The plus is the location very close to surrounding schools, neighborhood is safe and clean area. The negatives is the turn around time of maintenance requests, honestly front staff seems to have gotten use to giving residents excuses to why things are not fixed in a timely manner. To improve they could be more specific on time frames which they avoid telling residents time frames, which is unacceptable to me because if you pay your rent on time they are receiving money so these things get done. Also the inside cabinets needs updating, they basically painted over warped cabinets and over dirty doors no cared in ensuring new residents are moving into a fully done apartment home especially if your paying for an upgraded unit.

DO NOT LIVE HERE!!! Started off strong without having AC in my unit for the first two weeks I moved in AUGUST 115F weather, (was told by maintenance guy he told the owners my unit needed a new AC unit but was ignored). Next amazing thing about this place was that they never gave me the mandatory trash can you have to use in order to use their mandatory trash vallet service, so I was charged $60 for 3 months that I was never credited for or really even got apologized to for. Cockroaches and ants were another great thing about this apartment, I only had to call for pest control 5 times in 8 months!!! The final greatest thing about my unit specifically 253, was a lingering smoke/mold smell coming from the previous owner/ the resident below this unit. It lasted the ENTIRE 8 months I lived in this apartment and management basically told me too bad and there was nothing they could do about it. All of my clothes and furniture are contaminated with the smell and literally started to make my new apartment smell too! I had to wash my clothes twice to get the smell out and as for my brand new couch, theres not much I can do to rid of the smell. When I finally moved out of this garbage complex they do anything to not get you your deposit back including a $150 charge for cleaning my clean, stain free carpet (which the pictures they showed as "proof" were literally clean) as well as a $20 fee to clean their dirty rusty old washing machine that they apparently didn't clean before I moved in and my personal favorite, a $40 cleaning toilet charge because there was an unremovable hard water stain in the toilet bowl. Like are you kidding me??? Worst apartment experience of my life and I am SO happy not to live in such a trashy place anymore. I really truly beg you to never rent from them unless you want to have a miserable experience like I did.

I had liked this apartment complex due to the location being close to stores and freeways but that is not worth it when maintenance isnt taken care of and neighbors are disruptive. I signed lease for January 2023 to March 2024 but I decided to terminate my lease early due to this smell coming from the kitchen water tank. I filed a maintenance request back in August and never had anyone respond and voiced my concern to management when i notified termination of my lease and they brushed off the comment. Would not recommend this complex.

I wanted to post pictures but I don’t honk you can on this website. Many of the apartments are falling apart on the inside. The pool is a dirty green color, maintenance cannot fix it because the work order hasn’t been approved, so for now they just leave it like that. Residents cannot enter. Parking here is horrible as well. Don’t choose a downstairs apartment, leaks from upstairs are common.any in home appliances don’t work such as washing machines and dryers. Only ones that do are the public machines that residents have to pay for. It was a great place to be, but new management changed that. Many residents here are unhappy, so I’d advise others to stay away.

Very old and outdated but affordable and in a nice area.
I have only lived here about 6 months, but I couldn't say enough great things about both the office staff and the maintenance crew. Office staff is always very friendly and helpful whenever I've had questions and maintenance staff is very professional and hard working. I really appreciate everyone here.
Aventerra gives you a really good value for the dollar. Although it is a massive complex, management does a good job of taking care of residents needs. The walls are thin and so are the floors, but the neighborhood is excellent. Overall I am fairly pleased with my choice to live here. Going on my 3rd year now.
Honest people work here and take genuine consideration for you and your living situation. There has been no issues here- only minor appliances needing to be updated- its nearly fully renovated here anyways. Maintenence is quick and effective- Sonny is the best!
Moving in was incredibly easy and the front office staff are very kind. After having a horrible experience at my last apartment complex, moving here was refreshing.

