The King of Prussia/Norristown region lies approximately 20 miles to the north and west of Philadelphia. The extensive development that this area has gone through since the 1960's has made it a perfect place for professionals seeking worthy employment prospects, without having to resort to living in the big city.
The Valley Forge/King of Prussia area stands as a perfect example of an edge city, a situation where the most prosperity and growth can be seen less in the urban center (in this case, Philadelphia) and more in the areas on its periphery. King of Prussia/Norristown lays claim to the largest shopping mall in the United States, King of Prussia Mall, as well as many of Montgomery County's largest employers. Interstate 276 bisects the area, making it easy to commute for work or leisure.

Property Ratings at AVE King of Prussia
This is an absolutely lovely community. I took a tour here and everything is ultra modern and the staff are so kind and professional.

This place is like a kennel. incredibly noisy. Staff does nothing but smile and look cute. Really bad construction you can hear people dogs kids in apts next and above you - it's really horrible.
You can hear every footstep. Dog in the apartment above me barks constantly. The people are nice but there is little they can do. The place looks stylish but it is all superficial. It is a real problem.
The amenities and staff are very nice but nothing can make up for the paper thin walls and ceilings. Unfortunately the building was so poorly constructed you can hear EVERY single noise from other apartments. Loud enough to wake us most nights. Not worth it at all.
Upon moving in, there was a serious marijuana smell that came in through our vents on an everyday basis; times where it affected my asthma and we had to relocate to a hotel for the night. For this to be a smoke free facility, this was utterly ridiculous to have went through. But to top that off, there was an infestation of mice! Mice were tearing through the bread I had in my cabinets (we have pictures and videos) and even some mice were found dead in the utility closet they kept open just outside my apartment. Their response was for their staff to put traps down filled with peanut butter (DISGUSTING). So, the AVE staff tried their best to help accommodate us through all the chaos and we relocated to an apartment on the other side of the building. You would think our problems would be over, right? Absolutely not. This new apartment has terrible shower pressure, the toilet literally clogs almost everyday, even with the smallest amount of toilet paper, and we asked at the beginning of the move to repaint our walls. That was in September and it is currently February and still no paint job. We also noticed a weird, fishy smell in our cabinets and have to spray air freshener frequently. When we spoke to management about the issue, they claimed they did not know where it was coming from. Management also didn’t mention that a new Health Center was being constructed across from us and it wakes us up out of sleep in the morning. The walls are paper thin so you can literally hear your neighbors even with the television on. The elevators are out of service three times a week and to get to my apartment I have to walk up four flights of steps. The gym is very nice with state of the art equipment just needs to be wiped down after each day. The overall cleanliness is subpar. I always see trash on the floors, no one ever vacuums the hallways. We also have a problem with the security of the building. You need a garage key to get into the building but for the past few weeks, it seems to always be open for anybody to come in. When asking about this to one of the managers here, they replied well you need a fob to get on the elevator. That’s accurate but you can easily just go up the stairs without a fob and you have access to anybody’s apartment. We have tried to work it out over the year but it’s too many issues. This would not be a place I would rent from and I advise you not to do so, save yourself the grief; you can get this same apartment for much cheaper in the city.
