Biltmore Park is one of Asheville’s trendiest neighborhoods. Nestled along the French Broad River next to Lake Julian and surrounded by verdant forests, Biltmore Park blends modern amenities with the beauty of the outdoors. With views of the Blue Ridge Mountains, residents can spend their time tubing, boating, fishing, or hiking. People also love Biltmore Park for its proximity to the Blue Ridge Parkway, leading to some of the country's best national parks. The neighborhood is anchored by Biltmore Park Town Square. Resembling a modern village, this commercial and cultural hub is filled with locally owned shops, restaurants, bars, and more. During the summer you’ll find locals gathering at Biltmore Park Town Square for concerts, farmers markets, and other special events. Rentals in this wooded locale are mid-range to upscale and are available in a variety of styles including houses and apartments.

Property Ratings at Aventine Asheville
This is a beautiful property. With the right management, it could be amazing. Sadly, our current property manager has spent the last year increasing rent and fees, while decreasing or eliminating property services and amenities. I understand market value. I know rent tends to increase, year to year. But in addition to that, they tack on multiple monthly fees. Fees they’ve arbitrarily increased or doubled, and added an additional fee whether we want/need it or not. As our property manager repeatedly tells us, they’re all mandatory. This is an isolated community; meaning we cannot simply walk to anything. So that makes this property's amenities a HUGE factor when choosing a place to live. I've been here 18 months and I’ve watched our current management reduce these amenities, or simply remove them. Their right to do this is outlined on page 2, section 18 of our lease, as our property manager has pointed out to us, multiple times. The most obvious example is our pool. It’s been closed since May 22, 2024. Every couple of weeks, our property manager sends us an email with a new excuse. At their current rate, I don't expect the pool to re-open this summer. Bottom line: If you value a property’s residential amenities, think twice before moving here. Our current property manager rules with an iron fist. If any amenity needs repair or cost them too much, she has the choice to: A. Repair it, or B. Close or remove it. 9 times out of 10, she’ll choose option B.

Thank you for your review and for choosing Aventine Asheville as your home! We agree, our community is such a great place, and we're thrilled that you're making the most of it.
I am a soon to be ex-resident. Rent being raised by almost $500 a month (about a 30% increase). The apartment isn't worth that amount. No improvements have been made to the apartments so not sure why such an increase. Earlier this year residents were told there was money in the budget to paint the stairs, yet that hasn't happened. The breezeways are dirty. The grass isn't mowed as often this year as it was last year. The coffee bar recently went "green", which means they no longer supply cups so that saves the management money. The complex isn't within walking distance to anything so you have to drive anywhere you want to go. My apartment overlooks the parking lots so no great view of anything. I always pay my rent on time, though automatic deductions, so it is not like I am behind and they need the extra money. There is no justification as to the rent being increased by such a drastic amount.

I have been very happy here! It has been a month and a half and no disappointments yet. The property landscaping and location are wonderful. I am very lucky to look out my windows everyday at hills and the French Broad River (my cats love it too!) That is another big plus, the Aventine is very pet friendly. In the time I have been here not one pet has been unruly or any sort of problem. Amenities are so many and much appreciated. In my personal experience, my new home is quiet, friendly neighbors, beautiful landscaping and overall property, spacious apartment and beautiful views. I recommend it highly!!

Hi there, we're so appreciative that you took the time to point out your favorite amenities, and we're glad that they're fitting all of your needs. Thank you so much for the kind review about Aventine!
The leasing office doesn't have a clue as to how to process paperwork. Multiple mistakes made. And when they know they made an error, they say they have no control over the error. TWO people gave us wrong information concerning our lease termination. The constant noise of I-26 is terrible. The lighting in the kitchen is hideous, with shadows cast everywhere. There is a mandatory fee for trash removal and residents break the rules every single day about when to put trash out but nothing is enforced. Smoking is permitted and the stairways are littered with butts. When it snowed 11" they didn't shovel and you took your life into your hands getting the mail because it was all iced over. We both have super short hair but the tub and sinks have been clogged multiple times. There are issues with the kitchen sink and garbage disposal too.
Ii absolutely love the apartment complex which is like a resort. In fact, my granddaughter calls it my hotel because that is what it is like: the pool, the fitness center, the lounge area and outdoor fireplace are all special. The staff is great and helpful on all accounts. There are a few changes I would have liked to see in the apartment interior like bigger rooms and one stall walk-in shower in at least the master bath. But overall I am very happy here . Even the other building residents make this a special place. We even have a garden with fresh produce!
