Property Ratings at Avana Ridenour
DO NOT MOVE HERE. You will not receive appropriate response time and the units are not new/cleaned. Upon move in last week, I did not have a washer and dryer in my unit. The counters in my kitchen were stained all over, the toilet seat is dirty and broke, and the bathtub is clogged. I've called and left a message, emailed, and stopped by in person. I STILL do not have a date on when my washer and dryer will be delivered, whie they have simply ignored the other issues. Most of the management is offsite so receiving direct support is near impossible. All pictures are from move in.

Hi - I'm so sorry to hear your experience didn't meet your expectations (or our standards), and one of us will get in touch directly to see what we can do to make it right.
After you sign the lease the customer support is awful, the worst. Will not respond to emails or voicemails, if you visit the office they tell you to email someone who never gets back to you. Do yourself a favor and look elsewhere.
When I first moved in the leasing office was easy to reach and pretty helpful(August 2021). Now no one is ever in the leasing office when its supposed to be open. I’ve called multiple times before and alway get sent to the after hours line. And they can’t do anything but take notes and tell me the office will call me back (which they never do). I go the the office and the door is locked. Do not get me wrong they are there sometimes but MOST of the time they are not. It’s annoying when you have a problem and no one is there to help. The apartment i’m living in is overpriced for a unrenovated apartment. In general It could be better
LIving at Ashford Ridenour feels like living in a peaceful and safe neighborhood. There are always people around which makes it feel more alive. The amenities and the grounds make me feel like I am living above my means, but it is quite affordable and worth the rent.
So far I love it here. I can't wait for the pool and gym to open. I love the proximity to shopping and restaurants.I appreciate the dog walking areas and that waste bags are provided. The grounds are always clean and well lit.

This was an amazing place to live. Ashford Ridenour was very community oriented and would always help if I needed it. Even if I had issues like locking myself out or having a garbage disposal issue, they were there quickly to help out.

Thank you! We certainly care for our residents at Ashford Ridenour, so we appreciate you taking note! We're especially happy that you've received excellent customer service. We're grateful for your kind words. Many thanks!
I wonder what our stay wouldve been like without the pandemic. Still paying for amenities that cannot be used during this time hurt us.
Excellently landscaped and peaceful community to reside, all are friendly while out exercising and walking dogs. The rent rates are reasonable if you can get one of the upgraded "for the 21 Century" Apts, and not one like I have.

I have been an Ashford resident two periods in my life before college and as an adult. It always has been a welcoming community, reasonably priced, with great walking trails. Highly recommend for anyone looking to move out of Atlanta.

Thank you for the shout-out! We're so appreciative that you made your home here at Ashford Ridenour not once, but twice, and equally grateful for this glowing review. Best of luck in all your future endeavors!
I been a resident for just about three years now always paid my rent on time never complain even when there was a need to. Management has call my placed twice regarding me using my treadmill and it is a high tech machine that elevates off the floor so when I am working out there is no noise. They have accuse me of running and I only walk due to my right knee joint weakening and strengthening my cardio system. I only use it for 45 mins 3 to 4 days a week. Which is my only out let beside work and I take classes online. I have tried to explain that to the manager but she over talks me and only wants me to listen to what she has to say and end of conversation. There is a one bedroom apartment under me and about four people or more live there with air mattress lining up on the floor. I know because I saw them when they moved in and when their door is open widely. She is breaking the rules to leasing a one bedroom to that many people who has around the clock job schedules.

Great location. Excellent management and service teams. Quiet community.
Ashford Ridenour has been my home for many years. Not only is the community clean, quiet and safe, it is convenient and offers great amenities. The management team is friendly and responsive. Whether you are single or a family, I would recommend Ashford Ridenour as your next home.
WhenI sold my home, I had no idea I would find a wonderful rental community like Ashford Ridenour. Beside being a convenient location for me, it is a friendly community with a wonderful staff that makes sure maintenance issues are managed promptly and the grounds are well kept. Being so close to Kennesaw Mountain and Marietta Square, is an added bonus!
Its a great place to live, very peaceful and relaxing...
The community as a whole is very welcoming. The landscaping is always done and always looks wonderful! If there is ever a problem, everyone works to resolve it quickly and efficiently. 10/10 would recommend
One of the best places to live if you care about location and if you have a pet(s). When it comes to parking, that is were the trouble comes in. Good luck with finding one after 10 pm or if you work nights like me before 730 am. They also don't provide discounts for healthcare workers like other apartments do.
I have called this place home since January 2014. It’s a quiet beautifully maintained community near Kennesaw Mountain, close to everything yet feels secluded. The staff here is amazing. Sandy (Mgr), Chris (Asst Mgr) and Greg (maintenance), keep this place running smoothly and the residents happy. I plan to be here for a very long time.

