Avana River Ranch is a great place to live, providing many options for outdoor and indoor recreation, we have a gym, 2 pools, several outdoor pods some with jungle gyms for the kids, poo stations for the animals, and wide sidewalks that lead around the entire complex. It’s quiet and peaceful, people are friendly but mind their business, everything has a routine as well. Trash comes twice, mail is more frequent, it’s an easy complex to navigate around.
Not well maintained and not well insulated. Pools are never fully cleaned. Stains from mold and water damage in multiple places. Lazy carpeting with holes and debris under the carpeting and vinyl flooring. Poor cleaning between residents. Preferred method is painting over dirt and problems.

Horrible community. I've waited almost 3 months on maintenance. Still don't have work orders completed when all of these issues should have been done before move in. Appliances don't work. Major water issues, mostly leaks. Mold. Roaches. I've spent so much money fixing what maintenance could not. N yet I'm still waiting to use a bathroom that hasn't been fixed since move in. Don't recommend this place at all.

I have lived at River Ranch over twenty years..4 different management teams and find Greystar to be the worst. Other than the constant maintenance problems, the entire area is deteriorating..dead trees and shrubs, litter, most parking spaces sporting large oil patches, etc. etc. etc.

This location should be called Avana River of Roaches. STOP RIGHT NOW if you're thinking about moving here! These apartments have a roach infestation, and the management is doing nothing to control it. So, what exactly is management? There is no one in the office, and their phones are never answered. The weeds are so bad and so large; good luck getting a landscaper to remove them all. They completely abandoned the property. If something breaks in your apartment, don't expect anyone to come and fix it, and if they do, you'll probably hear from them three to four weeks after you first place your work order. It's a shame because it could be such a lovely place to live. This community is in an incredible neighborhood. The management company is Greystar; they're supposed to be the best in the business, but apparently, they don't care about people who need to rent and can't afford to buy. I would have given a ZERO STAR but you have to put at least 1.

Avana made finding an apartment and moving in easy and stress-free. The complex and apartment unit are well-kept and safe. The outdoor spaces are very pretty and the office responds in a very timely manner.

Do not move in. It’s over priced for the quality of apartment and community. The walls and ceilings are so thin you can hear every movement, tv show and phone call from your neighbors. There was literal sewage overflowing into the parking lot that took them an entire day to even call a plumber to fix. The roach infestation was disgusting and I? had To personally fix because they didn’t before move in. No one cleans up after their dogs. When renovations are being done on neighboring apartments, there’s no notification. So you get surprised with paint fumes and pounding. The renovators leave nails everywhere for people and pets to accidentally step on. Overall, it was a terrible living experience.

The touring apartment looks way better than the actual apartment we are living in. We feel deceived. The apartment has been neglected. The outlets need repair. The bathroom needs recaulking, and the unit has a foul smell! I wouldn't even give these guy 1 Star, they deserve 0

My experience has been less than ideal. The buildings are old and not very well maintained. We’ve gone our entire lease without a functioning dishwasher and have experienced flooding that is still not fixed. The front office staff always pushes it off on vendors that the issues are not remedied and can not give a straight answer at any point in the process of trying to find a solution. If you want to keep your sanity do not rent at this apartment complex or get an amazing renters insurance policy.

We are in our third year here at Avana River Ranch and we have had no complaints. Not much has changed in regards to our living situation since my last review with the exception being the pool area which was renovated and received a beautiful modern upgrade.

Roaches have plagued us for the 4 months that we have been here so far. Maintenance does come when called, which is nice, but the roaches always come back a week or so after they spray! Make sure to use glue traps often to take care of the extras.. they fill up and will need to be thrown out every week or two depending on how often you have them spray. You'll eventually get used to them always being around. Appliances look nice, but break down occasionally. Again, maintenance is good and will come fix it. Whatever cheap tub resurfacing treatment they do on the bathtubs will crack and start to peel off after 4 months. They will refinish it for you if this happens, but you will have to vacate the unit for a day because the fumes are toxic. Not much of an option if you have pets unless you want to take them to the park for an entire day. The area is nice, with lots of trees, and the surrounding corporate buildings are quiet. Walls are indeed thin, and you will head every step your upstairs neighbor takes. One bedroom does not get much airflow from the air conditioner, which is something that they were unable to fix. Lastly, you will pay through the nose if you have pets, and they tack on hidden fees each month. The combined costs make you feel like you are paying for much more than you get.

Since i moved in Avan has been the best appartment i lived in. VERY quiet neighborhood and always grounds are kept so clean!!! Maintenance is always so nice and helpful. From day one of moving into Avana River Ranch I knew I was going to be pleased with this property. Charlie, Liz, Francisco and Tulio are truly great assets to this property. I have never lived somewhere where ALL the staff is so helpful and friendly.