My AC was out for 8 days recently during a heat advisory. I was yelled at and hung up on by maintenance when I called it in as an emergency- my AC was blowing hot air. I was never offered a vacant apt or hotel to stay at, didn't receive updates as to when my unit would be fixed unless I called and was only given 1 portable unit for 1 room in my apt the entire time it was out. They came 4 times over the course of 8 days before my unit was up and running. The regional manager denied my request for reimbursement of fans I had to purchase because my AC was out, the day of work I missed because I had no portable unit yet and for prorated rent ( I asked for 4 of the 8 days be compensated). The property manager could care less about the residents who live here and thinks by saying sorry all the time she has done her job. I would never refer anyone to live here going forward and am sorry that I referred anyone here in the past.
Aventerra at Dobson Ranch is a great place to live! I love the location, amenities, pond, floor plan, price, and the staff! I plan to make this my home for a while.

The staff at Aventerra have been very helpful and always get back to me quickly. They made my move-in process so smooth & convenient. The property appearance is well-kept and the community itself is very quiet and peaceful. The location is also very convenient.
Honestly, everything is all good. We've been taken care of. The office/maintenance staff have been outstanding. They handle business. I like that.
Do not live here! Bait and switch from the get go. If I had the option to break my lease without penalty, I'd be gone ASAP! We couldn't be more disappointed.