Thank you for the five-star rating of our apartments and staff! We love having you as part of the community at Ashford Ridenour.
The grounds are terrible, trash overflows daily, and staff is less than helpful. The new company has really dropped the ball on this place. We actually enjoyed living here under previous management, but this is your typical corporate takeover. Hiking up rates, hiring an incompetent staff, and letting things decline quickly. They will also not send you your deposit after promising it in full when you move out, I have been trying to recover mine for two months now. Please look elsewhere and save yourself the trouble I dealt with.
Property Manager at Avana Ridenour, Responded To This Review
Thank you for reaching out and sharing your feedback. We apologize if you have not had the best experience at our community. We want all of our residents to be proud to call Ashford Ridenour their home. Please give us a call so we may discuss your concerns in more detail.
I'll start by saying I've recently moved to Ashford, and wasn't present for any management changes and don't have a concept of what it would be like to live here for years on end. However: - First of all, the long and short of it is that I already love living here, and I would recommend it to anyone. I've already recommended to friends, and I feel safe in this community. To go more in depth: - Noise: I chose this community partly because of how famously quiet it is. However, we have one particular neighbor who likes to blast their bass at full volume in their car as they come, go, or park at all times of the day and night. Considering how positive and responsive Radco has been so far, I'm anticipating action. Maybe having a courtesy officer or email would eliminate this issue in the future. If you live farther away from the road or from loud, bass-loving but inconsiderate neighbors, I know for a fact it is completely serene. - Grounds: This place is beautiful. - Safety: Ridenour overall is a very safe neighborhood, both statistically and in my personal experience. Ashford in particular is a safe, nestled-away community that needs to just stay true to it's quiet, 'secret gem of kennesaw' style. - Neighborhood: Ashford and all of Ridenour have an excellent, convenient location, for reasons obvious to any local. To non-locals, I'll say that being this close to barret and cobb parkway means easy commutes, easy eats, entertainment, access to anything and everything, etc. What sets Ashford apart from the rest of Ridenour the most may well be their particularly fast internet. Come visit the leasing office for a tour, and you'll find out what I mean. - Maintenance and Staff: The maintenance staff is second to none. One of the other reasons I chose to live in Ashford were the positive reviews I saw elsewhere about the maintenance staff. Friendly and effective. The staff is very helpful and respectful. Working with staff has always been a positive experience. To sum it all up, don't let my nitpicking detract from any overall feelings about Ashford. I'm always wary of 'too-good-to-be-true' reviews online (and you should be too!), so I knew that tempering my review with some reality would help bring it all together. Overall, Ashford is great. From what I understand, this is a new management team. They appear to be trying very hard to improve an already good community. To be very concise: It's great and getting better.
This place is absolutely terrible. It was great when it was owned by The Estates, but things have quickly gone downhill since it was bought out by Greystar/Radco. Quick rundown: Continual construction noise-as each resident moves out, they “renovate” those apartments. The people doing the work are extremely loud and sing, shout, and play music while they’re working. Repaving the parking lot - threatened to tow elderly disabled woman's car because she could not park near her apartment and other residents illegally parked in the handicapped spots in front of her building. The repaving has caused MAJOR parking issues & we've had to park off the premises bc of lack of parking. Not luxury living-overflowing trash (including hypodermic needles between the building and a/c units), the grassy areas have been neglected & are filled with mud & dirt. Poor customer service-interim manager threatened to call the cops on elderly man who simply asked for clarification regarding unintelligible letter. This used to be a wonderful and close-knit community and now it’s a trashy money pit. My neighbors have all moved out and vacancies are high. Residents used to live here for years and years and now it just feels like temporary housing instead of a home.
Currently a resident and lived here for 2 years. Have a great unit on the second floor near the pool and clubhouse. Overall (again, for the price), it's kept up pretty well...........landscaping weekly, paint updates, and currently the clubhouse is being completely overhauled which looks to be a nice upgrade. They are expanding the gym there and adding new and better workout equipment. I will say, like another resident posted on here, that they did "minimal" upgrades...........cheap painting, etc., in order to probably justify raising rents recently. Some of longer time residence deserve to be rewarded with some "grandfathered in" type pricing, at least for a year or so. The residents are pleasant for the most part, young biz professionals, young couples, a few families. An occasional college student unit can raise a ruckus now and then, but it gets taken care of within 1-2 days. Watch the "fees" when being billed for your rent which is now mandatory to be included with your water bill. You can use only $10 worth of water for the month, and pay a $5 processing fee just to make that minor $10 payment, mandatory. Some outside vender is making $$$ off "processing" something that could be handled by the clubhouse office. Parking is okay, can get sparse at times but never completely filled up. Should be enforced tougher, or "parking passes" provided for residence and enforcement of "residence only" parking for the better spots. Again and overall, for the PRICE, this is nice community and I will continue to renew my lease.
I moved into this community just when Greystar took over. This is the most unprofessional management I have ever experienced. There is high turnover in the office and most of the staff seem incompetent. I have received letters from the office with spelling, grammar and math errors. Every "renovation" performed by this company is seemingly the cheapest option available. A dog park was built (with no notice to the residents) in the small lawn between two apartment buildings. This dog park consists of unfinished lumber and chicken wire (seriously). The exterior of the buildings were painted and look worse than before. Noise complaints go nowhere with this management. I would not recommend this apartment to anyone.
Ashford Ridenour is a desirable place to live. The property abounds with cleanliness, manicured gardens, quietness, stunning decor and is operated by a newly brilliant team, that has taken the property to new heights. The community has it all - I am proud to be a resident.
I've lived in this apartment complex on & off since 2007. It used to be called Estates at Ridenour & was recently purchased by Greystar Properties. The transition to the new management has extremely rough & the interim manager was a joke of a human being. They've been "renovating" the buildings (which consists of some pretty heinous new paint on all buildings & random window shutters on some buildings) & raised the prices significantly for new residents. That being said, my experience here has been good overall. The residents in my building are quiet, friendly, & courteous. Maintenance is very responsive & competent. One of the only conplaints I have is with parking - there are never enough spaces available & they've blocked a good chunk of parking with construction stuff - vans, trucks, a shed, & even a smelly Port-o-Potty. Hopefully that's all temporary & will be removed once the renovations are overwith. I recommend Ashford Ridenour - you may just want to wait a little while until the construction is done so that you can enjoy the regular peace & quiet.
If an apartment community nestled within the heart of nature yet also provides convenient access to excellent schools, great shopping and tranquility that's second to none, is your desire, you'll love the Ashford Ridenour Community. Ashford Ridenour makes change a thing of ease.
