The apartments are very small for the price that they charge for rent. Your amenities are included, but you never have access to them. The gym has been locked for almost the whole year that I’ve been here. The laundry facility looks like it’s never been cleaned with nonworking machines, the pool is never clean, but you are paying for these amenities in your rent. Trash compactor is always full and over flowing.

I have been back-and-forth to Office every day for over a month now trying to get them to get pest control to get this rodent out of my wall and now it is stinking up my apartment. I also have numerous other maintenance request that still have not been taken care of since I moved in, I cannot wait to move out of this place.

Really love the layout of the 2bd, 2bth. Dog park and children park conviently located but hidden for protection. Slim walkway to apartments but worth the moving hassle.

The overall management of Avana leaves something to be desired with the "tour an apartment" option not updating according to what rooms they have available, requiring a move-in condition form to be completed before move-in, and the listed phone number often linking to Avana as a whole rather than the specific community. However, once you get in contact with the people in the office of Avana South Oaks, everything changes for the better. They are knowledgeable, professional, friendly, and quick to reply and come up with fixes. I have only had positive interactions with the staff in the office. The condition of the apartment was as expected and the amenities/community resources are taken care of well.

The maintenance team has really progressed. A few years ago it was the worst I’d have ever seen in my mini years of being at the location. To be exact I moved in here in 2015. Isaac who is the main person running the maintenance department is always on top of things. He’s easy to work with and gets the job done. If you had asked me about this place two years ago, I would say forget it. But things have changed. The manager Laura is spectacular and has changed this whole complex around.

The move-in process was a nightmare. Nothing was clean, the plumbing was not functional, and my apartment did not have a dryer upon move-in. Other than that, it’s a nice place to live.

Charges: They started adding new utility charges with very little notice: Common Area Electricity, Sewer, Water, and Service fees. These so far added an additional $60-80 to my rent monthly. Water / sewer is divided by the number of people on the leases within the building. A lot of residents aren't on their leases. i.e. 6 people living in an apartment and only 1 person on the lease. Basically, I have to cover the 5 people using water who are unaccounted for in the lease in another unit. The office confirmed this is happening. I was barely home these past two months but my utility bills continue to rise because I am now responsible for other units. Common Area Electricity charges: The complex is too poor to pay for the street lights that are never working anyway. Staff: The office is unresponsive unless you go to regional management I've had work order requests sit open for 8 months, then will be randomly closed with "no ETA" left in the comments Regularly closes early Sends threatening emails to the community. Does not address residents about issues directly. I reported an issue and I was told they could "send an email to the community" instead of talking to the resident. Good luck trying to get them to resolve anything that way Community: Broken gates for a year+ Amenities are always broken, closed, or trashed Trash - One compactor isn't enough for this community and most residents don't use it properly. 50+ trash bags pile up in front of the compactor in the middle of the community. Instead of fixing this problem by providing more dumpsters, the office sends empty threats to everyone's emails. Apartment: Cracking ceilings and drywall Electricity issues and hazards Very old AC unit that has gone out 6-8 times that every owner has refused to replace Poor insulation and old AC unit making it impossible to cool down the apartment in summer SPIDERS. I have sticky traps that I switch out regularly and they're always full of spiders. Repainted, falling apart cabinets and bathroom tile. Safety: There have been a number of concerns while i've been here: Multiple shootings / break ins I reported to the office that a neighbor pulled a fire arm on someone in front of me. The assistant manager told me there was nothing he could do. I even pointed them to witnesses who work in the office who also saw this happen. Aggressive dogs running off-leash and without supervision. A lot of dark areas and street lights that aren't functioning properly

They have not had the amenities available for months if not years, if they tell you the pool, weights, clubhouse, etc. are available to residents they are lying to you.

It’s near impossible to get maintenance to your door. Office staff does not seem to care. There are 2 maintenance workers for an entire neighborhood and that is a failure of leadership.

Avana is a good community with lots of renting options right in the middle of the Nashville community. It provides good amenities while not sacrificing quality. They are fairly quick to respond to maintenance requests, but dont quite care for cleanliness.

I'm currently a resident at Arium South Oaks, and have never had a problem. Maintenance always comes to the rescue within 24 hours of my complaints. Beautiful landscape and great pick at my door eveyday with trash service.

