Property Ratings at AVANT on Market Center
Ive a number of issues with AVANT on Market Center in the year I've lived here. Elevators. Don't be deceived when you go on a tour of the place. They will take you up on an elevator and then down another elevator, perhaps even a ride on the third elevator. Those are the only three elevators. Placed perhaps 15 seconds apart, which fails to prepare you for the 140 yard walk to your apartment. That's nearly one and a half football fields! Heaven forbid you've groceries or left something in your car! Or consider this, the weekend comes for you to move into your fourth floor apartment and suddenly ALL of the elevators are out of service. Yes, ALL of them. You phone the office, they don’t answer. Saturday, you walk into the office drenched in your own sweat to hear “they will be here Monday to look at it.” But your moving truck is due back Sunday. It won’t fit in the parking garage. So anything you aren’t willing to haul up the four flights of stairs, you instead have to put on a wagon and make the long spiral journey to the fourth floor of the parking garage — Reaching your 4th floor destination is simply the beginning, you still have 140 yards to go! Management’s response to this is “we apologize for the inconvenience.” Towing. Its nothing short of predatory. The town company makes their rounds 6-8 times a day, slugging the normal traffic (residents trying to get to their own apartment) as their tow truck lurks slowly down the ramps along side a poorly dressed counterpart wildly running around with a flashlight peeking in every vehicle, anxious to find another victim. How did they get in the parking garage to begin with? Well, Management gave them their own keyless entry device… sounds like they are looking out for their residents for sure! They frequently tow authorized vehicles. Don’t believe this? The problem has gotten so out of hand they've had to implement a new policy for the tow truck driver, who is now required to photograph the vehicle before towing it!? I'll let you marinate on that one for a moment. Staffing. There is more turnover here than a college Sonic. I’ve lived here less than a year, there has been four, perhaps five assistant managers since I arrived. FIVE star maintenance!!! I really mean that. These guys are fast, friendly and do a great job. They are the highlight and only appreciable part of the “AVANT experience.”
Very thin walls, and cheap flooring. you can hear your neighbors take every step.... Smoke from your neighbors will travel through vents into your room. Very Shady Management. Kristen "the manager" talks down to tenants and is very disrespectful. Worst Complex in DFW.
They charge 50 dollars a month for each reserved space, but do not enforce delivery people and other tenants and guest from parking in your spot.. have to call and wait 30-60 in for a tow, and park on the roof in the mean time. Security does nothing ... does not even enforce parking just sits in their car.. only a security officer not a true courtesy or peace officer as they had when I moved in. Several work orders: caulking around faucets in bath tub doesn't hold up, issues with insects near trash, vertical blinds always falling, wallpaper over cabinets comes off, leaking hoses around sink, and they never change your filter for your ice maker and water dispenser in your fridge. office staff is friendly, but management is not. Hotel next door has events in the parking lot Saturday evening til 11/1130 and it is loud! No discounts for military or law enforcement only those that work at UT southwestern and parkland and you basically get your washer and dryer free to rent. No concessions for inconvenience.
Ok, my wife and I saw Avant listed on Apartment.com we made a list of the apartments we wanted to visit in person. So we started out looking at the furthest away and we thought we would work our way back to the Avant. Well it got late so we had to put off the Avant location until the following weekend. The other Apartments had perks and some were nice but we were looking for more, and we found what we wanted at the Avant Apartments. First the location is spot on, the Avant is actually right in the middle of both of our Jobs this is a huge plus. Secondly the Complex was clean I mean very clean and quiet the area around the Avant is clean as well. The amenities were very completive or even better than what we saw to list some let see ok elevators is a plus very nice athletic center, onsite Starbucks coffee bar, the complex is very secured, we do not have a pet but Avant is pet friendly and the ground were clean of pet waste this was a plus as well. We leased a 2 Bed 2 Bath Unit the floor plan was amazing some of the other locations the floor plans did not make since. But here at Avant we liked their floor plans, we love our Kitchen with the Island and very nice Cabinets and Appliance. Ok I left out the Granite Countertops “very nice” another feature is our unit have a lot of windows that allows sunlight to shine through. The complex have several grilling areas as well as multiple areas we you can lounge and enjoy the day or evening. We are centrally located just minutes from 35E Fwy less than 10 mintues from Uptown, going north the other way 10 minutes from Irving, and the Westend Downtown Dallas, University Park 10 Minutes away. We are very happy with our choice.
