The Clearfork neighborhood represents a large retail development along the Clear Fork of the Trinity River. These shops sit in between the Chisholm Trail Parkway and Hulen Street in the heart of Fort Worth. Trinity Commons, another shopping center, sits on the east side of the river. Residents enjoy living near Colonial Golf Course that hosts some of the best golfers in the country on occasion. Property Ratings at Avana River Park
Really wanted to give this place the benefit of the doubt. I scheduled a tour for a Saturday at 11 am as that was the earliest they had. Showed up at 10:55 and waited till 11 to attempt to go inside and the doors were locked. They had a huge sign in the front they advised that they open at 11 on Saturdays. Gave it some time went and grab a bite to eat and made it back by 11:15 the office was still closed by 12pm the office was still not opened so I called. The operator said that she would give me a call back when she figured out what was going on and why they hadn’t opened yet. Never received a call back. Very frustrating experience considering Saturday was the only day I had for tours.
Hole in my tub and no water for the first 3 weeks. Had money stolen on property grounds. Mail was lost. Multiple continuous and unresolved maintenance nightmares. If you live on the 3rd floor, expect 83 degrees (at the coolest) with the A/C on internal summer temps and expennnnsive electric bills. The facility grounds and office are the well kept areas. The actual living spaces smell and are poorly kept. They’ll tell you the unit your getting is par with the one you tour, but don’t buy it. They owe me a security deposit and a month’s rent but refuse to return my calls or emails. In my opinion, living here’s more trouble than it’s worth.
This property is severely mismanaged and is falling apart. This community used to be five stars; now I give it two stars if that. I moved into a supposedly upgraded unit that boasted grey cabinets, stainless steel appliances, white countertops, new bathroom fixtures, etc. Upon my move-in, the old refrigerator was still in my attached garage; there was trash left in the garage with maggots from 105-degree weather, the paint on the cabinets started peeling after a week, and the tub in the guest bedroom. The hot water has never worked in my kitchen. After several submitted work orders, I just gave up. The new towel racks fell off the wall within three weeks; the apartment was still dirty. If you need help from the office, good luck. They are never there. They emailed us that we should call the office for work orders instead of going into the office (poor management style). During Christmas, the entire communities water was shut-off because the fire system flooded. To make our Christmas brighter, they delivered disgusting portable toilets. Maintenance is subpar at best. Do yourself a favor and look at other options; you will not be happy here.
Ever since the management company changed to Greystar in August 2021, things went downhill quickly. The new (giant nationwide) management company thought they could come in, slap on a fresh coat of paint (which is truly horrible; the new abominable paint scheme makes no sense and dates the building by decades), and charge astronomically higher prices. When Greystar took over, it became almost impossible to get a response from the office or maintenance (average response times could be measured in weeks or months in some cases), and they frequently made complex-wide changes with zero notice to residents (gate codes/locks were changed or removed without notice or new keys, water was frequently shut off, outdoor patios were unusable for the better part of an entire year, etc.). My apartment itself is nice, but my rent increased by more than 30% since Greystar took over (from August 2021 to August 2022). Also, the current advertised rent does not include the hundreds of dollars in new “amenity fees” for a basic pool and workout room with a few treadmills, which have been around since the complex was built in the ‘90s. When this complex was still The Viceroy before August of last year, I had very few complaints. I will never live in another Greystar property and recently gave notice to end my lease. River Park Drive is a great location (right next to the Trinity Trail and close to the Camp Bowie district) and has multiple apartment complexes—just don’t choose this one.
When I was scheduled to move in on July 1st, I received a call that my apartment had flooded from the air conditioning unit. At that time, I wasn't planning to be there until the next day and was promised that my floor would be replaced, and AC fixed by the time I moved in. Neither of those things were true as my move in was delayed that day as I had movers waiting for your team, who sounds like my move in time was not communicated with them, to finish the floors. But then I entered an apartment without working AC in over 100-degree weather. A technician did come to fix it that evening, however when I returned to my apartment the next day after staying in a hotel to make sure my dog didn't die from heat stroke, the bathroom was flooded. My parent called for emergency maintenance, and this was fixed, but the ongoing damage (swollen drawers that won't open in the bathroom) hasn't been addressed. The week I moved in I made a list of all things that needed to be fixed at your company's request and two months later, nothing has been addressed including my broken oven door that may be a fire hazard and I was promised would be fixed the day I moved in by your maintenance team. I understand that a part needed to be ordered, but there has been no communication about this progress. Two weeks ago, my washer flooded. 5 days later, after daily calls, emails, promises that it would be looked at that day, and my dog being enclosed to provide your team access to my apartment, I finally got an email saying it was addressed. At the same time, I also submitted maintenance requests for 6 or 7 of the items from the original list as I had lost hope they would otherwise be fixed. This list included my shower being slow to drain. Nothing was addressed. This past Tuesday, I sent an email alerting Avana River Park staff that my shower had stopped draining completely and was a health and safety hazard. I was assured it would be addressed. Since Tuesday, I have not been able to shower, my dog has been kenneled, I have reached out with photos, and my cosigner spent all of yesterday on the phone with various members of your team who assured him that I would be fixed. The issues have not been resolved. My shower has not been evaluated, it is still holding the same water from Tuesday which is now growing a biofilm, and this continues to be a health and safety hazard in addition to a quality-of-life concern for me and my dog.