This place is a hot mess Express. Unprofessional staff, no communication with maintenance requests, moved into a dirty apartment with a moldy shower and crumbs/chips in kitchen cabinets. Nobody ever answers the phone and never returns any calls. Seriously you’ll be happy you didn’t move in here.

I have been living here for 4 months and they still have not supplied the "washer and dryer included". When reaching out to management, they act like this is a courtesy and do absolutely nothing to accommodate us and make countless excuses. They will not adjust our rent or anything! There are also cockroaches everywhere and they only let us do treatments every 3 weeks and this has not solved the problem. The people below us had an "infestation" according to the exterminator and yet they allowed people to move into the apartment above? Absolutely disgusting and unsanitary and I find them everywhere. The gates are always broken, so living in a "gated community" is worthless. The responsiveness of maintenance is horrible. They have had to send in people from Antlanta twice because they are so behind on work orders. It took them 6 weeks to fix our dishwasher that was apparently installed wrongly from the very beginning.
I went to this place and was promised wood floors, updated appliances, updated bathrooms and a decent living condition and I walked in to a carpeted, moldy, stained mess with old appliances, no washer dryer, after being told I would have one, and a smelly odor throughout. They lied to me to get me to sign a lease and have not paid me any of the money that they have already told me multiple times was in the mail to my house. It’s been 120 days that they have been claiming to be refunding my money and I don’t know where else to turn.
The community is constantly trashed, the apartment homes are not what they look like on the website, management is awful, you pay fir trash but it never gets picked up, we’ve had an ant problem since moving here. Just don’t! You will regret it!
moved in a few days ago and I am utterly disappointed! Take your money elsewhere. I was greeted with cigarette odor and roaches EVERYWHERE! Talkless of not having running hot water. This has been a huge regret to move in here.
This is a really nice setting. There are a lot of trees and great landscaping, which is well maintained. The apartments are very soundproof. The office staff members are very nice. They schedule fun gatherings for us. However, it is obvious that there are not enough maintenance staff for the number of apartment homes here. The wait time to get things fixed is annoyingly long.
The staff, while friendly, is not coordinated enough to manage a property of this size. You can call their office 60 times, and you may never reach someone. You can email them, but don't expect to hear back. I have never had such a frustrating experience communicating with a business. This results in extremely poor customer service and a painful move in/move out experience. With the prices of rent increases, I strongly urge you to look elsewhere.
They will kick you out of your apartment if they decide they want to renovate it and make more money. They will kindly offer you a smaller apartment for more money and charge you the pet fee that you've already paid. Even though it wasn't your choice to move in the first place. On top of that, they will not respond to your emails asking what the price of your rent is because you're moving mid month. I was told 6 days after my email via a voicemail to "just pay what we normally pay and they'll figure out what we owe later". The office needs some customer service training desperately.
I lived at this place for 10 years way before it became Hawthorne South Oaks. I loved the location and the renovations they started to put together but that came with a huge cost. When I moved out, I followed the contract and gave them a well advance notice (60 days) and was ready to pay for my last bits of bills. When I signed the lease off last, they didn't do walk around with me and they said they'd mail me any remaining bills if there was but also said I probably didn't have much to pay anyway. I never received a bill at my new address and went on for about 3 months. All of a sudden I got a call from debt collection agent saying I owed them $1200 !!! Miraculously at the same time I got the "last notice" from them. I was a great tenant, never missed a single bill for 10 years but it didn't matter to them. They even said "PET CLEANING FEE" which I never owned. I went to talk to somebody at the office and they immediately shut me off and said "nothing can be done once the letter left our place". So be mindful when you are moving in/out of this place. It is a convenience place but people managing that place aren't so convenient to you.
Didn't give me enough time to pay final bill after moving out, turned it over to collections. I will be fighting. Received my final bill in the mail 2 weeks after moving out. The bill demanded payment 2 days BEFORE I even received it. Called to contest charges for trash that was OUTSIDE of the apartment and not our responsibility, woman was never there and did not return calls. Took a week to get ahold of her but by then, AFTER ONLY 1 WEEK, she had turned the bill over to collections. We lived there 2 years, paid on time every month, and do not deserve this hassle. Our building had a water leak while we lived there that resulted in outrageous water bills for all tenants that were never reimbursed. I recommend looking elsewhere.
I am very pleased with what my future apartments have to offer.