I put in a service request and it was fixed the next day. Even with the whole corona virus going on. Such a friendly community and quiet.
***- Renting a full UPGRADED unit-***This has been such a disappoint ever since we moved in. At first everything seemed great, we got the full upgrade so we wouldnt have any issues and in hopes that our apartment would have nice appliances that worked. Day 1our apartment was not move in ready, the entire apartment was dirty, Could tell they made the renovations and just left the place “AS IS”with paint stains on the appliances handles were missing and couldn’t even use our washer or dryer for 2 months. Management is a joke, rude and no willingness to care or help resolve issues. I tried to speak with them for weeks telling me my apartment would be fixed, and after no resolution I went to the office and waited until Jeannette(manger at the time) had the decency to actually talk face to face with me but she had me wait for 2 hrs until the office closed and then refused to see me kept talking to me through the front office staff who ultimately said I had to leave since it’s after office hours, then threatened to call the police if I didn’t leave which would mean I was breaking my lease agreement. And could be fined.?! Construction has been going on for months!! There is no parking any where and do to the renovations they are taking up what free spaces are available, the water is always being shut off, can’t use any of amenities currently because everything’s is being “fixed” the property is so dirty the staff never cleans the common areas trash is always full and exploding to the ground. If you do read this full review I hope you reconsider and look else where. New management is still useless.
I’ve been here for 5 months and while under bridge management it was a nice place to live. Now with bh management, I hate living here. Everyday you get sometime of email of warning or “we are celebrating this stop by the office” when the office is only open 9-6 mon-fri and fours hours on the weekend. They are trying to go green but have no problem sending written notices every week. Also when they took over the pool was closed for a whole month. The staff seem like they don’t care about your life and could less if you move in. I’ve had 3 neighbors around me move out. If I didn’t have this lease. I’d move out too
Stay away from this complex. Was here too long and I could not wait to leave. Staff is horrible, parking? HA goodluck after 2 PM especially if you have 2 cars. No active security but they do have active towing that will take you car even though the apartment policy is to warn you. Never live here I'm saving you so much time, energy and money.
I am a current resident at Aventerra in dobson Ranch. My apartment flooded on Friday morning despite maintenance "fixing" the washing machine the week prior. Carpet and padding in the living room was torn up all weekend. All furniture was stuffed into the 491.5 square feet of kitchen, bathroom, and bedroom. On top of that the washing machine is still not usable all weekend. I also feel sorry for our poor downstairs neighbors who have ceiling damage thanks to the "loose hose" maintenance failed to properly fix. Hopefully they have been helped out more than I have, but I highly doubt it. We were told by maintenance it was safe for use, and by the office NOT to use it. Communication between maintenance and the office is terrible! It is currently Monday afternoon and NOTHING has been done. Front office says our washing machine was fixed today, but there was no notice left from maintenance that they entered our apartment or a rundown of the service provided. Don't even try to talk to anyone knowledgeable in the front office. Supervisors and managers are always "busy". So any manager replies saying "they value your input and invite you to come in to the office and speak to them" are straight up lies. Parking is also never available. I am currently looking in to taking legal action. Straight up don't live here!
Management has always been a little quirky, but persistence pays off. Aventerra is quickly becoming an EV-certified community. Electric vehicles cost less to drive than gas vehicles. Poor people have a right to an easement to access the EV highway and to clean the air. Soon, batteries will be recycled into house batteries. A $7500 Federal instant cash rebate is still available if you lease an EV this year with intention to buy it out. Any model new Tesla including 3 is capable of fully autonomous driving when it starts and will pay part of your car payment by giving rides when you are not using it. Maintenance associate told me that 5 EVs have been spotted in Aventerra. All the carport lights have been converted to LEDs, leaving 12 A to charge 1 EV per carport circuit. Spaces can be traded on the lease by management and tenant agreement. Charge will be about $40/mo for EVs or $20/mo for hybrids. North Laundry room has been converted to a package pickup. This leaves 8 220-V circuits to charge 8 EVs. They can use existing parking for the first 2 and add a parking lot at the existing mailbox location for the other 6. To be EV-certified, Aventerra must provide a dedicated or always available station to any resident giving notice of having title to a plug-in vehicle, or waive the break lease fees.
The apartments are old and hardly remodeled. It's easy to get maintenance to repair faults, but repairs are hardly professional. When we moved in, our apartment was NOT ready. I do not think our carpet was replaced as it was worn and frayed in multiple places. Our garbage disposal did not work, nor did our bathroom vent. Later, we discovered there are two vents that don't output much air since they are suck closed. Maintenance broke it and said it was fixed even though the vents are sill non-functional. The landscape is taken care of, that's nice. Just be careful not to walk in the grass since no one seems to understand that part of dog ownership is picking up after it. Also, I hope you like dogs or have a dog friendly one when you go out since there are several irresponsible people that let theirs off lead every outing. Their dogs run around and go up to other people and animals without command to return (the owners will argue with you if you tell them to use a leash). The pool looks nice and is great every few weeks when it's actually open or clean. The grills are always dirty or broken and people seem to believe that the pool is theirs on summer nights for parties. Loud parties. I've called in for noise complaints and nothing changes. Don't try reasoning with mgmnt. If they decide that they are going to enter your home for any reason, they won't tell