Pros: -My apartment amenities are exceptional and rent price is very reasonable considering the location (Design District) - Personable office staff...I don't visit the office often but they still remember my name and ask how I've been. Cons: -Only 2 ways to access building 2 from the parking garage (1st floor and 3rd floor) - I live on the 2nd floor of building 2 so bringing in groceries can be difficult (if I don't find parking on the 1st or 3rd floor, I have to take the elevator to either of those floors in the garage, walk across, then take another elevator to the 2nd floor)--not to mention the elevators are very slow. Also, when I have guests over, they have to drive all the way up to the 5th or 6th floor, walk down 2-3 flights of stairs (again, because the elevators take forever), walk across the 3rd floor crosswalk, then take the stairs again down to the 2nd floor. Too much when there could have been walkways from all levels put into the plan prior to construction. -Neighbor noises - I've read plenty of reviews for this complex that complained about noises that could be heard from neighbors, as far as talking, TV's, bathroom and bedroom noises etc. I actually never hear my next door neighbor, however, the person that lives above me sounds like they are trying to create a hole in their floor. They walk around A LOT and they walk hard, all day. This is definitely a case by case situation because I didn't experience this issue with the previous tenant. ***Overall - My 2 con's are things I can deal with considering its part of apartment living. The garage could be better but it's not horrible. The traveling does get annoying at times but it's not a killer. The hard walking from my neighbor is definitely annoying but you can't really expect your unit to be completely soundproof while paying less than $1200/month.
When we first moved into our apartment, almost two years ago, it was amazing! The complex was new and the management was on point. Maintenance was always speedy and the front office didn't miss a beat. About have a year into our stay they switched management and as it always goes, things went downhill fast. Maintenance was slow and the front office seemed to care less about any issues. Things of late have gotten better. It's seems like they have got into an ok groove. I think the biggest complaint I have is the dog park has bars so wide even a medium to large dogs can fit through them and get loose. It makes it impossible to use it for our dogs and that has been a problem.
We moved into Avant in 2013. It's easy to find, with its own clearly marked exit off of I-35, a decorative metal structure at the entrance, and its location a few doors down from the 1000 room Hilton Anatole. The most attractive amenities are the Dog Park, the angular pool, and the location. The pool is popping during the summer, especially on weekends and holidays. Maintenance is fast and friendly. All grills are gas. There are numerous pet stations located on the property. You are 5 minutes driving from Oaklawn, Uptown, and Highland Park, two Kroger Signatures and a Whole Foods. You are walking distance from Rodeo Goat, Ascension, Oak, Meddlesome Moth, and the Trinity Strand Trail. This place is a great deal financially because it's on Market Center Blvd. which is considered industrial, but it's minutes from Oaklawn. Cons? People who don't pick up after their pets (Watch your step), Jade being across the street, and no A/C in the elevators. This is a two building complex. The first building is where the ONLY pool and the ONLY parking garage are housed. Building one is six stories high and has several stairwells and one elevator. The first four stories house apartment units, and stories five and six are parking garage only. There are two courtyards in building one, with three grills total. The second building is where the dog park is located. Building two is four stories high and has several stairwells and one elevator. You can access building two by walking out of the back of the garage on the first floor, or by a breezeway on the third floor. Building two has three courtyards, one fountain, and two grills, one grill being in the dog park. The dog park has a table and several dog toys built in. The parking garage is closed to the public. Residents gain access to the garage using a fob. The gate closes after every car, and I have seen the gate mangled by people trying to sneak in behind a resident. When the gate is damaged, it is repaired the same day in my experience. Guests use the call box to call the resident that they know to let them in. Guests are only allowed to park on levels 5 and 6. Any guests caught on levels 1 - 4 will be towed. There is a very large bike rack in the garage, so you do not need to worry about storing your bike in your unit. There are about 50 reserved spots scattered throughout the garage. If you do not own the spot ($50/mo extra and there is a waiting list) you will be towed, even if you're a resident.
