face additional fees. Well they gave me the info at the very end of the day so the office was closed, they didn’t tell me I had a paper that I had to fill out and return to them so I ended up having to stay later than my lease and still ended up paying additional fees for those days I had to stay longer for. They also said someone would do a walk through of the apartment. Well it was a NIGHTMARE trying to get ahold of someone to see what I needed to get done for them and when that walk through was going to be. You can almost guarantee that every time you need to call them it’ll take at least 12 phone calls and 3 days before you can finally get ahold of someone (not even them calling you back because they never do it’s a joke). So finally I got Patricia the manager who did the walk through told me my deposit was going to be sent back to me and that I could drop off my keys to the office. Which I happily complied because I was so glad to be done with this apartment’s management. Well jokes on me. I get a text and email 2 weeks later saying I owe them $240 for a reason no one could really give me a solid answer on what it was for after several phone calls, and emails back and forth with Barbara. Well I paid the fee because she finally gave me an answer she could back up. Well now it’s a month and a half later and I still have yet to receive my security deposit back. I’ve called over 20 times, left contact forms on their website and I even tried emailing Barbara (which didn’t go through because apparently it’s no longer a valid email) and not a single person has gotten back to me and explained where my $400 is. Other than crappy management and lack or response from anyone, the apartments are super nice I loved living there but never again with this type of management.
These used to be nice apartments but new management has ruined them. Don’t even try getting an apartment here it’s not worth the hassle and having to deal with their awful management.
In the past 12 weeks we have had a functioning air conditioner for 6 DAYS. No matter how many times I call, write, leave notes, talk, get angry, be incredibly nice - NOTHING WORKS. There are bugs all over the place even though we are charged a pest fee each month. The system to pay rent is absolutely horrible. Stay away!!!
The new management ruined this place! Something with the way we paid rent messed up and they said they would update us on how to pay rent and they started to ignore our messages and phone calls. We couldnt figure out how to pay rent. My fiance went in to figure it out and they screamed at her with total disrespect and kicked her out of the office! We still have no idea how much we owe and how to pay rent. The 5 star review of this place is false and probably a purchased review. Considering breaking my lease....
This place is an absolute joke. No one knows anything about when something is going to get done. Apartments aren't bad but if anything goes wrong you'll NEVER get anyone to take care of it, no sense of urgency!
Disgusting place over charged so could have roaches running in MY HOUSE! I don't think so! They will tell you you missed rent so they can charge you a late fee they don't spray for pests but they're quick to demand entrance in your apartment! They changed the date of my lease didn't give me a vacate letter and won't refund me the money I PAID! I will be calling the housing board STAY AWAY FROM THIS DUMP!