you when aside from the legally required vague notice. You cannot ask for a specific time or ask to rearrange the date. Recently they have been spraying entire buildings with poison (yeah, roaches are bad here). So I hope you have time to clear your cabinets out, cover furniture, and leave your home for several hours. No negotiation. They want to do a full spray that day, so your schedule has to change. Hope you have only one ca. You get a covered spot (that sometimes other people park in and there's NOTHING you can do about it cause management is useless), and are told you may have a second car parked in an uncovered spot. There are NEVER any open. Adding to this, just expired tags and my neighbors car was towed at night with a one day warning. They paid over $300 to get their vehicle back from across town. Lastly, water. Our water is shut off for several hours at least once or twice a month for whatever reason. You get the notice via E-MAIL maybe an hour AFTER it's off. Don't expect much and keep your head low.
Ive lived here for over a year. I live on the bottom floor and you can hear every little bit of noise from upstairs (including every footstep)! There are parties every weekends and even week days?! At night you can not find parking any where and have to park on the other side of the complex. I have had multiple nights in a week where people will park all night long in my spot. The apartments wont do anything if they are not there for more than 24 hours. So, you pay for a parking spot you cant use. Its chaotic. The amenities are enticing but not peaceful or worth it to live here. I cant wait to enjoy living somewhere else.
Nice pools, workout room is really nice, and the clubhouse is nice also. Parking is horrible, never a space for company or if you have a second car. The apartments could use some serious upgrades, the floors are paper thin. You can hear every step and the floor creaks, it doesn't feel stable. Washer and dryer is in the living room in a small closet, so it's really annoying when you are watching television. One small vent in the living room, no vents in the dining area and kitchen and trust me, it's HOT in the summer months, the bedrooms and hallway stays cool but I don't want to live in my bedroom. You have a pantry but no other storage space, so storying items can be a hassle. The second floor patio is wood and you can see straight up and they can look directly down at you. Also the 2nd floor patio doesn't have an awning, so if it rains all your things are soaked, no storage on the patio. I know what to expect living in an apartment, honestly if they repaired the floors, upgrade the patio's and find a way to cool the living, dining and kitchen area, I could deal with it. Some things just aren't worth it.
My apartment complex is fantastic, I have just signed my fourth lease agreement, my rent has gone up so much since I've first moved in, but i get it, its suppose to. I don't like how fast the carpet or walls get dirty, but i believe its just due to being old. maintenance has always responded fast and management is amazing. i love my home sweet home.
The amenities are better than the apartments themselves. I really don't like the materials on the interior, they are cheap and fall apart easily. On a plus side, recently, they got an entirely new office staff and so far they seem more organized than the other ditzs they had before. Also, some of the shady maintenance workers aren't around anymore.
I have lived here for 1 1/2 years with a great team in the office and they left. A week ago ants came in through an open unused stove vent into my microwave and maintenance said they would replace my microwave. I just spoke with them and are unwilling to provide a safe working microwave and expect me to use one that was infested with ants that even their own maintenance man agreed needed to be replace. It has been one week and my faith with this new team shows me that they don't care of about the tenants at all. They are unwilling to provide a temp microwave and are trying to blame me for the ant infestation. Blame others and don't take responsibility. Don't take the chance on this one.
Lived here for over a year. This place is fantastic. Little overpriced for whats out there but they are really trying to upgrade and make the place look great. The front office is super nice. Not worth paying for the upgraded units though. Never had noises and only a few bug problems but that's because they were fixing the sewer lines. Parking does kinda suck in some parts but my apartment was right at the front by maintenence. Plenty of parking there.
I have the perfect apartment, I have the best view of the resort style swimming pool, it feels like I'm on vacation everyday. Best fitness center in the city, the clubhouse is the best place to through a party and my dog enjoys the dog bark park. I have the best location, the library is next door and I can't forget Saturday afternoon of feeding the ducks with the beautiful view of the golf course in the background. This place is great!
I have been here 2 years and its time to renew again, but will I? although buildings are painted and the pool furniture is new along with the new gas bbqs it looks nice BUT bbqs are always out of propane and knobs are broken so it doesnt work and the office doesnt fix it! they tell you there are community gatherings and a coffee bar hmm still havnt seen that! also free wifi at the pool and clubhouse hmm havnt been able to find that and the office said its not in place yet! also clubhouse is always locked! pools are filled with families who invite extended families and the kids well they never seem to find the bathroom and the pool was shut down 4 times last summer. so while the front office and clubhouse is remodled and looks lovely and they promise you they are there to help the management needs to work on that and let us use the ammenities after all rent goes up every year 55 dollars or more we should be able to use ammenities and not have them broken all the time!! they also advertise smoke free! this is NOT smoke free and I have to deal with people always tossing cigarett butts everywhere allbover the pool and all the grounds and on my front walk way the girls above me just flick them to the ground!! I have complained and management likes to turn a blind eye!! so becareful and look around! I am looking because I can get more for my rent elsewhere with a garage!! Aveterra Apt Homes could be nice but they are just to high of rent and too old, when it rains it leaks into the foundation and into your Apt!!
It is a nice place with three exceptions. Little or no windows. Patios are not covered for rain. No parking and narrow drives.
