What began as a mix of upscale apartments above a retail plaza has grown into a buzzing neighborhood full of elegant townhomes, offering amazing shopping and dining without venturing too far into the bustle of the city.

This building has took a turn for the worst. The trash shoot rooms are fill to the top with trash. They are short staff and the office will never answer a call. The pest in this building is crazy. The parking deck is all was filled with trash! The packages or dump i should call it is even worst they have so many opened packages like someone is opening them all. This build has took a complete turn for the worst. I've lived here since 2022 and cant wait to run from this place and never look back. This has turned into my worst building I've ever lived in here in Georgia. RUNNN FAR AWAY !!!

I’ve been at Arium 3 years now! I rarely have to call maintenance for anything because Greg stays on top of keeping this property amazing however, when I do have to call for something they are quick, flexible, and extremely polite. Greg and his team are on it! Greg in particular is personable and really cares about people and the work that he does. I guess that’s why I keep renewing! I feel at home and we’ll taken care of here!

I would highly recommend NOT moving here. I have been going to management for the last 2-3 months telling them I can't sleep because my upstairs neighbors are so loud, and their response after months of back and forth (apart from them telling me I had sensitive hearing) was that they could move me to another unit, but they would charge me a transfer fee of $250 and increase my rent by almost $300. Before moving, I had read reviews about how bad management was, but I never thought they would be this bad. Needless to say, i'm counting down the days until my lease expires. Do with that information what you will, if you're looking to move here...
I recently moved into the property 4 months ago (from out of state) the staff made the move/transition very easy and seamlessly. Everyone was helpful and responded to all my inquiries.

Biggest two items if you are planning to move here: 1. DO NOT accept a unit on the Dresden drive side. You’ll be sleep deprived the entire term of your lease due to the fire department and poorly insulated/cheap windows. This really isn’t anyone’s fault, but it’s something I wish I’d known. The firemen are required to test all their equipment, specifically chainsaws, every morning between 7-730am, including weekends. Traffic is also nonstop on Dresden and you’ll clearly hear every passing car through closed, locked windows and deafening curtains. 2. Do NOT accept a unit that’s not on the top floor. You’ll definitely hear the people above you again due to poor insulation. Should you want to know more about my two years of experience living here, a list of pros and cons is below: PROS: - Location to MARTA and restaurants in the Village - The pool - Greg on maintenance staff is super fast and really nice CONS: - Management doesn’t solve issues quickly or respond to emails. This was not an issue until ARIUM took over. They’ve charged me forced renter’s insurance for 6 months even though I have my own, with the promise of a credit that’s not shown up yet. When emails go unanswered, I attempt to go downstairs to have a conversation in person. Last two attempts resulted in a sign on the door saying they’d be back at said time, but were not back at said time. - Hallways are disgusting because they’re no longer cleaned weekly under new management - Valet trash service is nice, but the new company ARIUM selected doesn’t pick up the trash half the time and it’s a required $25 add to your rent - Parking garage doesn’t have enough spots so expect to park one or two levels above your floor, and it’s very narrow so also expect to feel like you’re playing chicken with your neighbors around corners. - When pulling out the main gate onto Dresden, you can’t see anything to turn left or right due to street parking, which results in everyone using the back gate to go in and out. This will add time and frustration to your morning commute. - There are no call boxes for visitors. You will have to go downstairs with your fob to hop in the car with them to let them in. - Fire alarms but no fire. They will go off at random, usually in the middle of the night and are an ear piercing safety hazard. If there was actually a fire in this place, no one would evacuate because it’s been a false alarm that many times. - Resident portal to pay rent isn’t mobile-friendly.
I moved into Rosewood February 2018. The location is wonderful however I have been underwhelmed with my experience, especially recently. The parking gates are constantly broken, and then remain open. There are times when it seems there are not enough parking spots for every residence (this might be due to the fact that there are more than a few abandoned cars in the parking deck). Doors are difficult to open or are broken completely. My most recent negative experience and the reason for this review is due to maintenance requests. My AC has been out for TEN DAYS. I have not been given updates unless I prompt them. I was first told we were waiting on a part, then that we're waiting on a contractor. It's mid June in Atlanta and my apartment is at a balmy 80 degrees even with the temporary unit they gave me to cool down one room. Part of my decision to move into an apartment was so that the complex would take care of maintenance issues as they arise. If I wanted to be subjected to the Atlanta summer heat- I would live in a tent. All that said- the pool and outdoor spaces are nice. I like the grill area but wish that the sink would be repaired.
I have lived here for two years. While the building is well-maintained, the maintenance staff is amazing, and the location is great, the building has a serious problem with its fire alarms. Last year, the fire alarm went off in the middle of the night at least twice because the temperature dropped and pipes in the parking garage froze. This year, the alarm has gone off many times at all hours of the day and night, especially when it is cold outside. The alarms are extremely loud and make this building nearly unlivable.