Great place to live as long as you like paper thin layers between apartment floors and dont get under someone who is 6 ft 200 plus pounds and gets up at the ealrly hours of the morning daily. The one bedrooms are on the top floor. So you are likely to get some young single person above you who comes in at 12 and gets up at 5 if you live on the 2nd floor.. The courtesy officer and office staff are nice, but have no real authority to do anything about noise complaint in spite of the impression they give you when touring the apts. Choose at your own risk. Other than that the staff is competent, pleasant and professional.
Was shown around by a Joel. He previewed all the available apartment styles to me and was very knowledgeable on all the information. Answered questions I didn't even know I had. Viceroy is definitely at the top of my move in list. Thank you Joel.
This area is great to live in. The area is quiet and feels safe. Since the new management came in a few months ago, it's gone down hill. While they are remodeling, the work is poor. Maintenance requests are much longer and usually take a minimum of 2 visits to fix anything. The fire alarms go off quiet frequently and the fire department has to come shut it off. I would like to stay in this complex but at the rate I've seen decline, I'd like to get out while I can.

Thankfully my lease was up and I was able move out of this complex. I agree with the other poster that service deteriorated with the new owners. The most recent episode had to do with an infestation of cockroaches. On leaving my apartment I noticed a number of cockroaches fleeing into the closet across the hall from my front door. The closet holds a water heater that leaks - water attracts roaches. I notified management but did not receive a response for several days. Meanwhile I had to battle the cockroach horde every time I walked out my front door. They sprayed but did not fix the leak and of course the cockroaches came back. Eventually the cockroaches made it into my apartment. GROSS! I am not sure what the $7 monthly fee for pest removal went towards with all the cockroaches on the premise. There is more but let's just save us both time and move on from this place!
They moved in a smoker right underneath me. In the beginning I did not know why my asthma got so much worse. I had constant headaches from the smoke, and on weekends I couldn't use my apartment. I had to go to work, on multiple weekends just to get out of the house. Then all my stuff started smelling like tobacco. When I contacted the management, they told me that there was nothing they could do since they did not want to infringe on the rights of the smoker. Never mind they were infringing on my rights to clean air and causing me health problems. My apartment became unlivable because of the smoke, I had to move out. I am not frustrated with the smoker downstairs. It's not his fault for being placed below me. I am frustrated this company has no policy or enough foresight to place smokers and non smokers in different buildings. Plus, as a renter I cost them less, since they do not have to clean up after the cigarette ashes, burns and smoke when I move out. If you want your life made UNLIVABLE and MISERABLE because the people managing the place are inept, by all means live here!
I have been in my present apartment since November 2006, and there's a reason I continue to live here - this is just a fantastic apartment property! I love the layout of my apartment - it's the best floor plan I've ever seen anywhere. I feel super safe here - it's a quiet property, and the neighbors are friendly. The amenities are top of the line, from the pool, to the fitness center, to the dog park. The original reason I wanted to be here is the running trail - all down the Trinity River, easily accessible from the complex. It's like living next to a long and peaceful park. Since Knightvest took over the property and it became Viceroy, things are only getting better! The maintenance is excellent, and issues are resolved promptly. The management staff is very helpful and considerate. I had an issue in my apartment that I wondered about, and they are going to work with me like I think few other apartment complexes would, to ensure that I am a happy resident. The manager took it on personally, and I am super impressed! Changes - I'm seeing all sorts of changes at this property, and all in a great direction. The pool has been renovated. The fitness center is getting a complete remodel and expansion. They are painting the exterior with a very elegant and subtle color scheme. I plan to stay at Viceroy for many more years, and can't think of a better place to be! Dan
I have been living in this community , previously "RIVERSTONE" , for 3 years now . Knightvest has taken over from Riverstone management. Previously a service request used to be resolved in matter of minutes. now even after 3 days I do not see the issues being resolved. People did not change . its the same front office , same maintenance guys. but why has the service deteriorated ? I don't know.
Living in our present apartment is truly a lifesaver for me and my husband! We had to sell our nearby home because our retirement funds depleted too quickly and we could not afford our home any longer. We were blessed to sell it on the first day it came on the market, so we knew we had to find an apartment we could afford right away. To be honest, I was the looker and my husband agreed with my choices. Our move in date was specific, and what a thrill when we came to Riverstone Living! They worked with us so easily and found us just what we'd hoped for, with extras to boot. Office personnel and maintenance staff are amazingly caring and efficient. Literally, we are home (and just one mile from our granddaughters)!!!
