Property Ratings at Avaya Trails Apartments
STAY AWAY if you want quiet, no electrical problems or an honest and competent management team. Avaya Trails is incredibly loud, riddled with a myriad of problems due to cheap construction and represented by a management team that has no problem being less than honest. Stephanie and Hanna know exactly what they are doing. They don't tell the truth and they are very comfortable doing it. You have been warned.
So I’m trying to see if this place would good place for us to live. The office tells me I can walk in or make an appointment. So I decided to walk in. I came at 3:30pm to see the property manager. There was a sign on the door saying they will be back at 4:30 when they close at 5. I didn’t want to wait an hour so I went home and made an appointment instead. I asked for an appointment at noon the next day. The office contacted me for confirmation and I confirmed. We got there at 11:50am and there was a sign saying they will be back at 2pm... If they are this bad to people who don’t live in the apartment, how do they treat their tenants... We talked to some of the tenants around the neighborhood and they had complaints about parking and the cheap materials used for building.
I don't have the foggiest idea why this place comes with any reviews higher than 1 star. It's horrible. Please ignore any and all reviews stating otherwise, I'm pretty sure those people are being paid off in some way. Parking is terrible. Honestly. If you plan on getting home from work after 2pm, good luck finding a spot. They don't even have the minimum requirement of spaces, they were able to fudge it when the apartments were being built, justifying building less spots with street parking. It's pretty much completely screwed over the neighborhood, with any establishments in the area having their available parking taken away by the residents who live here. But not only is the parking horrendous, the apartments themselves are crap. They were built to look pretty using incredibly cheap materials. I had to have maintenance come over to put a better seal on the door because bugs were coming into the apartment, the shower head just snapped off one day, and the holder for it on the wall started to fall off. I could go on and on about how this place is total garbage, but I'll just leave you with this. If you move in and sign a lease with them, you can't break it. The only potential way out is to have another renter take it over. Please don't live here. And please don't live in the place going in across the street. It's owned by the same people, and they're doing the same thing there as they did here.
Probably the biggest catfish in history. Complex looks new and modern, really poor quality though. Walls are extremely thin, you can literally hear everything your neighbor does. Absolutely terrible management, poor communication and ignored emails. Poor parking situation; not enough 'permitted' spots, lack of legal street parking. Maintenance guys are cool though. Do yourself a favor and find a better place to live.
I would have to agree with other reviews. I definitely had the same problem of multiple maintenance issues as soon as I moved in. Dishwasher not installed correctly, pipes leaking, floor peeling (they used a super cheap laminate wood flooring material), etc. While the units are attractive, it is pretty obvious that cheap materials were used and construction labor was rushed. Parking is TERRIBLE. I cannot believe they only alloted one parking space per unit, when most units are 2/3 bedroom. It's a daily struggle to find parking for a second car. Consider yourself lucky if you don't find yourself playing "parking tetris" every evening. I also regularly witness city employees giving parking tickets to everyone parked on the street...which is where this company tells us to park since the parking lot is too small. The police are also frequently here to give tickets and tow cars on the street as well.
This is a nice looking property but not a nice place to live. As other reviews have stated, the parking is atrocious and the interior noise from other apartments is super loud. You feel like you need to tiptoe as to not disturb the neighbors. Management has changed several times and the latest group is all about 25% price increases every 6 months. I lived there for a year and moved out last winter when they were going to raise the rent by over $400 a month. No discussion. Found a new place down the road that was much quieter and affordable. Can't recommend Avaya Trails or the management company.
Looks are definitely deceiving, beautiful complex on the outside but terrible once you move in. I regret moving here, and for the cost, its not worth it at all. The parking is terrible, the units were put together very fast and with very cheap material, the countertops stain very easily, the floors are hard to clean and they are starting to lift in certain areas. When we first moved into this unit there was a problem with the electrical wiring(a fuse was missing completely), which started to burn and could have started a major fire. The worst thing is the noise, the walls and floors are so thin you can hear conversations from the units surrounding you, even drawers opening, water running and every single footstep. Ive been dealing with constant noise and stomping from the people above me and I have complained multiple times but nothing gets resolved. Its so loud it wakes me up. Do not move here, its not worth the price and trust me there are many more problems than I can name, just do yourself a favor and look elsewhere.