Hello there. First, we would like to apologize for the multiple inconveniences you have experienced while living here at Rosewood. We understand that the fire alarms going off are an extreme disturbance. Every time the issue arises, we go straight to work to find the source of the problem and resolve it as quickly as possible. Our residents' peace is the most important thing, and it disappoints us that it has been disturbed. We appreciate your patience while we work to resolve these issues once and for all. Again, we send our most sincere apologies.
The location is perfect. The MARTA is a 4 minute walk all the way from apartment door to the train platform. You are also a 2-3 minutes walk from the Dresden Dr. attractions like Savi, Haven, Verde, Kaleidoscope and so on. It's not much more of a walk in the other direction to Hudson Grille, Mellow Mushroom and all the other stores and restaurants on the far side of Peachtree Rd. Town Brookhaven is a 5 mins drive. We've found the staff at the leasing office and the maintenance team to be excellent. Everyone has been polite and friendly throughout our time at Alta/Rosewood. Our questions have been answered quickly, sometimes after-hours too. The maintenance staff are extremely hard working. As a new building, the apartments have all the modern niceties in terms of flooring, paint, granite countertops, cabinetry and appliances. This is still apartment living though so it's new and pretty nice for builder-grade… but builder-grade is what you can expect. Gigabit internet is available. It's a high rent area and inevitably some things don't feel worth it. Our apartment faced south overlooking the townhouses on Peachtree View. It's a quiet view though without pool noise or the blaring fire trucks on Dresden Dr. We had toddlers on the top floor above us for the majority of the time and like most apartments, 7am wakeup time was thunderously loud. We didn't hear a thing from any other neighbors. The pool and clubhouse areas are all new and shiny. The pool is a nice size and always clean. The grills are cleaned more often than any complex I've been in. The clubhouse has a few different amenities like a pool table, shuffleboard, Pac Man and so on. The fitness center doesn't have a huge range of machines but will do if you can't make to a real gym on occasion. Overall an attractive complex, well maintained but pricey. Inevitably some aspects don't feel worth it, but that's the cost of the location.
The property manager just confessed they dug through my trash. Do not live here if you do not want to put yourself at risk for identity theft.
Currently live here. Previously Alta Brookhaven. If you don't care about being stuck in a lease, quality or good experience from management, this place is great. We don't enjoy paying for luxury and receiving average, but the location is really fantastic. Would recommend a neighboring apartment if you're looking in this location.
This is an amazing place to live. Great staff and amenities! Also, a quiet complex in that it is well built. There is also a sense of community with the residents.
I have been at Goodwynn for 4 years. I love Town Brookhaven, love manangement and staff. I have not had any problems. My only complaint is that rent has increased every year. I wish they would offer longer leases. I will be moving at the end of my lease but only because of rental increases. You will love living here if you want to pay price.
Let's start with location. Best in Atlanta. Walk to shops, restaurants, bars, grocery stores, Doctor's offices, nail/massage/hair salons, gym. You name it, Town Brookhaven has it. Amazing community located just outside of Buckhead/Lenox. Great Atlanta location with quiet, suburban feel. Could not be happier after 6-months of living here as a young business professional. The building is built so well that I never hear my neighbors through the walls. Very quiet complex. The apartment staff is great. They are the nicest I've met and try to keep the community engaged with events, cookouts, meet-and-greets, etc... The service is impeccable. They are quick to respond to maintenance requests (same day) and were even nice enough to go into my apt and take out my trash once when I forgot before taking a 5 day work trip, you read that right, they even took out my trash once. Everyone is so friendly and the ability to walk to places that most Atlanta residents have to drive (sit in traffic) to is so convenient. I will be renewing my lease and getting a 2-bedroom place so that my fiancee and her 13 year old daughter can live here with me. It's that amazing.
The building is extremely clean and modern. The apartments are a great size, very new, in pristine condition and great quality. The front desk is extremely customer service oriented and maintenance is so fast and detail oriented. Not to mention, the location is unbeatable! I am in walking distance to everything!