I moved to City Heights on 2 January of last year and 2020 was the best year I have ever had living in apts. Edmond apartment living is top tier upper echelon of apt living I mean high ceilings, Huge closets, dining rooms,and also bedrooms also the maintenance is top notch when something goes wrong I call the office and someone will come by immediately or by the end of the day I have never experienced that in my many years of apt living and also the the staff is wonderful I can ask for a payment arrangement and the staff is very helpful with everything to get me through. five stars for city heights on 2
City heights on second is an amazing community to live in. The maintenance staff are incredible and responds to maintenance request in a timely fashion. I am most definitely renewing my least for another year. Office staff are also wonderful when i have questions about anything. Keep uo the great work City heights on 2nd!
I’ve lived here for several years now, and we are very happy with that decision. My domestic partner and I enjoy our apartment so much - there is lots of light, lots of room and the property itself just couldn’t be situated in a better part of town. We have been looking at purchasing a home, but things are too great here for us to be in any kind of hurry. This place is all about convenience - package lockers, amenities, online systems. It really helps us keep things in order because they make it so easy. Maintenance is very well educated and prompt. The office staff is very knowledgeable and polite. You will enjoy living here.
I’ve lived here twice due to deployments. New apartments each time. The staff was very helpful and responsive to any need or concern. The location is fantastic. The area is really safe and I never had any noise issues or sketchy neighbors. Overall, I’ve had really great experiences with this management office.
Avoid this place like the plague. Way too expensive for what you get. I had two light fixtures that were literally painted over, a door was half wood filler when I moved in, etc just a complete lack of care for quality. They are late in sending notices and bills then try to charge you late fees. Relatedly, the water and electricity bills are rather high. They accused us of causing multiple fire marshal violations that were in fact due to their own negligence. It then took them 6 months to correct the issues. It took them two and a half weeks to fix a water heater in the dead of winter. The front office people are nice enough, but it's the people in the background who will do everything they can to take every bit of money from you. That is their one and only one goal. Take as much money from you as possible. Avoid this place. Don't make the same mistake I did.
This place is simply amazing! My apartment is beautiful. It is very spacious, there is lush landscaping throughout, the pool is majestic, plenty to do around here, and the people are terrific. The staff goes out of their way every time I walk through the door to check on me and my apartment, and I’ve honestly never lived in a place like that before. Brittany is the sweetest, most caring manager. The leasing agents are very helpful and maintenance does a great job. You can tell everyone enjoys their jobs taking care of us. :) I’ve been here almost three years, and it has only gotten better over time. I’ll be sad when I graduate, but it’s been really terrific.
It is poor because lots of no common sense and not consideration regarding the residents issues. There are many: Continuous inspections of the units that disturb the residents privacy. Lack of negligence in the lawn maintenance: Literally the dogs are doing poo in all the lawns and turning a garbage field. Lack of unassigned parking space leading residents to park far while outsides park by your residential unit. Malfunction gates that remain open for days. Not properly conducted units inspections before rentals, leaving the units unsuitable in the occupancy. The list goes on an on and in order to lessen the complains the former administration, "Avana on Second" changed the name to "City Heights on Second" but is the same bad administrator. My advise is don't rent here.

This place has been such a blessing to me and my son. I’ve lived here for just over two years and it is really out of the ordinary. I have found a consistent lack of professionalism among apartments in the Metro, but Greystar has done a great job at reinventing this community from previous management. There are some new faces on their staff recently, but the managers have been here for awhile and they really care about their tenants. The location is unbeatable. My son gets in the bus right outside the complex every morning for school. The apartments are tucked away in the hot spot of Edmond. You will be close to the interstate, close to lots of restaurants and shopping and in the coveted Edmond School district. If you are looking for a place that is convenient and cares, this is it.

I’ve only lived in two other apartments, but my experience here has been the best. I just renewed my lease again and I really couldn’t be happier. Issues sometimes arise when you are renting, but you pay to live in a maintenance free living. I’ve had a couple things arise in my time here, but everything has always been addressed quickly. I’ve never had a problem that wasn’t addressed correctly the first time. The office staff is always so kind and very knowledgeable. Nicole was my agent when i moved in and she has always been great. The property manager Brittany really goes out of her way to check on you. My apartment is located near the pool and that is definitely a major perk of living at the Second. If you are a renter who cleans up after themselves and has reasonable requests, you really won’t have any issues. The staff will take care of you.

Do not lease from this apartment treated very bad especially the manager of this apartment her name (Nicol) don't trust her before I singing the lease she always smiling, but after I signing the lease deal with the population badly and they do not answer my questions, also the water and trush bills very high than other apartment and they are very exploit .... My advice to find other places.....

Do not believe these 5* reviews. Unfortunately, I can not give zero star. This place is not worth your time and money unless you have no problem living with dog poop, rude management, and inflated water bill. Maintenance is a joke. And if you move out then please do not expect to receive your deposits.

This place will rip you off every chance they get, $90 in hidden fees, worst trash service, never pick up but you still pay $28 to have trash left by compactor but not put in the compactor, maintenance and office are useless. Every time i need something fixed I leave work order but have to call them ten times a day for weeks to get stuff fixed and some things I am still waiting on. We have also had ants because they don't spray but still charge you. Stay far away from this place.