We love avana we have been here for a year so far and recently resigned for another year and a half. Its a very nice quiet community. My kids love going for walks or going to the pool or playground. There is always convenient parking spots and handicap parking spots available being disabled i have a very convenient handicap parking spot right in front of our apt. Its off on a private street and near great resturants, malls, theaters everything is close by so no need to drive far. The rooms are spacious the patios are large and the office workers are friendly and understanding. Maintenance getting everything done promptly and are very clean and kid friendly as my 1 year old always likes to say hi and sometimes watch what they do.i have never had any issues. Only incident ive had in the year plus i have been here is when and outside company came in to do work.
I currently have to work orders. The hole in my ceiling has been there for a week, and the issue of dirty water backing into my dishwasher has been open for a month and a half.

Its close to plenty of shopping. Can go to Tempe, Phoenix, or Chandler for fun events. In a quiet area.

The new management has done a good job taking over the previous owners. Property is cleaner. They have security we can call if there is issues once the office closes. Previous owners didn't offer that
Avana River Ranch it's a great value for a well-run rental community in a great location.
Avana River Ranch has an outstanding maintenance process and maintenance staff which I have experienced throughout the two years of residence. They have completed any maintenance requests within a timely manor with completion of issue with 48 hours of request.

This place was really cool in the beginning when we were signing our papers and what not. We signed our lease in Nov 2017 and we decided to go with a 12 mont lease. Well now some how I’m stuck with a 13 month lease and can’t move out until Dec. The area is super nice for the price but you can tell you are paying for what you get. Like the two star review below me the kitchens just need to be gutted. The stove is awful and never heats the pans properly all the cabinetry is half put together and half missing trim. All the drawers rub wood on wood and half the time do not work. I have also had the water shut off on me 4-5 times while I’ve lived here for little under 11 months and all because maintenance. They say they send out emails but I have double checked my email on paper work and my inbox and nothing. Not even to my roommates. I really really wanted to love this place but it really just isn’t what it seems. Also the ladies in the front office aren’t always the kindest but the maintenance dudes I’ll give it to them. They rock. But that is about the only good thing I have to say about River Ranch and my stay here.
I was staying with a friend for a few weeks while I was looking for my own place as I had just moved back from New Mexico. One day I was out walking my dog and I was attacked by another dog who bit me so hard 6 weeks later I have a permanent scar. I informed the office (and sent a picture), who told me there is nothing they can do about it and it's between me and the owners of the aggressive dog. The owners are denying it's their dog, even though I know it's name, saw what apartment it ran into, and talked to them after the incident to see if their renter's insurance would cover my ER visit. They also showed me paperwork where they take the dog to Banfield and it was overdue for it's shots. They agreed the bite was severe and apologized. Unfortunately, they don't have renter's insurance (which should be required) and now I'm stuck with 3K in ER bills due to the severity of the bite. I've informed the office more than once that I was attacked by an aggressive dog they are allowing to live on their property. I've been told by the manager, it's not their problem and it's between myself and the owner. I've now decided to hire an attorney and go after the complex and the owner as I have no health insurance and can't afford the bills. I also have to live with a permanent full mouth bite dog scar on my right outer thigh that can be seen when I wear shorts. This complex is also a dump. They allow anyone to live there and don't take any accountability for the residents. Most of the apartments are old with broken faucets, toilets, bathtubs, sinks and more. They allow anyone to live there without doing any kind of checks. The management did nothing to help my situation when I was not at fault. They sided with the owners who continue to claim it wasn't their dog who bit me and I can't prove it - which I can. Stay far away from this complex. The management are either kids or people who don't know how to take accountability for their residents and could care less about any issues that come up. I lived here back in 2003 and it's gone down hill fast, plus the rent is way too high for the crappy old apartments they have. Such a disappointment. I was attacked by no fault of my own and am dealing with the pain and suffering caused by an aggressive animal who the management allows to remain on the property. I hope the next time this dog attacks it isn't some kid.
Just wanted to share my appreciation for our maintenance team, Mr. Johnny and Mr. Jose. I have lived here for over 4 years and they are by far the best maintenance crew the property has ever had. When they repair or fix something, it stays fixed. They are polite and care about tenants comfort and experience while living here, Thanks guys for all you do!!
I have been living at river ranch for almost 2 years and have lived in two different units. I will not extend my lease. I love the area and it's hard to beat the price however the building is old. The kitchens really do need to be completely replaced. The counters are beyond scratched and cabinets are missing the trim pieces, drawers are really non functional. By that I mean they do not have glides, it's just rest in wood... The windows are original signal pane dating back to the 80's or 90's, not sure when the complex was built but everything appears to be original. The laminate flooring only goes so far. Appliances are dated back to the 90"s and the "new" ones are extremely cheap. The water quality is absolutely terriable, I am only 5"8 and too tall for the showers and toilets. Units do not have baseboard. You can tell the walls have been painted a countless number of times with the holes from previous tenets not being filled. And then we have the bugs. The amount of spiders is unreal, I have used almost two full gallons of bug spray I have been a resident. I know two units who have had bed bugs. Now this is really not the fault of the property however it needs to be stated. The employees are nice and I believe want to help but they are probably not given a proper budget or resources to actually fix issues -long term. If you need to be in the area and the price fits your budget it will work. The neighbors are quiet given the area however it's really old and the quality is low. This seems to be the common theme among the neighbors I have spoken to.
River Ranch a path to comfort, beautiful, safe place to live. Management is truly caring and listens to you and works with you. You will not regret living here.
