I recently moved into Avana 164 and have had an excellent experience thus far. The leasing team was quick and efficient with me signing a lease and moving in. Maintenance responds quickly to work orders.
Things have been great at Avana 164! We always appreciate the quick responses from the leasing office when we reach out. The food trucks that come regularly are also great! We appreciate the way the grounds are taken care of regularly and the trash build up by the dumpsters has been improving lately as well.

so far I only have positive experiences Only complaint while moving in the entire apartment smelled funky. We had to open all the windows to the air out for a few hours.

It’s a decent place to live. The office staff and maintenance people are very responsive. Apartment is in nice condition. Very noisy bathroom fans, you can hear your neighbor’s fans through the walls and floor. Trash areas are always a mess and overflowing, the complex has a problem with illegal dumpers and litterbugs that toss garbage on the ground all over the place.

We lived in so many properties, never had this worst experience that we are having here. Management is worst. Leasing professionals and leasing manager they have 0 professionalism. 0 customer service. You tell them your problem they don’t care. Our apartment doesn’t get sunlight, and we need bigger space, we asked them so many times, can we transfer lease to different apartment because we have a new born baby and our apartment is cold. They do not care and say sorry we can’t do anything you have to break the lease which is something new that you can’t transfer your lease. Even my wife is greystar employee but the managers do not care. But yeah they do all that for people working and living on the property. Then I referred my brother and friend and it’s been 6 months I am waiting for my referral bonus. And sometimes office make mistakes and sometimes I do not know but we are still waiting and Calling them for just 600. If you wanna see the worst customer experience. Welcome to Avana!

Great apartment, clean grounds, helpful staff. Facilities are nice. Rent is reasonable for the economy. Parking may be an issue with being waitlisted for a second spot and minimal open/free spots.

Nice units, good experience overall but not enough parking. Construction projects recently started along 35th Ave W and will not be done anytime soon...causing traffic which will only get worse

Staff is very professional. The parking is terrible but overall my son and I are happy . Even though we are a lat minute move in it seems like a family oriented community.

I placed a work order at the leasing office and was highly impressed by the speed at which the maintenance department executed it. The excellent coomunication by the staff at the leasing office have made my settling down much easier. Kudos to Ziply fiber for speed and excellency.

The property is decent but there are issues with the outside of the community and waste management. There are multiple dark spots in pedestrian areas and parking areas at night due to many lights burned out on buildings and light poles. There is a big waste management issue with garbage all over the grounds and overflowing dumpster areas.

Location is great and provides easy access to the Eastside and Seattle. Lots of road noise though. Love the community here and the events provided by the leasing office.

The trash bins are over flowing most of the time. I see a lot of trash on the ground all over. In the Gym a lot of times out of disinfectants and paper towels. Upkeep maintenance here is almost none. But office people are nice and friendly.

If there was an option to give the community a 3.5 stars then I would do that. Overall, it is a nice complex but I have two grievances. One is that there is no rowing machine or stair master in the fitness center is and the other is that it can be very difficult to find parking after 6 pm.

I like living here it’s a good place. Management is always responsive, the apartment has everything we need. Only thing I would say is that some of the resident’s that live here litter all over the place. There’s trash and newspaper on the ground by the office too where people get their mail and throw things on the ground. They also fill the dumpsters to an overflowing point constantly and then just toss garbage on the ground around the dumpsters. It’s disappointing that so many people don’t care.

So far it’s been bad, packages are missing inside the locker room when we ask staff they say ask for a refund from Amazon. There was no way of communicating a solution.

The staff is very knowledgeable always helpful and takes the time to take care of the residents. The maintenance staff is quick to resolve any issues. The only reason I am not giving them a 5 star rating is because parking for a two car family can generally be a nightmare to find an empty spot close by your unit.

It's been almost 5 months and I've not grown tired of this place yet compare to my previous experiencs. There's always so much to do within the area. I have enjoyed the food trucks that they brought out. I love the gym hours since it allows me to go in early.

I have really loved my space. The apt is modern, nice view. The only downside is the trash bins. They are always so full and overflowing. trash bags on the floor because the bins just cant hold so much trash. the doors of do not have a latch to stay closed. The doors prevents one to be able to see the cars coming to be able to turn to exit.

Great staff and community! Wonderful amenities, and usually a very quiet neighborhood despite how close the highway is. Have been living here for close to two years, and hopefully will stay a few more.

When I leased my apartment, I was not informed that a new community was going to be constructed right across from my only outside view and patio. For the last year, there has been construction noise, dust, and heavy equipment being operated from as early as 5a.m. until dark, sometimes during the nighttime hours, 24/7. I was not anticipating this kind of activity and, had I known, this kind of information would have greatly affected my choice of location when renting my apartment. Now I am here, and it is expensive to move, but I am not happy, and thus my unfavorable review!!

The Good The resident portal is comprehensive and the property responds quickly to concerns and maintenance requests. The Bad The parking situation is an absolute joke. I regularly have to park multiple buildings away. You are not given an assigned space as a paying tenet and they have more tenets than available parking spaces causing a musical chairs mentality. This makes it so you are practically required to pay extra for a reserved space. The lease states that vehicles that remain in spots for 2+ days or are in a state of disrepair are subject to towing. However, this rule is not enforced as there are multiple instances of cars parked in the same spots for months at a time (One of which has been sitting on two flat tires). Also buyer beware that the rent cost does not include ANY utilities. Trash removal, lighting in common areas, sewer, etc. Everything is charged separately.

The staff here make it a point to remember who you are. I started my lease early to lock in a rate and the moment I walked into the office to pick up my keys a couple weeks later both receptionists recognized me right away and got me the thing I needed. They are extremely nice and even submitted maintenance requests for me that got handled that same day. I love that my reserved parking spot already came included with the apartment and I didn't have to get on a waitlist or fight for one spot when I am paying to live here.

The greenery surrounding this apartment complex makes it feel more like a tucked in neighborhood compared to off a busy street. The trees home an abundant of wildlife from birds and squirrels. Makes each apartment feel like you have your own little backyard.

This complex is big and has many trees that offer nice scenery. The balconies are also larger than any new build which is a plus. The vaulted ceilings as well as the lay out make the units feel spacious. Good value for the money.