After living in these apartments for awhile now I have officially decided to not resign my lease solely because of poor management and customer service. If you ever have any problems with the office they do not answer the phone and it takes a lot to get them to even call you back. I have witnessed the manger get a very unprofessional bad attitude towards other residents when I have been in the clubhouse picking up packages and I have also gone through my own issues with management as well. Moving in was a nightmare and I'm sure moving out will be as well.

First let me begin with that staff at Avana because they are truly the best at what they do and set this community apart from any other competition. Due to faults outside of the apartments, there was some serious confusion about our move in date. I was frustrated because of the circumstances, but this team did absolutely everything on their power to accommodate us, and what a tremendous job they did. Brittany and Nicole were so professional, but so absolutely considerate of our situations. I was simply blown away by their dedication to meeting our needs. The apartment was beautiful and the pool is extraordinary. I have seen some of these old reviews about staff issues and guess what, there is a new staff in town. I have been in customer service my whole life and I am simply blown away when I see great service!! I am looking forward to my sons stay for the next four years, and for our youngest son to join him next year. Thank you Avana team!!

After leaving avana I was left with, not a deposit refund, but a bill! For more than $100. This is after I repainted cabinets, deep cleaned all rooms, toothbrush scrubbed all baseboards and scheduled a walk through. If you think this won't happen to you-- think again, because it is "corporate policy". On the online message board which only tenants may access I saw complaints from fellow tenants about -egging of cars -pests -fees of over charges -hit and runs -someone driving into a garage rented by tenant and the tenant being charged for it!!! -people going without air conditioning in July for more than 4 days -lack of maitanence -rude office personnelle. Many many more. Personally-- living near the pool area which is never locked, and has been drained multiple times for glass at the bottom od the pool-- i have had to call authorities more than 25 times. Only to have the apartment tell me to call them more when i complain about a lack of locking and safety procedures. I have had 2 months rent taken out of my account by auto draft and wasnt repaid the money until the second month had already come-- they just didn't want to repay it after it was taken out, told me to just not pay the next months rent. Parking is horrible--unsafe, and issues with mud/cleanliness of grounds. After a neighbor moved out, they left garbage outside of the apartment home. Never picked it up. And the new tenants inherited the garbage!!! The valet trash service is a horrible joke. They require you to pay 31$ per month for the service but you wind up taking it yourself or let the stray animals get to it and leave it to rot. They dont make neighbors clean up nasty trash which you may have to walk over to reach your apartment, as i had to, due to only one stair well. The apartment itself is cosmetically appealling, but the neighborhood community is dropping in terms of quality of people. My own neighbors had to of been drug dealers or the biggest pot heads from here to colorado. All in all-- save your money, I would have NEVER lived there if I know what I do now. I am sure you think this is just random event, it won't happen to me-- but it will. It just got increasingly worse with time for me. Good luck if you choose to live here!

I do not recommend avana on second to ANYONE. the management is absolutely terrible. They never answer their phone and are so hard to even get answers from when they finally do. We've lived there about 10 months and have called maintenance at least 20 times and when we do it'll take them multiple days to even get back to us. Our AC has been broken for 2 months now. We have tried to stay patient but it's ridiculous. They will come and say it's fixed and then a day later it'll be 80 degrees in there again. Hope this is helpful.

Cant beat the location of Avana. I am so close to everything I need, but I get to enjoy the peacefulness of my home. The trash pickup is worth it! Due to my siutations, I do not get out of my home much during the day so I do plenty of shopping on my computer. I have to get packages from the office regularly. The new manager helped me take my packages to my car today. Such a nice gesture!!

I've lived here for almost a year and the apartments are very nice...if you don't have any problems. I'm a girl and I have a female roommate and when we call for maintenance, they lie to us and don't come fix anything. We didn't have air conditioning for 2 1/2 months because they "couldn't check the freon until it was 80 degrees outside" which is a lie. I called a local Heating and Air company when they told me that because I felt like i was getting taken for a ride and they came and fixed it for free. My lease was also supposed to be a 9 month lease and when I read it over it sounded good. When they printed out another copy on signing day, however, they had changed it to a 12 month and I signed it without thinking. That's my fault but I still feel like I got swindled into staying here a whole year. When I confronted them about it they gave me the run around and told me I could pay $3000 to just move out but I don't have that kind of money so I just stayed. I live by the dumpster and the trash has been piling up and sitting in the heat for over a week. I can smell it from my living room. Do yourself a favor and look somewhere else. This is not the one, especially for the money.

It was a bumpy start. Had trouble with one of the managers Will. Wasn't upfront with us on all the info. Contacted corporate they made it right. So far pleased. Love the location close to the university and surrounding stores.
Avana on Second is one of the best apartment complexes I have ever stayed in. It's not something I say lightly as I have stayed in many apartments but this one has far exceeded my expectations. There are many things I like about Avana on Second and their are a few things that for sure could be improved but I think the thing that makes it the best place to live is the community staff that will do anything they can to help you. Things I Like: If your a pet owner like me this is a great place to live. They are very pet friendly here. Your allowed up to two animal in one apartment. I myself have two dogs. They provide clean up bags on the property at various locations for you to clean up after your pet to keep the premises very clean and tidy. The only thing is there is no dog park yet but they have plans to build one. The master bedroom is very spacious can fit a queen size bed perfectly and even hold a king bed easily. The walk in closet is of good size and is very adequate. It may be larger in the two bedroom apartments. I only live in a one bedroom but for me its perfect. The living room is laid out nicely to allow for plenty of furniture and seating arrangements. There's lots of storage space through out the house. The washer and dryer included in the apartment is great at cleaning your clothes and the laundry room/utility room/extra pantry space is an awesome little room and is probably my favorite room in the apartment. The bathroom has a nice full size tub perfect for baths. I love the carpet in the bedrooms and the hardwood look linoleum throughout the house. The 9 foot ceilings through the apartment make the apartment seem much larger and doesn't make you feel clustered like a lot of apartments do. There is also lots of nice big windows that allow for a lot of natural lighting. The grounds are very well kept up. The pool is cleaned every morning and is the largest pool in the area with an extremely nice outdoor kitchen and grilling area for the community. They do provide garages which is nice but that is extra on your rent. The gym is adequate and kept clean. The maintenance staff responds quickly to requests. The deposit to move is a lot less the competitors. Things I don't like: The gates are sometimes broken and have to be fixed. The large amount of residents can make the area a little clustered at sometimes and parking can be a pain. Some residents speed way to quickly through the neighborhood so there needs to be speed bumps installed.
We enjoy living here. Great location with almost any type of store within close proximity. Staff isn't always the most responsive though, and don't go above and beyond. Very friendly before signing the lease but customer service declines.
hello! I live at Avana on Second in Edmond, OK and have lived here for over a year now. At the beginning, they were getting a new management crew, so things were a little unorganized. However, now with the new management, I can't say enough good things about this place. First, it is beautiful. I love my apartment, I love coming home at the end of my work day. The pool is amazing, and they keep it clean, with two beautiful outdoor grills and lots of furniture. The maintenance crew is outstanding; if something is wrong I go online, fill out a service request, and most times they are there within 24-48 hours. They will leave a note stating what they did and if they are finished. Avana is a safe place to live, located right across the street from the university, but I have ZERO issues with it being too loud or crazy. There is a great mix of people that live here; students, younger aged professionals, couples, families, and seniors. The community is gated, with plenty of parking, and they have done a great job touching things up around here. Lastly, there is a fitness room that is 24 hours, and they are in there every week doing a full cleaning. I absolutely love living here, and don't plan on leaving anytime soon.
